Christmas Snuck Up on Me!!! - 12/23/07 09:45 AM
Wow. Is it really December 23rd??? When I used to be a teacher, my students affectionately called the last few weeks before the holidays "Countdown Time", and I permitted them to have a countdown of days on the blackboard with the number of days left until the winter recess. Now, I found that the opposite happened. I was cramming to get as much as I could done, as I had my busiest month of the year in what is supposed to be the 'slow' time. Ok, this is my first attempt at using the powerhouse that is You Tube. I am amazed at how easy it was to create a profile, and upload this video commercial that Realty Times did for me a few months back. Sometimes I am afraid I am going to miss out on new technology, but I am learning that I can only do one thing at a time, and I always find that I am at least keeping up with the curve, if not staying ahead of it. Never Forget How Much Clients Depend On Us - 12/21/07 04:46 PM
I just came from picking up some listing paperwork, and a signed offer from clients who had a 6 PM flight to Ireland (where they are from originally) and wanted to get their paperwork in to me before they left, so I would be able to negotiate for them while they are gone, and also start on their listing. While I usually insist on sitting down with clients and going over each form to sign with them, in this case, the clients suggested I leave them the forms filled out, and they would sign them for me to pick up before

On NBC last night on "Clash of The Choirs" - My Choir, the Celebration Singers, based in Cranford NJ, was featured for 5 seconds in a brief clip showing us singing "Jingle Bells" which is the clip I blogged about 2 weeks ago. I am told by the 'higher ups's that we will be featured in a longer clip either tonight or tomorrow night, with audio, and possibly even a mention of our name and home city. I just got finished with a rather lively discussion I had with a friend about this being a great time to buy a home here in the Union County NJ area. He was trying to tell me how afraid he should be about losing money. I asked him "what are your plans for the home?" He said, "I want to grow my family and stay in this next house for at least the next 10 years" I responded and said that as long as he could afford the payments, and got a responsible loan, that it made no difference what the market

If you are moving up in this market to a larger home, whereby needing to sell your current residence to buy the next one, I want to make sure you keep the proper perspective, especially if you sold a home or two in the 5 years prior to this one. For example, I purchased a condo here in Union County NJ in 2001 for $155,000. I sold that same condo in January 2006 for $255,000. That is a $100000 profit on just the purchase price alone, but more importantly the return on investment was over 300%, as my initial cash investment was $31000

This is an increase in sales activity, and when combined with few active listings, the absorption rate dropped to about a 5 month supply - near term.
