The Virginia Beach real estate market continues to show signs of improvement.  Recent trendsshow that inventory is declining, pending & closed sales are increasing.  In Tidewater, we considera healthy market to havea 6 month supply of homes, and we have just over that when factoring in pending sales.  When we exclude these pending sales, we are looking at a 7 month supply of homes!

The overall health of the Hampton Roads real estate market is showing strong signs of improvement.   With the current inventory levels holding steady and sales continuing to rise.
As with any market, the real estate market utilizes key indexes to judge the health of the market.   Based on the indexes know as the "absorption rate", "months' supply" and List Price to Sale Price (lp/sp).

It's definitely a great time to purchase a home!  We have so much inventory, the Fed has just reduced the key interest rates by 1/4 of a point, not too long ago the Fed reduced these key interest rates by a whopping half point.  Buyers listen up, if ever the was a time to purchase a home, it is now!

Virginia Beach homes sales are down from last year. But only slightly! 
Homes sales in Virginia beach are holding steady, currently 6,488 have been sold in Virginia Beach, and this is year to date. During the same period last year January to October, home sales in Virginia Beach were at 7,303. 
This is a marginal drop, in over sales for the city.  However sale prices of existing homes are 3% higher than the year before.
