I do not need my own Buyer Broker, all I have to do is make a GOOD offer boasts a buyer yesterday.  They then turn to me and blurt out "So what is a GOOD offer anyway?" These first time Buyers had no experience with buying and loaded with bad advice, were not going to listen to anyone. They had a plan and they were going to follow through with it.

Whether you are Buying or Selling a home, there are certain words or phrases that can stop a conversation, bring silence to a stadium and strikes fear to the agents involved. A local Home Owner saw on TV that they should be present at EVERY Home Showing. A Manchester NH area Listing expired and the Seller while interviewing myself as their new listing agent, said they would only give the listing to an agent who allowed them to be at every showing. Would you take the listing?

I had a Buyer who refused to even see a dark Blue colored home? Can the color of a home really keep buyers from looking at it? There is a neighborhood of newer homes here in Manchester NH, all Colonial style homes with 2 car garages. Same size, same age, same layouts and built by teh same builder. The only thing that makes a home different than another is if the owner painted it after they purchased it.

Should a Seller Wait for a certain number of offers before accepting one?Once again upon a buyer making an offer, a seller and their agent responded by saying "they are waiting for a couple of more offers before answering them."
 
To be blunt, What is wrong with some people to use such a bad plan when selling your home. Every Home Seller would love to have a bidding war on their home, however it takes a certain type of home and having it under priced to draw multiple offers over asking price.

How do you know if you can get a mortgage? Most Buyers are not sure where to start. There is a right way and a wrong way to start the mortgage process though. 
There is not many days that go by here in Manchester NH where a potential buyer does not email or call asking me if they can get a mortgage. Normally is starts with "my credit score is xxx, can i get a mortgage?" Must a Buyer be pre-approved for a mortgage before they can view homes for Sale? When I tell you they may not have to be "Pre-approved" but must be "Pre-qualified" many may scratch their heads asking what is the difference. Getting pre-qualified is a process usually done over the phone where the buyer tells the loan officer how much they make, what their expenses are and gives permission to pull their credit obtaining their credit score.
 
For most Sellers and listing agents being pre-qualified is an absolute must before a buyer can get into to see a home for sale.

Should a Home Buyer see a certain amount of homes before choosing one of them to make an offer on? When showing my listings yesterday to a Buyer and their agent, the buyer was very excited, they loved the home and asked about making an offer. Their agent told them "they should wait until they see a few more homes before making an offer."
