How Long Does It Take You To Respond To An Email?

There’s no set answer to this in my opinion. I’m just curious on the average time during the hours of say 8am to 7pm. My question is prompted by a recent scenario that left me scratching my head.

I left a VM for an agent last Sunday to check and see if a vacant bank owned property was still available for showings. After I didn’t hear back I sent an email Monday and then Tuesday my client and I decided we would head out to see it even though I hadn’t received a response to my call or email. It’s a Fannie Mae property and I went ahead and took the steps to submit an offer online Wednesday. I like to let the listing agent know when I’ve done this so I went ahead and responded off my first email to keep the chain organized. At 7pm last night I received an email response with yes, it’s still available please go ahead and show.

Pause…..

Ummm…thanks, I think. Hope you didn't stress yourself out responding so fast. Are you so far behind on your emails that you haven’t seen I’ve already submitted an offer?? Did my voice mail go into a black hole? My email response time varies, most are within an hour but, if I’m driving and out showing it might be a couple hours. No typing and driving for this girl. I know for darn sure it’s never more than 24 though, not even close.

Alexandria Real Estate continued to see strong sales in April 2013. There were 409 listings sold in March 2013 and in April that number increased to 459 homes sold. Days on the market continue to be low, decreasing down to just 9 in April with a median seller subsidy of zero. The lack of closing assistance from sellers and low days on the market continue to stand out and display what the current market conditions are in Alexandria Va. Sellers are experiencing multiple offers, sometimes within just hours of their house becoming an active listing. Buyers are competing with one another and escalation addendums have once again become common to see attached with an offer.

Monthly sales year to date as compared to 2012 have increased and buyers continue to take advantage of low interest rates. Great Waves Water Park Alexandria, Va

Great Waves Water Park located on Eisenhower Avenue in Alexandria, Va will open on Memorial Day weekend for its 2013 season. The park has speed slides, tube slides, a wave pool and waterfalls to cool off in during the hot summer months. They also have a kid zone for the little ones to enjoy the water in. Paradise Play is a 2,400 square foot playground for kids ages 3-12. It’s 30 feet tall with slides, mazes, a rock wall and pogo bouncers.

Great Waves Water Park has much more to offer than just water activities. Their state of the art batting cages feature slow and fast pitch soft ball or baseball with various speed controls. There’s also mini golf at Great Waves. The 18 hole course has lots of obstacles to play through. Rip-Tide café is the place to head when you get hungry. They offer hot dogs, hamburgers, chicken tenders, and funnel cakes. Dippin’ Dots are also available for those in the mood for ice cream after their meal.

I don’t think I ever imagined Living A Dream Real Estate would receive a review on Yelp but, last week we did! It’s very exciting for a small company like ours to receive something so meaningful from a client. Everyone is busy and the fact that he took time to write a review and be the first person to put Living A Dream on Yelp is priceless and humbling all at the same time.

Yelp is a great tool to visit when you're curious about reviews on a local business. You can search by business name, city, or general term such as "real estate company" to find what you're looking for. As of January 2013 the site had over 100 million monthly unique visitors up from 71 million the same time last year. Customer service is imperative to be successful and it's a wonderful feeling when a client is pleased enough to write a review on the job you did for them.

Happy Mother’s Day Mom

Mother’s Day is always a day I look forward too. It honors one of the most important people in my life. My Mom is the most caring and compassionate person I know. This weekend will be spent with family, hopefully my Mom lets my Dad and me take care of things for a change. She always does the cooking, takes care of my grandparents, takes care of the house, the animals…the list goes on and on. I admire my Mom; as I’ve gotten older she’s gone from not just being my Mom but, also my best friend. We can talk about anything; I’ll call when I have exciting news or a bad day, she’s bailed me out of a cooking disaster on more than one occasion, and I always consult with her when it comes time for interior decorating. Most of all she’s taught me to be a better person, not to worry about the little things, and always stay true to myself.

Moms have a tough job, one that all too often isn’t appreciated nearly enough. I hope on Mother’s Day everyone is honoring their Mom in their own special way. Happy Mother's Day to all the amazing Mom's out there.

Viva Vienna Memorial Day Festival 2013

Viva Vienna is a community celebration in Vienna, Va that takes place over Memorial Day Weekend. The festival is held along historic Church Street and runs from Lawyers Road to Mill Street. The old Vienna train station and Caboose serve as the anchor for the event. Food, crafts, carnival rides, and music all raise over $100k each year for local and international charities. This year there will be over 300 vendors and 50,000 guests are expected. Viva Vienna is sponsored by the Vienna Rotary Club and a Memorial Day tribute is held at noon on Monday.

Viva Vienna will also include an electronic waste recycling program. The center will be setup in the parking lot of James Madison High School and open from noon to 6pm Sunday and Monday. Computers, keyboards, modems, and printers will all be accepted. TV’s will not be permitted.

