We've been hearing about video changing the landscape of internet-based real estate sales, but every year the video quality seems to disappoint. 2011 may just be the year that it all changes, due to advances in technology and the affordability of equipment. Thirteen significant Eastside waterfront home sales on Lake Washington and Lake Sammamish closed in June, and four more lakefront sales closed this July. Waterfront real estate sales in Seattle maintained an even keel in July, as the general real estate market continued to push along through a slow economy. July waterfront home sales in Seattle matched the eight homes sold in June, with two sales being high-end floating homes and the remainder of the sales being traditional single family homes. These numbers are a large increase over the same period last year.
The least expensive waterfront home sales in July were at the extreme ends of Seattle, with a Bryn Mawr home on the South end of the city selling for $650k, and (0 comments)

There are currently about 3 dozen houseboats and floating homes for sale in Seattle. This number is a bit higher than usual, but not particularly far out of the normal range of inventory. Sales of houseboats and floating homes started out well for the year, but have slowed a bit. We're currently at just 8 sales for the year, while last year at this point just 7 had been sold. This is a luxury/vacation/second home market, which typically suffers in slow real estate markets.
Financing is now available for houseboat vessels, which previously was a big hindrance for buyers. (7 comments)

There were 13 homes sold on Lake Washington and Lake Sammamish last month, including a dozen sales over $1 million and 5 sales over $3 million. That more than doubles the sales numbers in June of ‘09 when just 6 waterfront homes in this category were sold. Sales of waterfront homes in Bellevue, Kirkland, Kenmore, Renton, Redmond, Sammamish, and "the Points" have shown healthy growth since late 2009 and are continuing to strengthen the base (0 comments)

The waterfront real estate market in Seattle continued to top 2009's sales numbers with 6 waterfront home sales in June and 5 of those being traditional houses. While the total sales are down slightly from the 8 sales in May, we're still significantly higher every month this year than we were in 2009. In May of ‘09 we had a half dozen waterfront home sales in Seattle. All but one of those sales, however, were houseboats and floating homes, which average much lower sale prices than traditional waterfront houses. While luxury home prices have clearly taken a hit since 2007, sales of multi-million dollar homes continue to rise, more than doubling last year's total. While the outlook for recovery and a return to price increases in Seattle real estate is a contested topic, two groups seem to have come to the conclusion that real estate is finally bottoming out. MacroMarkets, using Case-Shiller Indices views the market as headed into recovery mode, and Zillow is predicting it will happen next quarter. MacroMarkets is predicting a moderate increase in home prices over the next five years, while Zillow thinks it will be flat market. For recession-weary home owners, even "flat" is a nice word to hear in the real estate market.

Money Magazine has a new report out on hundreds of U.S. cities and their forecasted real estate values for 2010. The magazine article (posted on CNN Money) is suggesting Seattle real estate prices will rise 0.6% in 2010. This seems to coincide well with the near 0.1% price increases we're seeing monthly right now. Forecasts for all Washington cities in the article: Washington (Q1 2010 - Q1 2011)
