Generally in real estate, the norm is a contingent fee or some percentage based on the sale price of the home.  But who is this "norm" benifitting is it one sided or is it a win-win?

The Virginia Beach real estate market continues to show signs of improvement.  Recent trendsshow that inventory is declining, pending & closed sales are increasing.  In Tidewater, we considera healthy market to havea 6 month supply of homes, and we have just over that when factoring in pending sales.  When we exclude these pending sales, we are looking at a 7 month supply of homes!

Ok I realize that we need the rain, my grass is brown and the only things that are growing now are weeds.  I have been trying to kill these weeds for years and now I am thinking maybe I should just kill off the grass and feed the weeds!  The other day we finally received just under 3" of rain during the night and today has been gloomy, dark and wet.  At least the rain is coming down slow, and the ground may have a chance to absorb the water and my grass just might start to grow again, as will … (0 comments)

Buyers listen up, and take this into consideration.  I talk to several home sellers every day.  Generally these sellers have to sell, they are either downsizing, moving out of the area, etc.  Sellers who are strongly motivated to sell are more than willing to assist the buyers with closing costs and accept lower sales price.
The trend seems to be changing ...
Lately however have been hearing a change in sellers attitudes.  Yes they still want to sell their homes, but the urgency is going away.  When the urgency goes away, so does their willingness to assist with closing costs.  Not long ago … (0 comments)

 I like to compare market trends, and generally I always find some interesting information durring my analysis.  Using my local MLS I generally compare the number of sold homes between certain periods of times.  In this analysis I am comparing 2006 1st Quarter numbers to 2007 1st Quater numbers.
