In my last post, I took a look at the overall decline in the median prices for waterfront home sales from 2007 through 2009. While the numbers look bleak, there are a few bright spots to consider.
Median home prices are a good indicator of the direction of a market in general, but they often overstate a trend. Waterfront homes haven't lost nearly the value that the current median sale price might lead you to believe. To put it simply:

2009 was an up-and-down year for Seattle's real estate market in general.  Half of the year was slumping prices and slow sales, followed by surging demand of first time buyers and a flurry of sales to close out the year.  The lowest-priced sale of the year was a $48,000 houseboat on Lake Union--the ultimate in cheap waterfront living.  On the other end of the scale, we topped out just over $15 million for a Lake Washington home in Mercer Island's East Seattle neighborhood.

There were five true waterfront homes sold in October in Seattle (not including Seattle Houseboats).  From as far south as Rainier Beach to the north end at Matthews Beach, the spanned from $775k to $3 million.  The highlights:   Seattle Waterfront HomesA 4 bed, 3.5 bath Rainier Beach home sold for $774,000.  The 1980s-built home has 50 feet of waterfront and two docks with covered moorage.  Rainier Beach is a great place for more affordable Lake Washington homes.  This large two-story house has 2900 sq ft of space and is perched right up on the lakefront, with great views.

The term "houseboat" is used widely, and it is applied to many different types of residences.  You'll find floating homes, house barges, and even sailboat vessels with bunks being called houseboats, and there's a different usage of the term in different locales.  Here are the standards used in Seattle:

This is an interesting article by Diana Forman with the Floating Homes Association.  The Shoreline Master Program (SMP) consists of regulations for the use of waterways in the Seattle area.  There is a committee that consists of land owners, businesses, developers, and recreation groups that all have a stake in the management of the floating homes, waterfront real estate, environment, and atmosphere on Lake Union and the other bodies of water in the Seattle area.

The jumbo mortgate market has been rough for more than a year.  Interest rates on larger mortgages have remained very high, as banks are reluctant to make large investments in individual borrowers.  This has caused a real lag in sales of luxury homes and waterfront homes.
There may finally be some relief on the way.  It seems that some banks have finally turned the corner and are starting to invest again without the fear of massive losses on the horizon.  Whether or not this comes to fruition, we'll see.  There are still clearly a lot of foreclosures on the horizon, but … (0 comments)

Here are last month's Seattle waterfront homes sold in the greater Seattle area:
On the North end of Medina, a 4 bed, 4.25 bath home was sold for around $3.3 million.  Listed at nearly $4 million, this was a big discount for the buyer.  The home is on almost half an acre, which is somewhat deceiving considering Medina's long, sloping, switchback driveways.
On Lake Sammamish in East Bellevue, a 4 bedroom waterfront house sold for $1.8 million.  It's a newer home, built in 1995 with 3300 sq ft, a 4 car garage, and 3.5 baths.  A nice dock and covered boat … (0 comments)

There have been a good number of new waterfront foreclosures in the Seattle area.  From creeks to Lake Washington waterfront, these properties are usually well-priced.
Surprisingly, there are still three bank-owned floating homes for sale.  These properties have been on the market for a while, and are not your average houseboats.  They're newly-built, high-end, floating homes with quality appliances and building materials.  It takes a unique buyer to live in a floating home, but these seem to be very inexpensive compared to the prices we've seen over the past few years:Seattle floating homes

There were two significant Seattle waterfront real estate sales in the month of July.  Both sales were on the Puget Sound waterfront, but coming from opposite ends of the city.
A 2 bed, 2 bath, 1500 sq ft West Seattle home on Beach Dr sold for $930,000 after 4 months on the market.  This was clearly a sale based on the land value, the home will very likely be torn down and rebuilt.  They didn't even bother putting pictures of the home in the MLS listing.  There are very few folks in the Seattle area who will spend nearly $1 million … (0 comments)

Lake Washington waterfront home sales have slowed a bit as we have moved into late summer.  While the real estate market in Seattle has been strong now for a few months, lower-priced homes have been the biggest sellers.  As more of these lower end homes sell, we should see some more move-up buyers getting into the waterfront real estate market.
