las vegas real estate: Is Las Vegas Running Out of Water - Draining Lake Mead? - 08/10/18 02:33 PM
Is Las Vegas running out of water?  Is it draining Lake Mead?  So often I get questions from those considering relocation, about the water supply in Las Vegas, and it's no wonder why.  There are so many stories floating around online, or just passed along by someone, that at the very least, you'd want to question if they're true.
These may include comments of Las Vegas historically being some dry, waterless and desolate place in the desert, and there is no reason why a city should even be there.  Or that the growth of Las Vegas has it taking so much … (2 comments)

las vegas real estate: Casino Montelago Reopening 2014 at Lake Las Vegas - Apparently Not - 06/26/14 06:09 PM
If you were expecting a Casino Montelago reopening in 2014 at Lake Las Vegas, well.. apparently it's not.  In spite of hopes that the new property owner, Kam Sang Company's Newage Lake Las Vegas LLC., would have a new casino operator reopen the casino this year, it may now be some time before it happens.

It wasn't for lack of trying.  Apparently the application for casino licensure, dba Newage Gaming LLC.,  had been in the works for some time. Unfortunately their application was denied by the Nevada Gaming Control Board and Gaming Commission during their May 2014 meetings. They have since filed … (1 comments)

las vegas real estate: David Perrico's Pop Evolution Band a Vegas Secret, Best in Live Music - 01/26/14 07:39 AM
David Perrico's Pop Evolution Band, a Vegas Secret, appears on select Tuesdays at the Stratosphere Hotel & Casino Theater. It is Live Music at it's best, with an amazing 20 piece band.   Now don't get the impression that this is a simply a swing or jazz band from your parents or grandparents age.  The 'Pop Evolution' name will give you your first clue. As the Big Bands have played the popular music of their times, this band has evolved to create much more contemporary music. You'll hear  songs from Rush, Sting, Heart, Van Halen, Motley Crue, Foreigner, India Arie, Britney Spears, Cee Lo, and Chicago. … (0 comments)

las vegas real estate: Cadence NV - New Las Vegas Master Planned Community in Henderson, NV - 01/16/14 04:16 PM

Cadence NV will be the newest Las Vegas Master Planned Community in Henderson, NV., the southeast area of the Las Vegas valley. With new homes, parks, office and retail, the development is being called a 'city within a city.' It's scheduled to come online in 2014 with two new home builders currently on board, Lennar and Woodside, and commercial sales and leasing already underway.

The project is being developed by Landwell, who reclaimed the land as a 400 acre portion of the 2200 acres had prior industrial use. They've spent more than $125 million on testing and remediation to restore that land section, so that the entire parcel … (0 comments)

las vegas real estate: Las Vegas Home Buying or Selling a Home in Las Vegas - 06/03/13 09:06 PM
Whether you're looking to buy a home in Las Vegas or thinking of selling your Las Vegas home, since you're here, you're obviously searching the Internet for information. But that's just it, there's so much information out there some of it may have you scratching your head, or leading you in the wrong direction.   I get calls and emails all the time, or just from general conversation, and hear so much of the misinformation that gets spread around. From 'leading expert' websites often quoted in the media to comments made online, or those who heard something from friends. It … (0 comments)

Rock Vault - Best show in Vegas to me! Hey, don't take my word for it, that was a comment from a 24 year old, and echoed from so many of our guests, friends, and clients of all ages who have seen this show. Awesome, amazing, outstanding, are among the many other positive adjectives that follow the performance. For fans of Classic Rock, Raiding the Rock Vault is a Vegas show you'll surely want to see. It's performed by Rockstars who have played with some of the greatest bands of the era.
Going beyond my personal circle, in the short … (4 comments)

las vegas real estate: Buying New Las Vegas Homes - Las Vegas Home Builders' Sales Rise - 02/18/13 06:41 PM

New Home sales in Las Vegas are on the rise, and said to be up 42% over last year. While not anywhere near the numbers built during the boom years it's been a significant increase. Pricing on both new and resale homes has also been rising, as well as vacant land sale values as Las Vegas home builders scramble to find new parcels to develop.

But some are asking why? There are plenty of homes available in the Las Vegas Valley, tons of foreclosures and short sales, vacant homes everywhere! That's the impression so many have from the media and online … (0 comments)

Las Vegas has one of the most recognizable, and brightest, skylines in the world. Las Vegas strip views are popular with visitors as well as home and luxury condominium buyers. With the normally great visibility the views and activity of the entire valley are amazing.

