      <title>Invest in your local community and promote yourself too!</title>
      <description>&lt;p&gt;&lt;span class="mceitemhidden"&gt;It&amp;rsquo;s always difficult to determine where is the best place to invest/spend your &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;advertising&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; money to promote you as a Realtor&amp;reg;.&amp;nbsp; Do you invest in newspaper ads, the Internet, mailers, hand outs like calendars, notepads, cups, etc.? Investing in some form of self promotion is important but it is getting harder to do all of them with shrinking ad budgets.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="mceitemhidden"&gt;When the local Fort Mill high school &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;athletic&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; booster parent approached me about donating to the school &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;athletic&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; program in return for advertising, I quickly said yes. My yes was focused more on helping the local Fort Mill School &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;District&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; program than self promotion. &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;Believe&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; me, the booster parent was a good sales person and I invested in one of the higher level donations programs. But how would program ads, banners, and PA (public address or &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;announcements&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; during games) really help me?&amp;nbsp;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="mceitemhidden"&gt;Building a &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;creditable&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; local community brand image is important. Not only was I helping the local school &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;athletic&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; program but I was communicating to my local &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;community&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; that I care about the &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;community&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt;. I have been very pleased with the school ad program. I can't at this point a specific new listing or buyer to the ad program, but the untangle results have been positive. Feedback on my ads from community friends and colleges has been positive. I have to admit when I walk into the High School football &lt;/span&gt;&lt;span class="mceitemhiddenspellword"&gt;&lt;span&gt;stadium&lt;/span&gt;&lt;/span&gt;&lt;span class="mceitemhidden"&gt; for Friday night games, it&amp;rsquo;s neat to see my name as a proud program sponsor. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span class="mceitemhidden"&gt;As a side note, I added a post on my blog about the &lt;a href="http://homesfortmill.com/fort-mill-news/fort-mill-high-school-and-nation-ford-high-school-football-schedules-2009/" target="_blank"&gt;Fort Mill High School football program&lt;/a&gt; and the post has been very popular with local Fort Mill web traffic. &lt;/span&gt;&lt;/p&gt;

&lt;p&gt;Maher says;&lt;/p&gt;

      <title>Is the New Home Community Lake Ridge At Tega Cay Still Moving Forward?</title>

