What does it mean to be a closer? Sell the buyer on a home they don’t need or don’t want? Glossing over some obvious deficiencies of a property? Downplaying the client’s concern over the traffic noise? (“You’ll get used to it.”) Telling the buyer the home will be gone by tomorrow so you better make an offer right now, even it that’s not likely to happen? Finding a home for a renter can be a challenge around here – that’s Seattle and environs. Many apartment complexes have been converted to condos already and many more are on the drawing board. That’s driving up rental prices for apartments and houses alike. Still, helping to find a rental for a relocation client can be rewarding. One of my listing clients, whom I have never met in person, looked to rent his home and the renters-to-be contacted me. The phone rang. “Fred” here, may I speak with Frances Ann, please?” That’s my wife and the mortgage consultant in this family. “I have an offer here and need to know more about the buyer’s financial circumstances,” Fred added. I told him my wife was out but would call him back. Then I asked: “You aren’t by any chance the Fred whose FSBO sale home I previewed for the Smiths, my out-of town client, on Saturday? “Oh, yes, that’s me; I had no idea that the number the Smith’s gave me for their loan officer was your wife,” the FSBO said.

Finding my Way with Directions, Maps and Technology – which GPS is the Best? - 09/18/06 02:59 PM
During a recent all-day home showing trip my relocation client remarked that in France nearly everybody had a GPS device to find their way around. His comment must have been prompted by my u-turn and look of disgust on my countenance. Of all places I’ve lived – and there are many – Seattle and environs have to be the most confusing when it comes to finding your way. Here, instead of names we use numbers and directions, i.e., NW, and location designations like ST, AVE, CT, LN, PL, etc. That would be all fine and good if the roads were all

Calls via the Internet: Voice with VoIP - 09/16/06 03:40 PM
Another tool that’s changed my daily routine is using the Internet for phone calls. I was paying the local phone company about $40 a month just for the privilege of having a land line. (A good chunk of that money went for taxes.) When I decided to take the plunge late last year I chose a company called SunRocket. A tech-savvy friend used it and my internet research showed that he had plenty of company supporting his recommendation. Before you cut the “um-bil(l)-ical” cord you should know that the quality of any VoIP phone is not as good as the landline

Too large for Email? There’s a Cure for Your “Over-Byte.” - 09/16/06 03:33 PM
The Northwest Multiple Listing Service (NWMLS) recently introduced a feature called “Attached Documents” such as would be the Legal Description of a property. The listing agent uploads the “contact-critical” document and the agent representing the buyer downloads it and includes it as part of the offer. This is a step in the right direction but it’s hardly revolutionary. Anybody with access to the internet and access to a server can use this concept as a value-added feature for client service. Remember the promise of the paper-less society? Any business person but especially real estate road worriers (and that’s not a spelling error) were looking forward to less fiber in their business communication diet. Unfortunately, as a society we are moving in the wrong direction, producing more paper as a result of the electronic age. The real estate profession does its part to contribute to the paper flood.
