Hard to believe its already the 2nd quarter, but I am sure uncle sam didn't forget! Hope you've filed your taxes...or at least started them. ...but I digress. With the start of a new quarter comes the looking back at the last one. Cranford NJ saw 29 closed sales, and 50 homes go under contract in the first quarter. Thats about a 4.7 month's supply. Looks like the Cranford NJ Real Estate market showed a strong recovery towards the end of 2009, which helped the closed sales to end nearly flat compared to 2008, when it looked like 2009 was going to be well below the 2008 numbers through the 2nd quarter. While Cranford NJ has not seen nearly the number of foreclosures as other parts of New Jersey, there has definitely been an increase since the first quarter of 2009. Even though Cranford remains one of the stronger markets in Union County, there has still been an impact of unemployment, and financial hardship which has affected more homeowners. As I shared in my blog last week, the biggest factor affecting the Cranford NJ Real Estate market right now is inventory. While plenty of homes are starting to go under contract and close, we currently have 98 homes on the market, which is about double what was for sale during the peak of the market in 2005. This means that buyers have tremendous choice, and sellers who price correctly will sell if they are the best looking property in that range. This is an addendum to my post about the Cranford NJ Real Estate Market summary for January 2008. After studying the numbers for a period of 3 months ending January 2008, and comparing them to that same period from January 2007, it confirms what I said in my earlier blog. We are flatlined in terms of prices and sales activity from one year ago with no heavy change in either direction . Of course with such a large financial purchase, it is natural to want to buy as low as you can and sell as high as you can. But I need to caution you buyers out there who are waiting on the sidelines for the only purpose of trying to "Time The Bottom" Here's a fact...by the time the media tells you its the bottom...you will have missed it. Because the bottom cannot be called until we see prices start to go up. Once prices start to go up, you are no longer at the bottom, you are on the rise. :) So

For the month ending November 30, 2007, there were 18 closed sales in Cranford, with an average sales price of 526,666. This is an increase in sales activity, and when combined with few active listings, the absorption rate dropped to about a 5 month supply - near term. However, I expect this to be short lived, as traditionally, December and January are slower sales months, and January there should be more new listings. As promised, here is the weekly update for the Cranford Real Estate Market. Last week, I reported that there were 72 homes for sale, and few weeks prior, we had broken 60 for the first time in several months. There are now 80 homes on the market in Cranford, which is good news for buyers who are ready to start touring homes this spring. I anticipate that this number will continue to rise slightly over the coming weeks, especially as the weather gets even warmer.
