We've just released our latest market summary report for Westfield, NJ real estate. All in all, we ended the year just about flat on sales activity, but due to a surge in listing inventory, the average sales price in Westfield dropped about 10% in 2009, most of which occured in the first quarter.

Here is blog #3 about the numbers in our area. I included most of the towns we service in Union, Essex, Somerset and Morris Counties, excluding the larger markets like Newark, Elizabeth and Plainfield. In this report, we isolated just the first quarter of this year, and compared it to the first quarter of last year Total Closed Sales Q1 2008 - 298 Total Closed Sales Q1 2009 195 This is a decline of 34% in total transactions. Here are the raw numbers for Westfield, NJ Real Estate for the Month Ending October 31, 2008. Average Sales Price: $659,488 Average Days on Market: 48 Average List to Sale Price Ratio: 97% Closed Transactions: 21 The sales activity declined sharply from prior months, as the financial news in September caused buyer activity to also decline sharply due to uncertainty, and a further tightening of the credit market. There were still a good number of closings for the fall, but I anticipate this 4th quarter total to be much less than a year ago. Westfield NJ continues to be a popular option for home buyers in our area, as the quality of schools, downtown shopping, and NYC transportation have kept demand high!
