Just got back from the Women's Council of REALTORS Leadership Academy and had a wonderful time networking and learning with all the incoming Chapter President's. I have been to the Academy previously as the Coastal Delmarva Chapter Pres-Elect, the Maryland State Chapter President-Elect and once again this year as the 2012 Coastal Delmarva Chapter Pres-Elect. Yes, I am going back in as the 2013 President. Unfortunately, a lot of REALTORS don't see the need to take a Leadership role. The Ocean City Maryland June Housing Report for condominiums is showing signs of improvement. The number of news listings are down. The absorption rate is also down to 14.95 months vs 17.51 months in August of 2011. List prices remain stable, however the Sold to List Price is around 87.5%. The average days on the market is down to 239.5 days. Based on this information, it is still a Buyer's market and there are a lot of opportunities for those looking to purchase a condominium for vacation or investment. I generally start to think about what to prepare for Easter Dinner the week before and this year was no different. Since it is only my husband and myself that I am cooking for, I like to try new things. Bank owned homes in Ocean Pines, Maryland are on the decline. In the last 12 months there were 29 bank owned home sales and as of Feb 20, 2012 there are only 3 homes identified as bank owned according to the local multiple listing service. On the other hand there are currently 19 Short Sale properties on the market.
