Have you seen various pictures on the web that start with "FAIL or EPIC FAIL"? They usually show someone falling, crashing or doing something so wrong it is labeled a "fail". It is then usually followed by uncontrollable laughter by the person looking at or reading it. Well this morning I have an "EPIC FAILURE" to report however it is not funny any longer. It has to do with SHORT SALES. At this point in our Industry you would think agents are educated what a Short Sale is. I do not know what is worse, a SHORT SALE in the Manchester NH area that is priced WAY below market value or the offers BUYERS want to place on these listings. It creates a "CIRCLE OF FAILURE". You must be asking yourself why am I being so tough on Short Sales this morning? Because... There was alot of confusion with Manchester NH Home Buyers with the risks involving buying a SHORT SALE, FORECLOSURE or BANK OWNED HOME? With different information coming from so many sources questions on these types of properties continue to rise. I am happy to report that the most risk is with auctions which most buyers are not using tio purchase these types of properties. For the average owner Occupied Buyer there is plenty of protection available to you for a seamless purchase.

Yesterday I lit up the Blogsphere with a blog titled HEY Short Sale Seller - GET OUT!!!! of our new home... It lit up my inbox with emails from Home Sellers asking for help. This time the overwelming question is WHAT IS THE RIGHT WAY TO GET MY HOME SOLD THROUGH A SHORT SALE. So many write that they read the warnings from other sellers but still just do not understand. I had the best question at 10pm last night as a buyer called to ask me WHY SHORT SALES take so long, WHY do so many Buyers want to Buy them? It is actually a great question and one I ponder often. The two problems with the 1st one starting with the SELLER when they list their Short Sales with an inexperienced and some times with out of town or even out of state Listing Agents. The 2nd problem is that most Buyers DO NOT know what a short sale is or what the process involves.

I have been receiving a great deal of questions from Buyers that want to know why more people who are facing FORECLOSURE do not place their homes "For Sale" before the Bank takes it. It is a great question. From my experience the three most common reasons would be (1) The Home Owner probabily owes more than their house was worth in today's market and (2) Too many home owners either give up and just move out or (3) The Home Owner waits too long to get help and the Bank sets a Foreclosure Auction Date. One problem with short sales is when the home is in a HOA (Home Owners Association) which is more commonly known in NH as a Condominium or a PUD (Planned unit developement). When the seller is not paying the HOA or Condo fees. The HOA can shut off or deny services, pull parking permits, deny use of the pool and restrict access.
