time: Are BANKS being TOO STRICT with underwriting guidelines for a MORTGAGE - 04/20/13 05:30 AM
I am finding there is many Buyers Ready and willing to purchase Homes in the Manchester NH area, however it is the "ABLE" part that is holding them back. With ULTRA LOW Interest Rates, Buyers want to take advantage of the increased Buying Power. The banks however, are being over conservative when looking at their mortgage applications. Do you think the BANKS are being "too strict" with their underwriting guidelines today?
Many of the new rules and regulations are for the protection of the public but more for the banks themselves. Typically good credit and a good savings for a down … (21 comments)

time: What should I offer so that the Seller ACCEPTS it? - 01/21/13 07:28 AM
Is there a secret to getting a Buyers Offer accepted? That is the question being asked by Home Buyers in the Manchester area nearly every day? To those Buyers taking the time to hire a Buyer Broker who is willing and able to stand by their buyers through each step of the buying process and guide them though the purchase, there is no secret as many of their offers are getting accepted.
Apparently there is a secret though which some Buyers have not yet learned. The key is for Buyers to make BETTER Offers. Making a better offer starts when a Buyer accepts … (14 comments)

time: WHY did you SELL that Home before I got to look at it? - 01/19/13 06:05 AM
The best way to start a Saturday is answering the phone when the caller asks "WHY did you SELL that Home before I got to look at it?" Well Mrs. Buyer maybe because you never called me to see it. Maybe you took too long to decide to see it. Well I was still thinking of a polite but witty answer the callers stated that their Buyer broker only gave her the address last night so it can not be sold. Well Mrs Buyer the home actually came on the market on Wednesday and was under contract within 4 hours. Mrs. buyer it appears you fall into the … (16 comments)

time: Should a Buyer or their agent attend the Home Inspection? - 01/18/13 05:16 AM
Who should be attending the Home Inspection? The Buyer? Their Agent? The Listing Agent? The Seller? No one but the inspector? With so much conflicting advice it is no wonder why everyone is confused. This morning reading a featured blog should the buyer attend the inspection got me heated after spending near 3 hours at a home inspection on my listing with the buyer whose agent did not feel they need to attend. The Buyer was left high and dry with so many questions. It then became my job to comfort them by translating the inspectors terms and analogies that were not for the layman.

time: HOW DO I BUY A HOME? How would you answer? - 01/14/13 05:14 AM
One of the best calls is when a Buyer calls and states they want to "Buy a Home". in the Manchester NH area. A buyer today though was quite puzzled and stated "They did not know where to start."  I let them know they certainly came to the right person.
The first step in Buying a Home is hiring a Buyer Agent who is well experienced and willing to take the time to work with the conversations through each step of the buying process.
When a Buyer hires a Buyer Agent they are expecting the best and today that is what they … (14 comments)

time: Would you show a home on your day off? - 01/13/13 07:28 AM
When a Buyer calls and states they want to "Buy a Home" I perked up. When they say we will be in the Manchester NH area for only 1 day to find and get a home under contract, which happens to be Sunday January 13, 2013 I slouched back into my chair. If you are a football fan you know that today is the PATRIOTS PLAYOFF GAME.
As with any buyer there are a round of questions to ask. Are they pre-qualified? (YES)..With who? (A local and trusted bank...good)Where do they want to move to?  (my city) When are they looking to … (20 comments)

time: What do you tell a Buyer who ONLY wants to see PRE-FORECLOSURE HOMES? - 01/09/13 05:16 AM
A Buyer called and DEMANDS to be able to purchase a Home in the Manchester NH area that is in Foreclosure. When I looked it up, the home is not listed for sale though, It is not in the MLS and has a Foreclosure Auction Scheduled for this week.
The Buyer who then disclosed they had a Buyer Broker who was not helping them, told me they shown one of my blogs and therefore was contacting me for help.
While appreciate it if they are under a Buyer broker Contract with another Broker, they can not hire me unless they produce … (18 comments)

time: Is it EASY to get approved for a FHA Mortgage? - 01/05/13 06:20 AM
A Home Buyer calls and asks "Is it easy to get approved for a FHA Mortgage? ONLY to follow that question with "What is a FHA Mortgage anyway?" Here in the Manchester NH we are seeing an increase in FIRST TIME BUYERS who may have gotten some advice but not necessarily the right advice.
Working with FIRST TIME BUYERS is a rewarding experience for me. I love seeing the sheer amount of happiness through each step of the buying process that leads to the ultimate in smiles when they are given the keys to their new home. The one factor … (8 comments)

