The Pending Home Sales Index has been showing positive signs for the U.S. real estate market in recent months. Both May and June showed increases in pending sales, creating some positive momentum for the summer real estate market. Seattle-Area Waterfront Home Sales Up 12% in First Half 2011 - 07/28/11 05:24 PM
Waterfront homes sales in the Seattle area were up significantly for the first half of 2011. Waterfront sales recorded on the NWMLS for 2010 were at 207 at the halfway point, while that number has risen to 233 sales in 2011. The 12% increase is another indication that there are some strong pockets in the Seattle real estate market, especially in niche categories with unique value. Most Shoreline waterfront homes are on high bluffs over the Puget Sound, as was the most recent sale. A 3,180 square foot home on the high bank waterfront of Innis Arden was sold on the last day of June for $1,317,000. It's a significant sale for the area, with a strong sales price for most of Shoreline outside of The Highlands or Llandover by the Sound. Two Medina Waterfront Homes Sold in June - 07/11/11 05:39 PM
Two Medina waterfront homes sold in June, both topping the $3 million mark. The first sale was on the Western side of Evergreen Point Rd, with Seattle city views. I had a chance to tour the home with clients, and at 4500 square feet, it's a sprawling home with walls and walkways of glass, allowing in plenty of sunlight in the afternoon and evening. The home had been on the market for almost a year, with a final selling price of $3 million, about 86% of its final list price. The second sale was on the protected harbor side of Evergreen Point, on 32nd St.

Two Bellevue Waterfront Homes Sold in June - 07/09/11 01:06 PM
Two Bellevue waterfront homes on opposite ends of the city sold during June. The first sale was a small, Frank Lloyed Wright-inspired bungalow on West Lake Sammamish, with an expansive 85 foot swath of waterfront. The property had a slightly quirky parking/entry area, which accounted for its sale price of $1.265 million, much lower than usual for W Lk Samm homes. The second home was in SW Bellevue, on the Lake Washington shoreline. The waterfront home was only on the market for two days, with a sale price of $1.27 million. The cozy lot has 57 feet of lake frontage and a sizable dock.

Details: Seven Sold Waterfront Seattle Homes, June 2011 - 07/07/11 11:23 AM
Some significant waterfront homes were sold in Seattle this past month, with a handful garnering some of the top prices for 2011 thusfar. The less-expensive homes were sold on Fairview in Eastlake (a floating home), on Riviera in Cedar Park and Matthews Beach, and on Rainier Ave in the Lakeridge/Bryn Mawr area. Leschi had a much stronger-than-usual showing with two multi-million dollar sales on Lakeside, and Denny-Blaine rounded out the sales with one of its stately residences coming in at $3.65 million.

Seattle Area Waterfront Home Sales Rise 37% in June - 07/03/11 12:42 PM
Sales of Seattle-area waterfront homes soared in June, adding some health to one sector of the real estate market. Sales of waterfront homes in King County rose from 37 in May to 59 for the month of June. While waterfront real estate sales always rise with the summer weather, this increase was more than the usual cyclical increase. Total sales increased 37% versus the previous month, and were up 14% versus the same month in 2010.
