lake union: Seattle Floating Homes and Houseboats Guide - Part 3 - Utilities - 10/21/09 12:02 AM
Seattle Floating Homes and Seattle Houseboats - Part 3 - Utilities
Utilities on your houseboat or floating home can be rather ordinary or rather imaginative.  It all depends on your home and your moorage.
Electricity - This is usually fairly standard.  There are electric utility outlets available at your moorage for hookups to your home's electric supply.  Some houseboats will have large batteries or generators that charge while in dock, and can be used while out at sea.  Most large floating homes are hooked up semi-permanently to the electrical service and the owners need not pay much attention.
Water - Most floating homes … (1 comments)

lake union: Seattle's Waterfront Homes Selling Faster - August '09 Increases - 09/16/09 11:58 AM
There was a flurry of Seattle waterfront real estate activity in August - seems like the nice weather finally brought the buyers out of the shadows.  After a slow July, there were quite a few closings last month, from small houseboats to grand waterfront estates.  The highlights:
Seattle Houseboats and Floating Homes
There were three houseboats sold in August, with one being a small "house barge", and the other two being true "floating homes".  The house barge in Westlake (Lake Union) is a small craft, newly-built, and cozy.  With 1 bed and 1 bath, it went for just $65,000 (yes, there … (0 comments)

lake union: Lake Union Views in Seattle - Lowest-Priced Homes - 07/24/09 04:02 PM
Some of the best water view homes in Seattle are those around Lake Union.  From the north end homes looking at the downtown skyline, to Capitol hill's view of Queen Anne and vice-versa, there's a great mix of serene waterfront and bustling city life in the same view.
There are a handful of Lake Union view homes available now under $400k, which is fairly affordable considering the neighborhoods that surround the lake.
In North Capitol Hill, there's a small 2/1 house at about 1000 square feet.  It looks to be a rehab project, but with the location and views, it's a … (0 comments)

lake union: Waterfront Lake Union - Affordable Seattle waterfront homes - 07/23/09 12:17 AM
When we talk about Lake Union waterfront homes, the conversation usually centers on houseboats and floating homes.  While those may be some great values, there are a few condos that do come on the market that are waterfront buildings with docks and boat slips available.
We've seen some very affordable houseboats on the Northlake side of Lake Union.  There are currently 5 houseboats under $250k, which is a great starting point for buying real estate.  Be aware of extra slip rental, management, facilites fees that may apply for houseboat living.  There's even a floating home in Eastlake at just $350,000 right … (0 comments)

lake union: Bank-Owned Floating Homes and Houseboats in Seattle - Waterfront Lake Union Foreclosures - 07/11/09 04:00 PM
There are currently three floating homes/houseboats on the market that are bank-owned homes.  These foreclosures are available to the general public, and many times offer a discounted price compared to traditional home listings.
The first houseboat is in the Eastlake community of Lake Union.  On a co-op dock, it's a small, but completely modern studio.  At $350,000, it's one of the best prices you'll find on a Lake Union houseboat, but it's more of a weekender than a full-time residence.
Moving over to Portage Bay, there are two floating homes that are also very modern, being built in the last 5 years.  Listed … (0 comments)

lake union: Seattle's Eastlake Floating Homes - Mallard Cove and Roanoke Reef - 06/11/09 10:05 AM
I had a chance to visit a few floating homes this week in the Mallard Cove community on Lake Union.  Brian Wiegand, my business partner, and I toured a few new listings with clients.  The location at Mallard cove is ideal, with quick freeway access and gate-free access to the homes.
This part of Eastlake has a nice setup for the floating homes, too, with the Roanoke Reef homes as one outer cluster enjoying the best views and serving as a breaker for the Mallard Cove homes closer to shore.  The waters inside the cove are particularly calm, but this is Lake Union, … (0 comments)

lake union: Houseboat cruising on Lake Union - What a Job - 06/06/09 04:31 PM
I had the opportunity to visit a broker's open with a client this week on Lake Union.  Hosted by Linda Bagley of Special Agent Realty, the open was a 2 hour cruise on Lake Union and Portage Bay.  Work doesn't get much better than this.
The Seattle houseboat we cruised on was Linda's listing - a beautiful, modern, 60 foot vessel built in 1991.  This live-aboard had a chartered captain and the owners entertained.  The open was catered, the weather was clear and sunny, even if a bit windy.  This houseboat was built for entertaining, from the open kitchen/living room layout to the … (5 comments)

