While people up north are struggling through their first winter storm, it was another warm day here in central Florida.  I was sitting outside enjoying a little sunshine and watched these busy bees buzzing around the flowers of my agave plant again today.  Some of them fully disappeared in the flowers and others carried a heavy load of pollen.

Florida wildlife includes a variety of snake species, the majority of them harmless to humans.  Even living along the water, we do get the occasional snake passing through our yards. 
I had just commented to my husband a few days ago that I hadn't really seen any snakes this year like we had in the previous years.

Last weekend was the 9th Annual Bowling Extravaganza organized by the Hernando County Sheriff's office to benefit Youth Education Services (Y.E.S.) 

For the third year in a row, members of the Spring Hill Rotary Club participated as one of the many teams in this non-competitive bowling fundraiser event.  After three years of "practice" - none of the team members bowl regularly and in fact, most bowl only once a year during this event - we did quite well!  Most of all, we had lots of fun!

Vacant land sales in the waterfront community of Hernando Beach, Florida, haven't been exactly booming in the last couple of years; however, since the beginning of 2009 here too, the market has finally seen more activity and sales. 
There are currently 132 vacant lots available for sale in Hernando Beach ranging from $35,000 to $700,000 for a property with frontage on the Gulf of Mexico.  Average list price is $160,905 and median list price is $141,200.
One property is currently under contract.  Offered as a short sale with a list price of $150,000, it is a 7000 sf lot with seawall … (3 comments)

Closed home sale transactions in the waterfront community of Hernando Beach, Florida, decreased slightly but remained steady in June 2009.  Active listings also decreased with median list prices remaining stable and average prices slightly decreasing due to price reductions in the upper list price ranges.
Not surprisingly in the current market, the majority of properties sold in June were short sales or bank-owned properties as are those that are currently under contract.

Timber Pines sales for single family homes and villas decreased again in June over those for the previous month.  Sales price range for single family homes increased but decreased for villas.  Median and average price levels responded accordingly with those for single family homes increasing and those for the villas decreasing.  However, as in the previous month, the total number of homes under contract remained stable and marketing time for sold properties decreased. Overall inventory also slightly decreased with a total of 167 active listings.

Home inventory decreased again in Hernando County.  Closed home sale transactions in Hernando County took a small dip in June and were down about 9% over those from May.  Yet, number of homes under contract increased over those in May. 
Of the homes sold in June, 20 were short sales and 64 were REO properties.  Of the homes currently under contract, nearly 60% are either offered through short sales or are bank-owned properties.  Sales price range expanded in both directions; however, median and average prices remained under pressure and decreased over May data.

There is much talk and even more questions about the first time homebuyers tax credit program.  As part of the stimulus plan, Congress passed legislation earlier this year to grant tax credits up to $8000 to first-time homebuyers:
 10% tax credit on the purchase price of a home not to exceed $8000. For example, a homebuyer who purchased a home for $69,000 will receive a $6,900 refund, a buyer who purchased a home for $100,000 will receive a $8,000 refund. Here is a community that has the spirit and knows how to put on a Independence Day celebration!  For the third year in a row, I was able to participate in the High Point 4th of July parade - this year as a driver. 
The posting of the colors was conducted by members of the American Legion.  The crowd gathered in the community center for good old fashioned hot dogs, cookies, cupcakes, and the singing of patriot songs!

Sales activity in the waterfront community of Hernando Beach, Florida, saw another increase in May 2009.  Both the number of sold properties and pending and contingent transactions increased over those in April.  Median and average prices also went higher. 
All in all it seems that an encouraging trend that began earlier this year is continuing although many sales are still driven by low-priced short sale and foreclosure properties.
