sell: Should a BUYER be using an ADJUSTABLE Mortgage when buying today? - 05/16/13 06:03 AM
WHY on earth would any Buyer want to use a ARM "Adjustable Rate Mortgage" when Buying A Buyer a Home in the Manchester NH area? With today's 30 year fixed rate at approximate 3.625%. Some buyers are looking at the introductory or starting rate and not understanding what an ARM is.  For those who do not pay attention to history, are doomed to repeat it. Today's 5/1 ARM rate is at 2.375%. The rate itself is very enticing. However i am seeing many buyers who do not know what an ARM is, as well as have been taught how it works and … (10 comments)

sell: HOW do you write an Offer on a home For Sale that will be accepted? - 05/15/13 06:10 AM
A Buyer started screaming at me WHY their offer was rejected? Here in the Manchester NH area, it is common to get multiple offers on new listings. Those Buyers who are not following a "proper Buying procedure" may find them self in this situation over and over. Some buyers are choosing to make offers that are too low. Others are adding too many contingencies. Others are not getting pre-qualified and some are choosing Buyer agents who are not providing proper guidance.
The most important part of Buying is to hire a Buyer Broker who will provide REAL guidance through each step of the … (12 comments)

sell: WHY do I need a FOR SALE SIGN in my Front Lawn? - 05/14/13 06:31 AM
A Home Seller insisted on NOT Letting the "World" know their Home was FOR SALE by placing a Yard sign in their front yard on a new listing in the Manchester NH area. They were more than stuck on the premise that a lawn Sign that stated the home was For Sale would let all their neighbors know his home was For Sale.
YES it will I replied, but isn't that the point. When placing your home for sale, you want everyone to know. That is how you attract potential Buyers.
Nearly all buyers will drive through neighborhoods and choose which … (6 comments)

sell: How do I SELL my Home if I am getting divorced? - 05/13/13 07:55 AM
Selling a home because of a divorce is actually common but can be a stressful part of peoples lives. Here in the Manchester NH area, a recent call by someone looking for assistance was very emotional.  There are alot of questions and concerns by both parties. One question was if I was a "Divorce specialist" and the simple answer is no. Each case is different and for anyone to make such a claim may not be able to be backed up.
I assured the home owner that was patient, compassionate and a self proclaimed expert in getting homes sold.

sell: Can you FIRE a SHORT SALE Agent in the middle of a Short Sale? - 05/12/13 05:06 PM
When a Home Owner calls and tells me they want to FIRE their Manchester NH area Listing Agent because they have NO CLUE how to negotiate a Short Sale, I was not surprised. They filled me in with their situation and said they had waited over 6 months with no answer. With one phone call to check the status, the file had been rejected as incomplete 5 months ago. So the agent had not contacted anyone in 5 months for an update?
The largest problem I see everyday is Home Owners do not really know what a Short Sale or how it … (7 comments)

sell: Seller DEMANDS to know why they did not get MULTIPLE OFFERS? - 05/11/13 06:33 AM
Is it normal for a Home Seller that only gets 1 offer to be so furious. Here in the Manchester NH area overall there are less homes For sale and a steady supply of buyers but not all homes are getting multiple offers. Home owners are demanding why.
Basically the amount of Buyers attracted to any property depends on neighborhood, style, size, condition and ultimately price.
Investors still make up a majority of buyers but are holding out for the lowest prices.
Owner Occupied Buyers are often using FHA which mandates the home be in good condition to pass the FHA appraisal.

sell: WHY is it that every Home is SOLD before I get to see it? - 05/10/13 05:30 AM
Buyers are getting restless and are demanding answers. A Buyer called looking to hire a BUYER BROKER who was looking to purchase a Home in the Manchester NH area called and did just that. They said they wanted the BEST Agent who would work hard for them. They needed to buy a home right away. They have tried other agents and has not had very good luck.
There problem is actually common as the amount of homes for sale has reduced while sales of steadily increased. Buyers are losing out on their dream homes as they wait too long, make bad offers … (11 comments)

sell: I BET you have never seen a MLS PHOTO like this one? - 05/09/13 06:07 AM
You need to see it to believe it, A Home Seller in the Manchester NH area was asking if they could hire me as their new listing agent on a property that expired becuase their home had not sold and was not marketed properly. This morning another Home Owner had posted a link with on of the craziest picture as the front picture I have ever seen. They asked if this was grounds on replacing the Listing Agent. Picture and link courtesy of Trulia. I have attached a link to the ad so you all can see.

The key fact is this is unacceptable. … (28 comments)

sell: It's on the INTERNET so It must be TRUE-How Google affects real Estate - 05/08/13 06:15 AM
There are many homes that did not sell over the winter here in the Manchester NH area. Those Home owners have seen many of their neighbors homes SELLING and wonder why. They are  reaching out to the Agents whose listings have sold and are asking why. The one common thread I have heard from the sellers whose homes have not SOLD, is they started their search for a Listing Agent online. It was on a search site such as google or similar type of site.
When a Seller said to me "I choose my agent from the internet, it said … (6 comments)