That's why, when I saw this time lapse video, I knew it was something to share. It was shot by Phillip Bloom from one location, in one of the three tower condos of MGM Signature, just off the famed Las Vegas Strip next to MGM Grand. Titled … (8 comments)

Click for Full Screen Slideshow My last post was about Las Vegas local Domenick Allen's 'Vinyl' Rock Show at Hard Rock Cafe on the Strip. The event, sponsored by Cadillac of Las Vegas, benefited the USMC Toys for Tots. It was an absolutely amazing show, and for such a great cause. It even had this thumbs up from Broadway World the day before, so I'd have to say they already knew the quality of the performance to come. The show was also webcast live by Tour TV and you can watch it here with Part 1 and Part 2.

Located in the heart of downtown, you could say that Symphony Park is setting the tone for the future of Las Vegas, NV. It has become the center for orchestrating the diversification of the local economy, a new base for arts and culture, and a showcase for conservation and green building in a state already poised to become a leader in renewable energy, at the newly titled Nevada National Security Site that may also have additional future uses for energy, technology experimentation and jobs.
This project was originally named Union Park, after the former Union Pacific rail yards that … (2 comments)

las vegas real estate: Las Vegas New Homes - Pardee Homes Serrano at Mountain's Edge Photo Tour - 06/25/10 12:14 PM

Mountain's Edge in the southwest Las Vegas Valley has been ranked by RCLCO as one of thetop selling Master Planned Communities for several years, and as you'll soon see for yourself, Pardee Homes Serrano is part of the reason why it's held near the very top.
The 3500 acre build-out for this master planned community offers some incredible values. Combining this with record low interest rates makes these new homes even more affordable, in many cases less than the cost of renting, and with any added tax deduction benefits of home ownership.

In 2007 Mountain's Edge opened Exploration Park, … (0 comments)

Part 3 of a Series, Las Vegas Buyer's Agent vs. Self Service Internet Home Buying - Part 1 Click Here

The internet is a wonderful tool, but unfortunately it's far from perfect. There are hoaxes, spam, scams, and misinformation that you have to endure and must sort out good from bad. Real Estate information isn't exempt, no matter how well known a website may be, and let's face it, these days it appears everyone and their uncle has some sort of online real estate search.
The big question is how accurate is this information. If you live in a market … (3 comments)

New Homes in Las Vegas, just as resale homes, have had prices drop due to the competition from foreclosures and short sales. In some cases these new homes in standing inventory can be priced at roughly $100 a square foot or less, offering a tremendous value. Not only because they have a builder's warranty versus the as-is of a foreclosure, they may also have added upgrades, and in some cases can be finished to the buyer's preferences. They also tend to have less … (0 comments)

That is just a sliver of the Las Vegas Valley, only one section to the west. A hypothetical part of a post I made last year has unfortunately come true, the former Las Vegas home of Liberace has been caught up in foreclosure. The details of what has been taking shape, including pending litigation, can be found in an AOL News Story by local freelance journalist Steve Friess. He also has a post in his Vegas Happens Here blog with more on the story and some pictures of the elaborate interior. The home is not currently listed for sale, and with pending litigation it's difficult to give any timeframe of if or … (6 comments)

las vegas real estate: Las Vegas Home Sales BOOM in April 2009 - Up 78.3% as Las Vegas Home Buyers and Investors Grab Bargains - 05/08/09 11:13 AM

This according to the Greater Las Vegas Association of REALTORS® figures as reported here in the Las Vegas Sun. It's a 78.3% increase above April 2008 sales, and up 7.3% over the previous month's gains.

The article also noted a whopping 40% 'price drop', April 2008 to April 2009. Las Vegas foreclosed homes continue to dominate sales, driving down median price. Many first time home buyers are taking advantage of the $8,000 tax credit, all buyers the much more affordable pricing and low interest rates, while investors see opportunity in potential income producing rental properties.

las vegas real estate: Las Vegas Home Gardens - Pictures of the Desert in Bloom and Ethel M Cactus Gardens - 04/30/09 09:17 AM

With a nearly year round growing season, Las Vegas has some incredible plants and flowers. Coming from the colder climates of the east, it was such a pleasure to see so much color and life throughout the year. No more cabin fever from the dreary days of waiting for spring to arrive.

Of course there are many familiar plants and flowers that grow very well here and last so long. That wasn't much of a surprise, although visiting well stocked nurseries and garden centers in late fall, and what are considered winter months in most places, … (6 comments)