There have been changes to the master planned home community. So what are the changes and has anything been built or going to be built in Lake Ridge at Tega Cay? Why hasn&amp;rsquo;t Toll Brothers built homes in Lake Ridge at Tega Cay yet?&lt;/p&gt;
&lt;p&gt;To recap, Lake Ridge is a new home community in Tega Cay developed by Drake Capital LLC. &lt;a href="http://lakeridgetegacay.com/community.php" title="Lake Ridge Tega Cay site plan link"&gt;Lake Ridge Tega Cay&lt;/a&gt; is a 435 acre master planned community with 150 acres of the 435 acres dedicated to planned parks, walking trails, and recreation. 75% of the planned new homes will be adjacent to a wooded conservation area.&lt;/p&gt;
&lt;p&gt;Carmen and I toured the Lake Ridge area recently and spoke to the Drake Capital developer Jeff Leforce.&amp;nbsp; Here is a recap of Lake Ridge&amp;rsquo;s latest changes and progress.&lt;/p&gt;
&lt;p&gt;The economy and recent changes in home buyer demands has affected the Lake Ridge community plans. There is&amp;nbsp; less demand for larger luxury estate type homes than a year ago. Toll Brothers, who had planned to build primarily estate type homes, decided to put a hold on their plans. Drake Capital decided to shift their focus to family type homes and lots for Lake Ridge.&amp;nbsp; Many of the originally planned 95 foot wide lots in the community have been changed to approximately 55 foot wide lots. Jeff with Drake said they plan to reserve a small portion of the community for estate type homes and lots.&lt;/p&gt;
&lt;p&gt;Some of the basic site development infrastructure including streets and utilities have been constructed. &lt;a href="http://homesfortmill.com/wp-content/uploads/2009/07/LakeRidgeClubHousejuly20091.jpg"&gt;&lt;img title="LakeRidgeClubHousejuly2009" class="alignleft size-medium wp-image-2614" src="http://homesfortmill.com/wp-content/uploads/2009/07/LakeRidgeClubHousejuly20091-300x175.jpg" height="175" alt="LakeRidgeClubHousejuly2009" width="300" style="margin: 5px;"&gt;&lt;/a&gt;The amenity center which includes the club house, pool, etc has been completed. The club is larger than planned, approximately 8,000 sq feet. The clubhouse size was expanded to accommodate the increased number of homes planned for the community. The clubhouse design is similar to a lake front lodge style with spacious rooms.&lt;/p&gt;
&lt;p&gt;The most significant changes are the home builders. True Homes and DR Horton are now the two primary home builders in Lake Ridge at Tega Cay.       <description>&lt;p&gt;&lt;a href="http://homesfortmill.com/wp-content/uploads/2008/03/lw-small.jpg"&gt;&lt;img title="Lake Wylie sunset" class="alignleft size-thumbnail wp-image-307" src="http://homesfortmill.com/wp-content/uploads/2008/03/lw-small.thumbnail.jpg" height="85" alt="Lake Wylie sunset" width="128" style="margin: 5px;"&gt;&lt;/a&gt;It&amp;rsquo;s hard to believe that Tega Cay, Fort Mill, Baxter Village, Lake Wylie, and other areas of York County have been under water restriction since mid Summer 2007.&amp;nbsp; Tega Cay has been following Stage 3 water restrictions since October 2007. &lt;a href="http://www.tegacaysc.org/news.html" title="Tega Cay news"&gt;The Tega Cay Council &lt;/a&gt;voted Monday to ease restrictions to Stage 1 voluntary restrictions. You now can water lawns, wash cars, pressure wash, etc with no limitations but are advised to voluntarily conserve water. The goal is to conserve 3 to 5% in overall water consumption.&lt;/p&gt;
&lt;p&gt;I took a look at the Catawba-Wateree Drought Management Advisory Group&amp;rsquo;s &lt;a href="http://www.duke-energy.com/lakes/cwdmag-monthly-updates.asp" title="CW DMAG LIP list"&gt;Low Inflow Protocol advisory history list&lt;/a&gt;. &lt;p&gt;The data is for March 2009 single family home sales with a comparison to March 2008. The data is from the &lt;a href="http://www.carolinahome.com/" title="Charlotte Home Link"&gt;Charlotte MLS&lt;/a&gt; and the area is Fort Mill, SC which includes communities like&lt;a href="http://homesfortmill.com/property-search/baxter-village-home-search/" title="Baxter Village Home For Sale Search"&gt; Baxter Village&lt;/a&gt;, Springfield, &lt;a href="http://homesfortmill.com/area-info/knightsbridge/" title="Info on Knightsbridge"&gt;Knigthsbridge&lt;/a&gt;, and other Fort Mill communities except for &lt;a href="http://homesfortmill.com/area-info/tega-cay-sc/" title="Info on Tega Cay SC"&gt;Tega Cay SC.&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;In March 2009, 36 single family homes sold in Fort Mill compared to 51 sold in March 2008 which is an approx decrease of 29%. The average days a home is on the market has increased 23% to 133 days. The sale price to listing price percent is at 96% of listing price.&lt;/p&gt;
&lt;p&gt;There are currently 789 single family homes for sale listings in the Fort Mill area on the Charlotte MLS service.&amp;nbsp; 581 are active listings in the combined York County and Lancaster County of the Fort Mill Township. There are 372 active listings in the York County portion of Fort Mill.&lt;/p&gt;

&lt;p&gt;Fed Ex Ground, York County officials , and&amp;nbsp;The South Carolina Department of Commerce all announced Fed Ex Ground will open a $14 million regional distribution center in northern York County, S.C., in October.&amp;nbsp; The distribution center could generate about 22 full time jobs and up to 200 combined part-time positions and independent contractors.&lt;/p&gt;
&lt;p&gt;The 113,000-square-foot facility will be built in Crescent Resources&amp;rsquo; Lakemont Business Park, off Interstate 77 at Carowinds near the South Carolina and North Carolina border.&lt;/p&gt;

Fort Mill SC which is in York County SC is approximately 7 miles south of Charlotte&lt;/p&gt;
&lt;p&gt;The Charlotte Metro area had the second highest number of population growth in the top 10 fastest-growing areas with a estimated July 1, 2008 population number increase of 55,368 and is the largest city in the top ten at 1,701,799.&lt;/p&gt;

