My Two Year Short Sale Odyssey With CHASE: What a Long, Strange Trip It's Been - 11/30/10 05:21 PM
We all know that short sales can take much longer than traditional real estate transactions.  I feel like I just closed the granddaddy of them all.  Before you say "a short sale should never take this long", keep in mind that I've been through numerous 3rd party negotiators who claimed to "have a system", and they didn't.  A few people even "knew a guy at Chase"--not the right guy, apparently.
A lesson learned:  Try to memorize your client's information.  As crazy as it sounds, by the end of this process I could rattle off my clients' loan number, last four of social … (10 comments)

Top Seven Reasons To Sell A Home In Winter - 11/23/10 12:28 PM
Selling a home in the winter? Most homeowners list their home in the Spring, as the majority of sales happen in Spring and Summer. If the home hasn't sold by the end of November, it's yanked off the market for 3 months and relisted in March.
So, why list a home for sale in the winter? There are some unique advantages to being one of the few homes available during the winter months.
1. Less CompetitionThere are far fewer homes on the market in the winter, so a buyer who is looking in your neighborhood is far more likely to visit … (3 comments)

"YOU GET WHAT YOU PAY FOR." - Wasteful Spender, November 2010 - 11/21/10 01:20 AM
"You get what you pay for."
How many times have you heard someone say this?  People use it to support their salaries, pricing, commissions, etc.  It's one of the top-tier cliches in the American lexicon, and I'm here to tell you that it's also one of the worst pieces of advice that someone could give.

"You get what you negotiate."
I know, you saw this quote on a cheesy ad for a seminar in an airline magazine.  No, I haven't spent my weekends with Blagojevich & Spitzer Negotiation Professionals for the past year, but the statement rings true, no matter … (5 comments)

Mercer Island Waterfront Docks: Building Permits, Regulations, and Rules - 11/15/10 10:52 PM
Mercer Island Docks and Permits
Building and maintaining waterfront docks and moorage in Mercer Island can be a complicated process. There are a plethora of details involved, but here are some quick notes.

A Frenzy of Mercer Island Waterfront Real Estate Sales - Six Waterfront Homes Sold, Oct 2010 - 11/12/10 11:54 AM
Six Mercer Island waterfront homes were sold in October, a surprisingly busy fall month of sales with four of the homes selling in under a week. This follows a strong September which had four waterfront real estate sales on the island.
The waterfront homes were spread evenly around Mercer Island, with two North End, two West Mercer, and two East Mercer homes being sold.
North Mercer Island
The two homes sold on the North End of the island are a real constrast. The first is a steal for North End waterfront, and it sold for $1.5 million after less than a … (4 comments)

Kirkland Waterfront Real Estate - Homes Sold, October 2010 - 11/10/10 02:25 AM
A single Kirkland waterfront home was sold in October, on the northern shore of Juanita Bay. The South by Southwest-facing home is located on Juanita Drive, on some of the calmest waters of Lake Washington.

This short sale real estate transaction was originally listed at $1.8 million, and sold after about 5 months on the market at a final price of $1.1 million. The expansive lot covers 27,000 square feet, including 110 feet of Lake Washington frontage. At 2730 square feet, the home isn't particularly large for a home on waterfront property, but it's an adequate house with a private … (4 comments)

Bellevue Waterfront Homes Sold, October 2010 - 11/09/10 11:44 AM
There was just one waterfront Bellevue home sold during October 2010. While Eastside waterfront home sales were strong in September, we saw a bit of a dip in October. Sales of waterfront real estate in Seattle were still fairly strong during the same month.

The West Lake Sammamish property is a 3/4 acre lakefront lot with 100 feet of shoreline. While there is a 3800 square foot home on the property, it's an older home with some deferred maintenance. The real value in this piece of waterfront real estate is the potentially subdividable land. The new owners could potentially build … (0 comments)

Seattle Waterfront Homes Sold, October 2010 - 11/08/10 12:50 PM
There were six waterfront homes sold in Seattle in October, with prices ranging from a $700,000 floating home to a $6.7 million Lake Washington estate. Sales of high-end waterfront real estate continue to show signs of life in 2010, even as much of the market is significantly off its 2009 numbers.
In Portage Bay, a large, fairly new floating home sold for $700k. There are some houseboats and floating homes that sell for under $500k but this is the entry price point for a full-sized, traditional style home on Lake Union area waterfront.

In Northeast Seattle's Cedar Park neighborhood, two … (0 comments)

How Your Facebook, Twitter Account Got Hacked Using Free WIFI - 11/01/10 06:45 PM
If you're like me, you spend a lot of your work day on the road. One of the easiest ways to stay up to date with your work is using free WIFI hotspots at cafes, coffee shops, or libraries. You probably don't worry about your computer's security.
Well, you should be scared. It's always been possible to hack into your web traffic over unsecured wireless networks. As of today, it's become not only possible, but very easy. A new plugin named Firesheep for the popular Firefox web browser allows fairly novice users to not only view your web traffic, but to … (3 comments)
