I work for a number of different banks and asset management companies, but one has done something disturbing. First they went from assigning them to agents who were doing a good job to a mass email broadcast where the 1st person to click accept, gets it... that is not the disturbing part, just frustrating after years of loyal work. Then they reduced their fees to a sliding scale where some start at $15 for a drive by BPO up to $35. Interior BPO's are $45. This is 1/2 of what most banks start at for BPO's.For me that does not pay for the gas to (13 comments)

One of the harder hit segments of the market has been condominiums. It is very common to get questions: WHAT IS HAPPENING WITH THE SALE OF CONDOS? and Why hasn't me condo sold yet?Market condition from area to area are different. Here in Manchester New Hampshire there is a good demand for condos. Condos that are priced right are selling. Right now there are 2 factors. Prices on single families are as low as many condos. Some buyers are choosing single families over condos. The 2nd factor is banks are not loaning as freely on condos, this is hampering condo sales to people (4 comments)

Foreclosure numbers in New Hampshire dropped 4.1% to 2102 for jan. 1, 2011 to June 30, 2011 based on the first half of 2010. The month of June 2011 saw 343 foreclosures compared to June 2010 which saw 377 according to the Registry review. However looking at the year as a whole 2011 is gearing up to hit the 4000 mark where 2010 had 4006 in a year that saw a halt to foreclsoures for 2 months while they worked on foreclosure reviews.Hillsborough county actually saw a rise in foreclosures to 103 compared to only 100 in 2010If you are behind in (2 comments)

The debate of whether a listing agent should be at all showings or should not is a long and lengthy one. Today i had an interesting debate with another Broker. i have a listing that is vacant, not bank owned in which the seller mandates me being there for all showings. This Buyer Broker did not want me present at the showing, he said it was useless that i be there and they were not showing it if i was there. I said that is fine, my seller made me sign that i would be there, it was a deciding factor (12 comments)

On Friday it was announced through Reuters that THE DELINQUENCY RATE OF US MORTGAGES FELL SHARPLY IN THE 1ST QUARTER reaching the lowest level since 2009.The US Mortgage Bankers Association 8.1% if US loands were seriously delinquint which was 50 basis points (1/2 a percent for layman) than fourth quarter 2010 and 144 basis points (1.44%) lower than the same period a year earlier (2010)It was the 5th straight quarter of declines in the delinquincy rate. Could you cut your fossil fuel use by 25%?Well the Governor of New Hampshire thinks it's state agencies can, so why cant we all?An executive order in 2005 ordered all state agencies to cut fossil fuel use 10%, the agencies exceeded that goal by cutting back 16% which saved the state 3 million dollars. (just imagine the larger states... they could multilply this by 2,5,10 times this amount)This time the Governor's executive order sets the goal of reducing fossil fuel useage by 25%.The only problem i have... is he set a goal fo 2025, why so late? why not sooner?Which leads (4 comments)

Here it is nearing the end of March and there are no signs of spring to be found. A week before the official start of spring the weather spiked up to 60 for St Patrick's Day and then 70 the following day only to be followed by a swift cool down and a return to winter. For that week the signs of a spring market arose out of one of the most punishing winters in years. The snow was melting, i could see the lawn, the flowers were poking through the frozen earth, the Robins arrived and buyers other than investors were filling up (5 comments)

All the buyers have the same goal which is to get the best possible deal as prices stabilize and start heading up as we come out of recession.The simple answer is iIt clearly depends on the amount of time you have to purchase and if you have the patience to be able to wait out a short sale. You should never base your offer on a percentage off an asking price. You do not know if that asking price is at market value, if it is priced way above market value and your percentage off may be too low or the asking price is already below market value and your offer would be way to low. The comment asked me to think of the pain the family and kids felt because of the foreclsoure. I wrote a response to them while keeping this in the back of mind.
