Is there a rule about where one can and can not list a home for a specific neighborhood? After a recent new listing an agent stopped by as I was taking pictures and told me I should sign the listing over to them as they sell all the homes in this area. When the phone rings and it is a seller of a home who is listed with one of those big national companies calls me to ask for feedback on a Showing for one of my buyers I was a little more than puzzled. Should a Buyer and their agent even be trying to get a Home Seller to Lower the asking price of a home For Sale? My advice is NEVER base your offer on an asking price. Then get a new Buyer Agent. The Buyer Broker should assist the buyer in determining what the market value is in "Today's Market" then base your offer on that. You do not know other wise if the home is priced AT market value. If it is priced way below market value already to attract more offers or is priced way over market value.

How do you know if a a SHORT SALE is for you? One local home owner was confused, listing their home with another agent as a short sale even though they owed less than the house was worth. They were in Foreclosure and going about it the wrong way. Even though the economy is improving in some areas. Even though the housing market has recovered in other markets, there are still Home Owners who are behind in their mortgages due to many valid reasons. Whether it be job loss, sickness, divorce or another hardship, there is help out there for these home owners.
