Are you a wiz when it comes to math. Then what does 1 + 1 equal? Well if you said 5, you are correct. How do I know, a listing agent who knows everything told me so. Take a home advertised as a 5 bedroom home. The ad states 2 on the first and 3 on the second floor. You get there and there and you can only find 2 rooms with closets. When a Home Buyer makes an offer, how long should it take to hear if it has been accepted or not? The answer my friends is that there is no answer that will apply to every listing. There are many variables such as who the listing agent is, how hard and fast they work and the type of seller such as is it an owner occupant, short sale or bank owned home.

Has a Home Seller ever told you they only want "REAL" Home Buyers to come see their home? Yesterday a Manchester NH area Home Seller tell me just that. Asking what he considered "Real", he said " you know, one that is ready to buy now and wont fool around with low offers or beat me up on price after a home inspection " Yes I did know what he meant and he most of heard stories from other home sellers on some area trends.

What if Home Sellers did not allow home Showings when it was raining? Well that is what happened today, when a home owner is refusing to let buyers see their home for sale because it is going to rain today. Listed with a national name, the listing agent has buyer brokers set up showings and this seller stated "Buyers will not buy home sin the rain, i am not going to let you track mud into my home for your entertainment."

You may be asking "Why" such a firm question as my blog title this morning? It is no secret NH is buried in snow from this winter that wont end. With upwards to 6 to 7 feet on the ground in some areas, it is hard not to think of the snow. There is a big BUT though... March 1 is the "unofficial" start to the SPRING REAL ESTATE MARKET for New Hampshire. Sellers though, want to dwell on teh snow. They want to wait for warmer and dryer times. When spring arrived nearly a month early this year here in New Hampshire, it had one affect that I actually like. The Apples are ready for picking now.... Usually what seems like a forever wait until October is over. So Tuesday as it was Primary Voting day here in NH, the schools were closed and what a better time to head my favorite orchard for "Pick your own".