sell: When Buying a NEW HOME-Do you save money by buying your own fixtures? - 05/07/13 05:17 AM
A Buyer looking to BUY a NEW CONSTRUCTION Home in the Manchester NH area, called asking if they would be able to save money if they furnished the plumbing fixtures, light fixtures and the pre-finished hardwood flooring. I was a little puzzled and asked if they were looking to purchase or if they had already placed a home under contract? Unfortunately for them they already placed a home under contract and were having problems finding these items at what little the builder credited them for getting these supplies.
I wanted to share this story with you as a CLASSIC EXAMPLE of … (12 comments)

sell: Can a Buyer get out of a contract if they find a better home to buy? - 05/06/13 05:46 AM
A Buyer called looking to hire a BUYER BROKER who was looking to purchase a Home in the Manchester NH area. They said they wanted the BEST Agent who would work hard for them. They needed to buy a home right away, they are pre-qualified, they have nothing to sell and have a large down payment to put down. Their key question was "If once they found a home, made an offer, got it accepted... if I was willing to assist them in GETTING OUT of that contract if a BETTER HOME came on the market that they wanted more."  Simply … (51 comments)

sell: WHY should I get Pre-qualified? I have not found a home yet - 05/05/13 06:05 AM
With an increase in Buyers looking to purchase Homes in the Manchester NH area comes in increase in questions. When a Buyer yesterday working with another Buyer Agent argued that they should not have to meet with a Loan Officer yet as they had not had an offer accepted yet, it leads me to believe they are not being guided properly. They soon learned they could not even submit an offer without a pre-qualification letter. Early last night came a call and an apology. This Buyer was so firm in their beliefs because they chose an agent who was not providing … (13 comments)

sell: Is anyone even reading my Active Rain Blogs? - 05/03/13 05:54 AM
"Why would you spend so much time blogging, shouldn't you use that time selling Real Estate?" I was asked by another agent yesterday right in front of my seller. Before I could answer my seller looks at this agent and blurts out "Why doesn't anyone with your big company answer their phone? If they did, I may have listed with you. instead i found Mr. Godzyk by reading his blog and it was the BEST decision i made.
I could not have answered it better. I take pride in everything I do and writing a blog is not just a second … (52 comments)

sell: If it seems to good-it probabaly is when LISTING your home FOR SALE - 05/01/13 05:22 AM
Everyone Loves promises of a quick sale, a sales price higher than all other homes are selling for to list your home now so you do not miss out. The Reality is many homes in the Manchester NH area do not sell when listed because these promises just do not come true. Yesterday I discussed short cuts in Real Estate and received a variety of responses. Do you take SHORT CUTS? One of my favorite bloggers Chris Ann Cleeland inspired this title.
Promises can come in the form of "The biggest" or the self proclaimed "Best". In Life we all know deep down … (5 comments)

sell: Do you take SHORT CUTS? - 04/30/13 05:41 AM
Are SHORT CUTS ever a good thing in Real Estate. While Listing, Showing and Selling many homes in the Manchester NH area I come across alot of people taking short cuts. There are many types of short cuts such as seen with Home sellers trying to sell their home very fast. Buyers try short cuts to get them their dream home. Some Real Estate Agents take short cuts to save time.
The only short cut that is acceptable to me is when I can drive to one place from another and save time. Anyone who who takes short cuts while … (17 comments)

sell: WHY would I want to get Pre-QUALIFIED before Looking for a home? - 04/29/13 05:59 AM
Weekends are a busy time for calls from Buyers Ready looking to purchase Homes in the Manchester NH area. When one Buyer yesterday balked when I asked her if she had been pre-qualified for a mortgage, she went off on a rant why in the world she would want to do that before she finds a home.   Simply put, it is one of the top 2 steps when buying a home. As a buyer she should know if she is qualified to even get a mortgage, what price range she should be shopping in and depending ion the type of mortgage, … (6 comments)

sell: Are Real Estate Agents ALLOWED to go on VACATION? - 04/28/13 06:41 AM
A Home Seller made a statement yesterday, that Real Estate Agents should not be able to go on vacation, they need to be there 7 days a week and 24 hours a day. in this case this Manchester NH area Seller however is listed with another agent which is not with my company. Having returned from a short time off for School Vacation, I paused before answering this Seller.
The Home Owner's frustration is not with me, but their own agent who has been difficult to get answers from and basically not there to support or guide them.

sell: When is a CASH Offer not really a CASH OFFER? - 04/27/13 05:10 AM
With an increase in Buyers looking to Buy and a decrease in the amount of Homes FOR SALE in the Manchester NH area, Buyers are looking for every edge they can to get their offers to stand out. We all know CASH IS KING so buyers are making cash offers on Homes to make their offer seem like the BEST offer on the table.
What is the problem then you ask. The problem is many of these offers, especially from investors are written as CASH, they do not have a MORTGAGE CONTINGENCY, however they do not have the cash to … (16 comments)

sell: WHY are mistakes still being made on SHORT SALES that cause rejection? - 04/26/13 05:27 AM
How is it possible that SHORT SALES here in The Manchester NH area are still being done incorrectly. The 2 Leading issues are agents who STILL do not know how to list, negotiate or sell Short sales and Home Owners that hire them. When choosing someone to sell their home through a short sale, many home owners rush into listing with the first or biggest agent only to be disappointed.
As a Home owner you have to know you have choices.
All agents are not created equal and when it comes to SHORT SALES, You can afford to choose wrong,The TOP … (11 comments)