&lt;p&gt;Business Week studied suburbs near the biggest cities in each state to find what the publication considers the best quality of life for your money. They evaluated suburbs on a variety of factors but weighted affordability most heavily. They also considered lifestyle (short commutes, clean air, low crime, good weather, and green space), the quality of schools, and the strength of the local economy. Populations were in the range of not more than 60,000 or less than 5,000.&lt;/p&gt;
&lt;p&gt;The Top Ten Suburbs in 2009:&lt;/p&gt;

&lt;p&gt;As it stands now the latest version of the bill according to the National Association of Realtors is:&lt;/p&gt;
&lt;p&gt;The final stimulus bill increases the first-time home buyer tax credit to $8,000 and eliminates the repayment requirement of earlier legislation. In addition, the credit availability has been extended until December 1.&lt;/p&gt;
&lt;p&gt;The bill also reinstates the 2008 higher loan limits for FHA, Fannie Mae and Freddie Mac.&lt;/p&gt;
&lt;p&gt;The NAR estimates that the home buyer tax provisions could stimulate up to 300,000 additional home sales, helping stabilize home values and potentially preventing some homeowners from being &amp;ldquo;underwater&amp;rdquo; on their mortgage, which can often lead to foreclosure.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;REVISED CREDIT -  EFFECTIVE FOR PURCHASES ON OR AFTER JANUARY 1, 2009 AND BEFORE DECEMBER 1, 2009&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Amount of Credit: Maximum credit amount increased to $8000&lt;/li&gt;
&lt;li&gt;Eligible Property: Any single family residence (including condos, co-ops, townhouses) that will be used as a principal residence.&lt;/li&gt;

&lt;p&gt;It&amp;rsquo;s a new year and we thought it was time to freshen up Carmen&amp;rsquo;s original real estate website.&lt;/p&gt;
&lt;p&gt;The new website features a clean crisp design with a built in slide show at the top of the page to feature pictures of our beautiful area Tega Cay, Fort Mill, Lake Wylie, and other local&amp;nbsp; scenes.&lt;/p&gt;

&lt;p&gt;Support for the McKemey family and Connor continues to grow in the Tega Cay and Fort Mill community. And in some cases beyond our fair township borders. Many local citizens talk about Connor daily. For some the daily news or updates on his condition is a daily priority.&lt;/p&gt;
&lt;p&gt;Let me back up a bit and if you haven&amp;rsquo;t heard of the tragic McKemey storey here is a brief recap. Just before Christmas, Connor McKemey, 13, suffered second and third degree burns over 85 percent of his body and is currently in critical condition at the Joseph M. Still urn Center in Augusta, Georgia. Connor has undergone several surgeries and faces many more. Connor&amp;rsquo;s mother Karin suffered serious burns while trying to help Connor after an explosion in their outdoor fireplace.&lt;/p&gt;
&lt;p&gt;The interesting thing about this story is the overwhelming support from friends and the community. In fact support has surfaced beyond the borders of Fort Mill. Last week the Gold Hill Middle school girls and boys basketball teams (Connor&amp;rsquo;s school) played a game at Dutchman Creek Middle school in Rock Hill. Both our basketball teams were surprised and touched by the Dutchman&amp;rsquo;s Creek&amp;rsquo;s presentation of a check for the Mckemey medical fund. The students at this Rock Hill school raised over $1100.&lt;/p&gt;

Proceeds will be donated to the McKemey Medical Fund.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Blood Drives&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There are three scheduled blood drives for Connor:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;The first is on January 19th at the Fort Mill YMCA.&lt;/li&gt;
&lt;li&gt;The second is on the 24th at the Tega Cay Fire Station.&lt;/li&gt;
&lt;li&gt;Finally, the blood mobile will be at the lacrosse jamboree on January 31st.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;&lt;strong&gt;Bunko&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;One of the Lake Shore in Tega Cay Women&amp;rsquo;s Bunko groups is planning a Bunko game to support Connor on Jan 27th at 7pm at the Tega Cay Glennon Center.&lt;/p&gt;

&lt;p&gt;November 2008 home sales in Fort Mill SC were similar to October. Homes sold were down 42% which is two points better than October. The sold price to listing price ratio decrease a percent from 97% in October to 96% in November. Days on the market increased 10 basis points from October and increased 25% from last year same time period.&lt;/p&gt;
