HAPPY NEW YEAR EVERYONE!!!! 2015 was a fantastic year for Real Estate in the MANCHESTER NH Real Estate Market. The year started with New England buried under snow measured in feet. Spring time brought one of the busiest spring markets we had seen in a decade. Things only heated up during the summer with a continued buying frenzy. Fall saw an increase in homes come on the market and a steady flow of buyers. November and December of 2015 were the busies we had seen in 30 years.

A distinct difference began to show itself as some homes would sell in days … (27 comments)

One of the increasing questions is: What is happening with the Condominium Market this year in the CONCORD NH area? Should property owners thinking of selling, list their homes for sale now? Should Buyers buy multi family homes now or wait? Our market as seen values start to rise with a steady flow of buyers and a slight shortage of homes currently listed on the market. nh: Should you Hire a Buyer Agent to LIST your home? - 09/29/15 11:12 PM
A Home Owner told me they were hiring an Exclusive Buyer agent to list their home because they have more buyers. Today there was a Q and A who would make the best listing agent. Just when  Manchester NH area Home Owners think they can not be more confused, this question comes up.  The answer though is an easy one when you define what the Job of the listing agent is. The Listing Agents job is to attract buyers to your home and get it sold at the best price possible in the quickest amount of time. A Buyer agent may seem to have … (14 comments)

nh: Does a Home Buyer need to attend the Appraisal? - 09/20/15 10:48 PM
Should a Buyer be present when the appraisal is completed? Recently a Buyer Agent insisted thet they and their buyer attend the appraisal. Perhaps they have never attended an appraisal, but it is not usually something the buyer or their agent attend. The appraiser will not answer questions from the buyer and will not give any insight to the value until the appraisal is compete. It is my opinion the only person that must attend the appraisal is the listing agent.

It is the Listing Agents job to inform the appraiser of the upgrades, amenities and things that add value to the … (20 comments)

nh: Will Last Nights Presidential Debates have any affect on Real Estate? - 09/16/15 10:15 PM
What affect will last nights Presidential Debates have on the Real Estate Market? Well, perhaps none... However consumer confidence sure will, and hope is what many consumers are looking for. CNN may have blown an opportunity to have the candidates answer thoughtful questions of what the American public wants to hear. No one, except for CNN and maybe Hillary wanted to hear an hour of loaded questions trying to get the candidate's to attack each other, bicker and well act worse than children.

What do the debates have to do with Real Estate you ask? Many home buyers and sellers ask what the future of … (24 comments)

nh: How do you know if a Home is OVERPRICED? - 07/31/15 11:21 AM
I got a call from a Manchester NH area Home Owner who asked if I could tell her how to tell if a home is Over priced. I asked her if her home was for sale and she said yes. I asked her the address and I looked it up in MLS. There it was plain as day with the gleaming picture of a room, not sure what room, as it was so dark. I clicked on it and know the neighborhood, actually even know the home. Yes it is on the high end of the market but being over priced may only … (33 comments)

nh: Is it EASIER to find a Buyer or Get the Sale to CLOSE? - 07/15/15 07:10 AM
What is EASIER? Finding a Buyer? or Getting the sale to close? I must say some days it is easier to find a buyer willing to purchase the home than the ease of getting it to close. New banking rules, new federal laws, new appraisal rules all work together to make it harder to get the sale closed.

Today I had a Home Seller who was trying to sell their home themselves. In the last 4 months they have had their home under contract 4 times and 4 times the sale fell through. They wanted to hire me to get the home … (26 comments)