time: Can a Buyer enter a home anytime THEY want once the offer is accepted? - 01/04/13 05:43 AM
Once a buyer makes an offer on a home and it is accepted, does that buyer have the RIGHT to enter the home when THEY see fit? Well there are some buyers and even some Buyer agents who think this is the case here in the Manchester NH area.
The scenario here is that the home is vacant The Buyers Agent then gave the buyers the code which the buyer comes and goes like they already own the place. What caught my attention was during my last weekly inspection where they started remodeling without permission and before closing on the … (12 comments)

time: The TOP 5 New Year Resolutions in REAL ESTATE- #2 BUYING A HOME - 12/27/12 05:48 AM
With an ever changing Real Estate Market, it is time for our TOP 5 New Year RESOLUTIONS in Real Estate for 2013. There is a sharp contrast from market to market, state to state, city to city and even neighborhood to neighborhood. The one key is those consumers who are making better choices in agents, may not be the ones who are losing their dream homes by making mistakes in the buying process.
There is the Home Inspection, formally applying for a mortgage, the home inspection results, the appraisal and the process of the mortgage going through the under writer.

time: What HOME BUYERS are asking for Christmas this year - 12/23/12 06:22 AM
What a Buyer may want is something they really need when Looking to buy a home. Many First time buyers in the Manchester NH area enjoying the Ultra low interest rates and buying their first home. While some are enjoying a purchase with possible less stress and an easier time where their agent assisted them through out each step of the buying process, others are finding out the hard way that all agents are not created equal.
Finding homes to look, viewing them and making an offer just STARTS the process. Once the offer is accepted is when the hard work starts.

time: How many offers can I make on 1 house? - 08/26/12 08:01 AM
A Buyer in the Manchester NH area had asked an unique question I wanted to share. The Buyer started out by saying "I have a dumb question" which was swiftly followed by "How many offers can I make on one house?". The question isnot "dumb" at all becuase if you are a first time buyer, you really may not know such an important fact.
First thing is ALL offers should be made in writing. They should be accompanied by your pre-quailification letter and a deposit check. When making an offer the first question that needs to be asked is "Are if there are any … (14 comments)

time: WOULD YOU WORK FOR A BUYER that was NOT Buying for 18 Months? - 08/20/12 07:42 AM
If a Buyer is not ready to purchase right now, but say in 18 months. Would you assist them now to start the Buying process? The scenario plays out like this, a buyer from another state is looking to move to Manchester NH for our great employment opportunities. The key is they can not move for 18 months because of a current work contract that expires then. They want to start exploring the area by looking at listings in neighborhood to narrow down what they like, what they don't and where they should look when they are ready to buy.

time: HEY Mrs. Buyer - Why are you climbing on the seller's furniture? - 07/01/12 09:42 AM
"SHHHHH... I am listening for airplanes" said the potential buyer. This followed me coming up from the basement showing the husband the mechanicals, where after walking around the corner, the wife is on a chair, which is on top of the home owners couch with her ear pressed to the ceiling.
It is common for Buyers to analyze positives and negatives of a home. It is common for buyers to ask questions. It is common for buyers to seek professional opinions or to seek inspections. It is not common for buyers to make a Macgyver type ladder to listen for planes flying … (48 comments)

time: How Can I Buy my First home? - 06/27/12 01:52 PM
Nearly everyday first time home buyers are calling asking "How to buy their first home?" Recently the next statement is also being heard.... "My credit score is 520 but all the debt is old, how much Home can I buy?" The answer is simple and always the same. Simply put a Buyers First step should be to meet with a LOCAL and TRUSTED Loan Officer. Avoid internet lenders and online sites that promise this, that and the other type of reward for typing in your financial information to some unknown site located in who knows where.

If you are Looking to … (6 comments)

time: Don't watch the time - Watch your Manners!!! - 06/19/12 06:28 AM
Where have all the manners gone? Yesterday I received a call from a retired couple who retired to Florida but want to now move to New Hampshire. They found me through my blog and said "they just knew I would be the right person to help them find a house." They sent me quite a few emails with everything they liked, what they didn't like and a list of "must haves."  They wanted a rural feel but be in Manchester NH. I put together a nice list of homes to see when they flew in. I knew that we have some great newer neighborhoods that would fit perfect.

time: CAN I OFFER 1/2 off the ASKING PRICE? - 06/15/12 05:08 AM
Buyers are coming out of the woodwork here in the Manchester NH area but have they been hiding so long they do not know what the Real Estate market is really like? Mr. Buyer you certainly can but you may not have a chance to get your offer accepted.  Mr. buyer than sternly states but I have been told to not offer more than half of asking prices. I am sorry Mr. Buyer but you are either watching a video from 2009 or are getting advice that does not apply to our Real Estate market herein New Hampshire.
So "What is … (43 comments)
