Regardless of where I go, I talk to many people, while standing in the line at the local 7-11 to sitting at Starbucks. If there is a person near me I strike up a conversation. Generally we talk about real estate, I am asked the same question over and over again "I can't buy because the banks aren't lending". The truth is simple, the banks have to lend, the only real product that the banks have to sell is cash, and they do it by making loans for houses and cars. The real estate industry has certain business practices that are considered “normal” one such business practice is the brokerage fee. Under federal and state law, it is illegal for brokers, or their agents, to discuss with other brokers and agents their brokerage fees This could be construed as price fixing. When home sellers need to sell, and turn to a real estate professional, why do they hear the same argument, from each real estate agent, justifying 6% listings? The town of Kempsville was established in 1783 and was the county seat of Princess Anne county from 1778 to 1823, in 1963 Princess Anne County was consolidated with the city of Virginia Beach. Kempsville was originally known as Kemp's Landing. Colonial Governor Lord Dunmore's forces fought the Princess Anne County militia at Kemps landing on November 14 and 15 1775 for possession of the strategically important bridge. The militia drove Lord Dunmore's forces back to Norfolk.

I grew up in Virginia beach since age 7, after moving here from Ohio. As a young boy and teenager I have vivid memories of blue crabs. During the summer all of the neighborhood kids would purchase chicken legs and head to the apartment complexes boat dock. We would than tie one piece of chick to a string of chicken and toss it in. Before you knew it, there were 20 or so lines in the water. Eventually, the lines would tighten and we would net our crabs. This would go on for hours. Eventually we had several coolers and boxes

I still think it is odd that we are in a strong buyers market, were the sellers are just giving away closing cost assistance, and the builders are including granite counter tops, tiled floors, sprinkler systems and in some cases 10 to 20,000 dollars contributions towards closing costs and down payments. So are the buyers really not buying? Based on the reports I ran this morning for the areas that I work ( Virginia Beach and Chesapeake ) home purchases dropped, significantly for the month of October compared to the same time frame a year ago. Every day that I am out at Startbucks, or going door to door in Virginia Beach or Chesapeake I get the same basic question from buyers and sellers. "Is it a good time to Buy?" or "Is it a good time to sell?". Both groups see the large number of homes for sale through out the Virginia Beach and Chesapeake areas, so it is no wonder that they have the same basic question.
