What happens to Real Estate on the weekend? Where are all the agents? Just a couple of questions I was asking myself after getting repeated inquiries direct from buyers and trying to set up appointments this weekend. Unanswered phones, messages and emails not returned or replied to... I just do not get it. 
With a cash buyer ready, willing and able to make an offer at asking price with no contingencies on a condo, the listing agent was no where to be found.

When a Home Owner calls and tells me they want to FIRE their Manchester NH area Listing Agent because they have NO CLUE how to negotiate a Short Sale, I was not surprised. They filled me in with their situation and said they had waited over 6 months with no answer. With one phone call to check the status, the file had been rejected as incomplete 5 months ago. So the agent had not contacted anyone in 5 months for an update?

"Why would you spend so much time blogging, shouldn't you use that time selling Real Estate?" I was asked by another agent yesterday right in front of my seller. Before I could answer my seller looks at this agent and blurts out "Why doesn't anyone with your big company answer their phone? There is a new trend in REO Sales that has Buyers asking "Do some Bank Owned Homes FOR SALE in the Manchester NH really include the tenants? Unless the Listing price says "FIRM", it is only an "ASKING PRICE." Home Sellers use various formulas and advice to price homes and which is right and which is wrong is proven how quick the home sells or does not sell.

There is a new "storm" over taking the sale of Bank Owned Homes. It is named Auction.com . When showing a home to my Buyer in the Manchester NH area, the seller who was there turned and asked me "When do I have to be out of the house when it sells?. The odd part was it is not my listing.