lake union: Calling all Lake Union Writers... - 04/29/09 11:19 AM
The Seattle Floating Homes Association and the Museum of History and Industry (MOHAI) are looking for writers whose works have been inspired by or are related to Lake Union.  If you know of a local writer who has written something informative about Lake Union or if you recall an article, novel, or historical writing about the area, you can contact either group to submit the piece.
Lorraine McConaghy is the main contact at MOHAI for submissions.  Both groups are looking to publish pieces in newsletters and upcoming features on Lake Union's history.

lake union: Lake Union / Portage Bay Sweep - 03/30/09 10:04 AM
Seattle residents will participate in the 7th Annual Lake Union and Portage Bay Sweep on Saturday, May 9.  Local Seattle volunteers, homeowners, businesses, and government agencies will gather to clean up the waterfront shorlines of our in-city waterways.
Last year, the Sweep netted over 3 tons of garbage, beautifying the landscape and cleaning up the waterfront habitat.  The waterfront is covered by boaters in kayaks and small craft, and walking volunteers along the shoreline.  Trash is then transferred to larger craft and delivered to Seattle Public Utilities for Disposal.
The event is organized by the Puget Soundkeeper Alliance, and is sponsored in part … (0 comments)

lake union: New Trail on Seattle's Lake Union - 03/28/09 10:32 PM
The Cheshiahud Lake Union Loop was ceremonially dedicated recently by Seattle Mayor Greg Nickels and residents of the Lake Union waterfront. There is a lot of work to be done, but the plans for improved access and recreation around the lake will benefit Seattle as a whole.
The trail, named for a Native American chief who led a tribe in the area, should create access to Lake Union for local residents.  The master plan is to connect Gasworks Park along with dozens of other pocket parks and street ends that surround the lake.  This should create better walking, biking, and jogging trails for the … (0 comments)

lake union: Best Management Practices - Seattle Floating Homes - 03/08/09 12:09 PM
Living in a houseboat or floating home has its own unique set of rules.  Jumping into the lifestyle by buying real estate on the water can be daunting on your own, but there resources to give you a head start.
Bob and Molly Cadranell created this set of Best Management practices that are a great primer for those new to the community.  They've been reviewed by the City of Seattle, Department of Ecology, and many other agencies.  From the simplest tasks to intricacies that would only be apparent to a seasoned owner, here are a few interesting bits:

lake union: Seattle Floating Homes vs. South Lake Union Development - 03/04/09 07:04 PM
There are big plans for the waterfront in South Lake Union.  Development and planning meetings have shown plans for 400 foot towers right on the water line.  The city's hopes for new job creation in the area are pitted against floating home owners on Lake Union.
The owners of houseboats and floating homes are concerned that the views from the lake will be blocked by towering buildings and take away from the value of their homes.  Views of the city and Space Needle could be obscured.  This may seem like a small concern to some, but these views are some of … (0 comments)

lake union: Lake Union Waterfront - Eastlake, Southlake, Westlake, and Wallingford - 02/23/09 12:25 PM
Lake Union Waterfront Real Estate

Lake Union is the city of Seattle's most central waterfront.  The shores of the lake house some of the best parks, dining, and entertainment in the city.  The real estate on the waterfront ranges from small, inexpensive houseboats to large, luxurious homes with views of the city skyline and the water.  The lake is almost always being used by sailboats, kayakers, recreational boaters and even the occasional seaplane.  Boat traffic speeds are heavily regulated, so the lake is fairly calm.  Lake Union connects Lake Washington and Portage Bay in the East to the Ballard locks and Puget Sound … (0 comments)

lake union: Eastlake Seattle Houseboat community - 02/04/09 11:51 AM
This Seattle PI article is a great look at the houseboat community in Eastlake, Seattle.  The community of waterfront homes is not well-known by most of today's young real estate buyers.  With all the development of new construction condos and townhomes, it's easy for houseboats to get lost in the mix.
Without the sparkling new finishes and maintenance-free systems, it's not hard to see why some buyers would shy away from the houseboat lifestyle.  There really is nothing that compares to the waterfront living, though.  You just can't get waterfront real estate for these kinds of prices anywhere else in Seattle.
