short sale: A Short Sale FAILURE that everyone can learn from. Do NOT Laugh!!! - 09/24/12 06:05 AM
Have you seen various pictures on the web that start with "FAIL or EPIC FAIL"? They usually show someone falling, crashing or doing something so wrong it is labeled a "fail". It is then usually followed by uncontrollable laughter by the person looking at or reading it. Well this morning I have an "EPIC FAILURE" to report however it is not funny any longer.
It has to do with SHORT SALES. At this point in our Industry you would think agents are educated what a Short Sale is. You would then think their companies or even on their own they have … (23 comments)

short sale: HOW did you come up with that price you offered on a SHORT SALE? - 07/10/12 06:22 AM
I do not know what is worse, a SHORT SALE in the Manchester NH area that is priced WAY below market value or the offers BUYERS want to place on these listings. It creates a "CIRCLE OF FAILURE". You must be asking yourself why am I being so tough on Short Sales this morning? Because... Home Owners may not even know their choice of a Short Sale Listing Agent may have just doomed their Short Sale becuase that agent has PRICED THE HOME TOO LOW....
Despite what people think the bank will spend some time and money to determine what the … (14 comments)

short sale: A Monkey could sell a new Listing when you price it low Enough. - 06/28/12 07:28 AM
Well maybe not a Monkey but I needed a catchy title. How easy is it really to sell a new Listing Today? Here on AR I start the day everyday by reading my favorite selection of blogs that offer some of the best advice and reading available. Yesterday my favorite marketing guru Barbara Todaro wrote a blog Price It To Sell And MLS Is The Only Marketing Needed... The basic premise was "price cures all problems". Her blog starts a great conversation where sure it is true that despite a bad location or home needing tons of work, if you price it low enough it will sell. She is … (36 comments)

short sale: Can a SHORT SALE fit into your pocket? - 06/23/12 05:23 AM
Can a SHORT SALE fit into your pocket? A increasing trend not only in the Manchester NH area but around the country is for some agents to take a short sale Listing but NOT place it in MLS. Although it is not the true definition of a pocket listing, it is in the family of them. For those who do not know what a "Pocket Listing" is, it is when a seller may not want to place a home on the open market for various reasons but if the right buyer comes along at the right price, they would sell.

short sale: WHY wont you respond to an OFFER yelled the Buyer agent? - 06/14/12 06:25 AM
WHY wont you reply to my offer yelled the Buyer Agent? As a leading Listing Agent of Bank Owned homes in the Manchester NH area, I get to see some interesting things. Whether it is a Bank owned Home, a home in Foreclosure or a Short Sale, offers are all handled similar. The key question is when is an offer a VALID offer. This week I received offers via email, not attached to an email... just emailed I will pay xxx amount and close quickly. Nothing else, no buyers name, no signatures, no deposit amount, no check no nothing..... I have also … (6 comments)

short sale: Do you get a clean title when BUYING A SHORT SALE or BANK OWNED HOME? - 06/13/12 02:09 PM
There was alot of confusion with Manchester NH Home Buyers with the risks involving buying a SHORT SALE, FORECLOSURE or BANK OWNED HOME? With different information coming from so many sources questions on these types of properties continue to rise. I am happy to report that the most risk is with auctions which most buyers are not using tio purchase these types of properties. For the average owner Occupied Buyer there is plenty of protection available to you for a seamless purchase.

HOW DO I KNOW THE DEED IS CLEAN?:  The most common protection is a through a TITLE SEARCH. … (23 comments)

short sale: You Can't handle the Truth about SHORT SALES. - 06/12/12 05:19 AM
Yesterday I lit up the Blogsphere with a blog titled HEY Short Sale Seller - GET OUT!!!! of our new home... It lit up my inbox with emails from Home Sellers asking for help. This time the overwelming question is WHAT IS THE RIGHT WAY TO GET MY HOME SOLD THROUGH A SHORT SALE. So many write that they read the warnings from other sellers but still just do not understand. Most Home owners saw a flashy ad on TV and rushed into listing becuase they thought bigger was better. I am sorry to report everything you see on TV is not always … (20 comments)

short sale: HEY Short Sale Seller - GET OUT!!!! of our new home... - 06/11/12 05:50 AM
Short Sales can pose some interesting questions. If all the challenges are met and the short sale gets approval from the home owners lender, the biggest challenge could be yet to come. I work with alot of Short Sales and Bank Owned homes here in the Manchester NH area so I have seen a troubling pattern. This blog is inspired by a question from a buyer looking for help. For them it was too late for my help as they made an offer on a short sale with no buyer broker and an out of town listing agent they never met. … (73 comments)

short sale: HOW DO YOU KNOW? The life in the day of a REO Agent part 1: Q & A - 06/09/12 06:01 AM
Friday was one of the busiest days for Real Estate this year in the Manchester NH area . I had an Asset Manager visiting me in New Hampshire to check on their Bank Owned Homes and I had previously set up appointments to hire a couple of new agents. The asset manager wanted to shadow me through my duties from valuation, preservation and sales. The question they kept asking was "How do you know?" To set the stage I perform many duties for banks, much more than the average REO agent but, is the reason I get so many listings... is from going the extra … (6 comments)

