Pardee Homes Las Vegas - New Homes - Northpointe & Horizon at Eldorado Highlands - Photo Tour - 09/25/08 06:13 PM
I've been out previewing homes for out-of-town clients, and have done a mix of REO's, resales, and new homes. One stop was at Pardee Homes for their Northpointe and Horizon at Eldorado Highlands, in the north end of the Las Vegas Valley. It's not far from the new Aliante Station Casino Resort scheduled to open November 11th, and the 215 beltway. Currently at Horizon, they have single and two story models that start at 2027 square feet, and go up to 3010 square feet. Base prices at the moment range from the mid $200,000's to low $300,000's. I've been on the run, out previewing homes for clients, so though I'd share. This set are some quick shots of the Ryland Homes Davyn Ridge collection on the west side of North Las Vegas. They offer 1 and 2 story homes in sizes from 1700 to nearly 3700 square feet. Current base pricing is from the low $200,000's to mid $300,000's, with a variety of options and choice lot sizes available. With so much attention focused on the foreclosure market, the values offered from home builders are often overlooked. There are a number of incentives and upgrades that can be negotiated (4 comments)

I mentioned the Nevada Southern Railway in a blog about the quaint town to the southeast of the Las Vegas Valley... Boulder City, NV. It lies just beyond Railroad Pass, and where our Dam Neighbors live. Yes this is the town born from 1930's Hoover Dam, and still has it's 'Mayberry' style charm and remains gambling free to this day. This is where the Nevada State Railroad museum operates it's rides on the Boulder Branch Spur of track used in the building of the man made wonder that created Lake Mead. Balloonapalooza III - North Las Vegas Community Festival at Craig Ranch Park - 09/21/08 05:26 AM
I recently mentioned the third annual Balloonapalooza III in my blog on the Aliante Community in North Las Vegas. It's held at Craig Ranch Park by the city's parks and recreation department, and includes much more than the hot air balloons. It also has free concerts and entertainment, plus a carnival with rides, games and food. We had hoped to catch the Balloon Glows on Friday and Saturday nights. Unfortunately the winds didn't cooperate. Having a pilot in the house, he had checked weather with North Las Vegas Airport's automated surface observation system, but it didn't look promising. Amazon.com - Las Vegas Home to new Distribution Center - ProLogis Park North - 09/20/08 02:40 AM
<Online giant Amazon.com is opening their Southwest US Distribution Center here in the Las Vegas Valley. They've signed a 5 year lease for $8.6 million on 283,920 square feet of space in ProLogis Park North, in North Las Vegas. They are taking over half of Building 16's 513,000 square feet, which is enough to cover 13 football fields and have room to spare. The remainder had already been leased to Monster Cable just a few months ago. Amazon also has an option to take over the entire building located in the 102 acre Master Planned Business Park.

Las Vegas Real Estate Investment - Park Heights Cornerstone Redevelopment in Henderson - 09/18/08 06:28 PM
With the national economy bouncing around like a ping-pong ball, some become cautious while others have a vision of opportunity. The latter applies to Las Vegas' GSG Development, that is proposing a 40 acre mixed use project on a section of the 313 acre Cornerstone Redevelopment Site in Henderson, NV. It's part of a former industrial site located north of the 215 Beltway and Wigwam Parkway at Stephanie St., south of the Arroyo Grande Sports Complex and west of the soon to be Cornerstone Lake Park.
The project is being called Park Heights, and it calls for 1700 residential units (4 comments)

Yes, I've blogged about San Gennaro before, but it's such a big event here in Vegas, I thought it worth another mention. After all, it's grown to include spring and fall at it's location on the southwest side. Besides, I just posted about another cultural event here in our Melting Pot valley, the Hawaiian Festival in Henderson, so this was a natural fit. <I'll admit it, I'm Guilty! When I used to be a visitor to Las Vegas, I got off the plane at McCarran, jumped in a cab or limo and headed off to my hotel. I never imagined life beyond the Strip. Until.... the wise guy...I mean wise man sharing my office started showing me around. I was amazed, but one thing really hooked me, and that was seeing Lake Mead, from those Dam Neighbors in Boulder City. Las Vegas is a city that reinvests and reinvents itself, and that has led to it's amazing growth. It's almost constantly in a state of evolution. The Mirage is no exception, and after recently completing their $110 million room and suite redesign, they're getting closer to completion of the $25 million makeover of their famous landmark volcano, with the unveiling scheduled for December.

Las Vegas Real Estate News... Fannie Mae - Freddie Mac Takeover this weekend? - 09/05/08 10:27 PM
Reports are flying across the media that the expected federal takeover of the 2 mortgage giants will be happening as soon as this weekend. The plan calls for dismissing top execs and boards and placing one if not both under conservatorship. Common stock would be diluted, other securities including preferred shares would be protected by the government. The aim is to stabilize the US mortgage industry by shoring up these giants that hold or guarantee nearly 50% of the market. Reports also indicate that cash infusions to the lending giants would be done quarterly on an as needed basis, rather than (4 comments)

One of the many construction projects underway in Las Vegas is the 398 unit Luxury Condominiums being built at Palazzo adjoining the Venetian. The expected completion date is March 2010. The 50 story tower will offer residences from 1700 to a 10,000 square foot duplex villa with private pool, offering residents a view from as high as 600' above the Las Vegas Strip. Total sales for all units are expected to be in the neighborhood of $2 billion. Of course there are some incredible views from many places around Las Vegas. From luxury condos to private homes all around the valley. The same can be said of restaurants, and there are so many to chose from, especially in the resorts. If you're looking for something a little special out in suburbia, you can find one of them deep in the heart of Green Valley, at La Collina. It's at 645 Carnegie St. just above Horizon Ridge Pkwy., not far from Anthem or McDonald Ranch. It's one of Carmine Vento's establishments, and he's the Italian restaurateur of Las Vegas locals. For all the Las Vegas pet lovers out there, this Saturday, September 6, the Animal Foundation is having a dog & cat Chip & Clip from 9AM - Noon. It takes place at their Regional Animal Campus at 655 Mojave, inside the adoption tent. For just $10 you can have your pet microchipped for identification if they should get away from you, and have their nails trimmed. You can also do a trim only for $5.
The microchipping can be a lifesaver if your pet gets away from you either without their tags or loses them while they're out. (8 comments)

If you haven't heard, tomorrow, Tuesday September 2nd, Google is scheduled to release it's own beta version of a web browser called Chrome. When it becomes available the Chrome download will be at this link... http://www.google.com/chrome
Even though Google has been supporting the Mozilla Firefox browser and recently extended a contract with them through 2011, they've decided to put out their own. It's supposedly been in development for 4 years and was done to make all browsers more powerful by building a 'solid foundation for modern web applications'. In a recent blog on Inspirada Homes, I mentioned a new resort that will be opening next year. The $1 billion M Resort on St. Rose Pkwy. at Las Vegas Blvd south is 2 months ahead of schedule and opens March 2009. The project is a partnership of Anthony Marnell III, son of construction contractor Anthony Marnell of Marnell Construction and former Rio Las Vegas owner/ builder fame, and MGM Mirage.