short sale: The Best TIPS when Buying A SHORT SALE - The Right Way vs Wrong Way - 05/27/12 05:25 AM
With SHORT SALES making up a good percentage of Listings, Buyers and even their agents are very confused on the "Right Way" on how to buy one. Most agents run the other way where it does not have to be that way. The problem starts when Home Owners have chosen the "wrong" agent to handle the sale. Buyers are affected as their purchase is usually rejected when the Listing Agent can not get the sale approved. Now with that said there are some WELL Experienced agents Listing Short Sales and getting them approved fairly quickly. You as the buyer can take some … (7 comments)

short sale: It's time for some TOUGH TALK on SHORT SALES - Your unexperience could lead to FORECLOSURE - 04/05/12 06:44 AM
I had a call yesterday from a local agent who needed some tips in negotiating a Short Sale here in the area. From the questions they were asking it was obvious they may not even know what a short sale is nevermind know how to negotiate it. I represent quite a few Home Owners in and around the Manchester NH area who need help to sell their home through a short sale. I also represent Buyers looking to purchase Short Sales so I have been on both sides of the transaction. The one thing that remains the same is the chance … (5 comments)

short sale: If SHORT SALES take so long, WHY do so many Buyers want to Buy them? - 04/04/12 05:38 AM
I had the best question at 10pm last night as a buyer called to ask me WHY SHORT SALES take so long, WHY do so many Buyers want to Buy them?  It is actually a great question and one I ponder often. The two problems with the 1st one starting with the SELLER when they list their Short Sales with an inexperienced and some times with out of town or even out of state Listing Agents. The 2nd problem is that most Buyers DO NOT know what a short sale is or what the process involves.

I represent quite a few Home Owners in and around … (18 comments)

short sale: Principal Reductions at Bank of America - - 03/21/12 05:34 AM
There is some wonderful information and links for those who have mortgages through Bank of America. Despite the length of time it has taken, I admire Bank of America for reaching out to those in need of help. Please use these links if you are in need of assistance. For those who have no ability to pay, you can avoid foreclosure by selling your home through a short sale. In most cases the short sale will not cost you anything. Please feel free to contact me if you live in NH and have question regarding short sales.

short sale: WARNING - Short Sale ahead... - 03/14/12 06:07 AM
Despite the fact that it is well known that the "secret to sucess" when it comes to a SHORT SALE is to use a Local Agent that is "Well Experienced" in Listing, Negotiating and Selling Short Sales. Home Owners are still being sucked in by flashy ads from "Out of town/State" agents that in a lot of cases are resulting in a lack of service and Rejected Short Sales. Most people in the industry agree that Short Sales will continue to be a large part of our market for at least the next year. I work on a lot of Short Sales both as a … (16 comments)

short sale: Why don't Home Owners just sell their homes before they get Foreclosed? - 01/28/12 09:25 AM
I have been receiving a great deal of questions from Buyers that want to know why more people who are facing FORECLOSURE do not place their homes "For Sale" before the Bank takes it. It is a great question. From my experience the three most common reasons would be (1) The Home Owner probabily owes more than their house was worth in today's market and (2) Too many home owners either give up and just move out or (3) The Home Owner waits too long to get help and the Bank sets a Foreclosure Auction Date.
If you are a Home Owner and Owe … (10 comments)

short sale: SHORT SALES vs BANK OWNED HOMES - Which one is a Better Buy? - 01/25/12 09:56 AM
Some of the Greatest opportunities to purchase a home these days at "The Best Prices" are either a SHORT SALE or a BANK OWNED HOME also known as a FORECLOSURE. Each has a distinct set of advnatgaes and disadvantages with themselves and over each other. Here in the Manchester NH area it is one of the most common questions from Buyers "Which one is best for me?"
As the Real Estate market continues to strengthen across the county, the amount of buyers is rising and the amount of homes on the market is declining. This means buyers have less time to ponder and … (10 comments)

short sale: Not Paying Your HOA Fees Is The #1 Killer of Short Sales and Deed In Lieu - 01/25/12 08:57 AM
One problem with short sales is when the home is in a HOA (Home Owners Association) which is more commonly known in NH as a Condominium or a PUD (Planned unit developement). When the seller is not paying the HOA or Condo fees. The HOA can shut off or deny services, pull parking permits, deny use of the pool and restrict access. As a leading Listing agent of Short Sales in NH it is important to me to educate my sellers regarding these potential issues. Please check out the further consequences in this well written post by Nestor and Katerina which … (0 comments)

short sale: How do you avoid a "Denial" when Buying a SHORT SALE? - 01/20/12 09:53 AM
When it comes to Short Sales most can agree that rejection often comes from a short sale that was not submitted correctly and or a lack of attention during negotiations. In yesterday's blog  Who is to Blame with our SHORT SALE CRISIS? I concentrated on the top reasons Short Sales get rejected and what a Home owner and Listing Agent can do about it. As a leading Listing agent of both Short Sales and Foreclosures here in the Manchester NH area, most bank owned homes became that becuase of a failed short sale. Today I look at it from The Buyers point of … (2 comments)