Submitting An Offer: Your Lender Matters

Lenders are important for many reasons and choosing the right one to handle your financing needs is just as important as selecting the right agent. Their importance goes well beyond working on a buyers financing after an offer gets accepted. The current market in Northern Va is fast paced and multiple offers are happening frequently. As a listing agent I always contact lenders on presented offers to get feedback on the potential buyers financing. This doesn’t mean deals can’t still fall through but, I feel a lot more comfortable when I sit down with my sellers and share with them I've spoken to the lender who will be handling the financing.

I had two offers come in on a listing over the weekend. I called loan officers the same day I received them and left messages. One loan officer called back within a couple hours; crickets from the other. The weekend passed and I tried again Monday to make contact. My sellers wanted to make a decision by 5pm Monday night. The offer my sellers were leaning towards was the same one whose loan officer I hadn’t heard back from. I let the agent know the challenge I was having getting in touch with him and she didn’t seem to think it should make a difference.

Well…it did make a difference. When 5pm rolled around I updated my clients that I hadn’t talked to the loan officer and they made the decision to go with the other offer. The offers were close but, in the end no communication from a lender cost one of the buyers from being selected. Communication is required in the real estate business and that includes lenders. With the option of text, email, and phone it's not all that difficult to return someone's message. Choose your lender wisely!

Condo Sales in Alexandria, VA April 2013

Alexandria Va condo sales resulted in a median sales price of $264,250 for the month of April 2013. Median days on the market was 13 and median seller subsidy was zero. This is an increase from March’s median sale price of $260,500 and days on the market remained about the same.

What Does This Mean For The Alexandria Condo Market?

An increase in median sales price, no seller subsidies, and continued low days on the market all display the sellers market that Alexandria is experiencing with not only condos but, townhome and single family homes as well. Low interest rates continue to entice buyers into the market and sellers are often experiencing multiple offer situations. In April 2013 Alexandria condos sold at 97.83% of list price. The chart below shows the number of condos sold also increased in April 2013 as compared to last month. During the same time period last year there were 120 condos sold.

Kingstowne Monthly Sales Comparison 2012 vs. 2013

There were 34 single family homes sold in April. Median sales price in Kingstowne for April is $481,000 a slight decrease from last month when the median sale price was $485,000. Average days on the market was extremely low in April at just 7. Sellers are seeing 99.43% of list price. The median seller subsidy for April is $273. These statistics are telling of the current sellers market in Kingstowne. Inventory remains low and sellers are enjoying 99%+ of list price while also paying very little buyer closing costs.

There were 40 townhomes sold in April. The median sales price for townhomes in Kingstowne for April is $419,950, an increase from last month when the median sale price was $401,850. Average days on the market in April were just 6, and sellers saw 98.89% of list price. Median seller subsidy was zero, again a very powerful statistic showing the current sellers market Kingstowne and the Alexandria VA area are experiencing.

The National Cinco De Mayo Festival will take place in DC on Sunday May 5, 2013. It runs from noon to 6pm and is held rain or shine. The festival is free and open to the public.

The Cinco De Mayo Festival features live music, dancing, arts and crafts, food, and activities for the whole family. The Maru Montero Dance Company, a non-profit committed to promoting Latin culture in the United States will host the festival which takes place on the National Mall in Washington DC. Over the years the festival has grown and is now known as a Latin American Family Reunion.

Public parking is limited around the National Mall and it’s recommended to use metro. The closest metro station is the Smithsonian. There are many free parking spots along the mall but, they tend to fill quickly and are limited to 2 hours.

Home Inspections Aren’t Just For Buyers

Home Inspections are more often than not something a buyer wants done prior to purchasing a home. While not mandatory in Virginia I’d never recommend anyone buy a home without getting an inspection. Sure, it costs money but, it’s money well spent on what’s likely one of life’s biggest investments. Home inspections are to a house what a physical is to a person. There’s no pass or fail but, it’s important to know the overall condition of the house before you decide to move forward with the purchase.

Pre-Listing Inspections

Too many people think home inspections are just for buyers. Inspections are just as useful for sellers. Pre-listing home inspections provide sellers with an idea of maintenance items that need to be taken care of. That small problem that’s been put off for years may have turned into a large one. If you’re like the majority of sellers the last time you had an inspection done was when you bought the house. New problems may have come up that you’re not aware of.

Know The Condition of Your Home

A pre-listing inspection can actually take stress out of the selling process. You know what you’re dealing with upfront. There won’t be surprises coming when the buyer has their inspection completed. If you have taken care of repairs up front it’s less likely you’ll be facing a buyer request to lower the sale price due to repairs or ask for a credit that may be higher than what the actual cost to repair is.

Maintain Your Investment

Homes inspections are a great way to know what needs attention throughout the time you own your home. Why not get one every couple of years? It’s a professional report informing you of areas that need repair or maintenance in your home. Owning a home is a big investment and one that requires maintenance. Failing to maintain your investment will cost you far more down the road than continual maintenance over the course of living there.

Is The Price Flexible?

I’ve been asked is the price flexible multiple times this week. I have to wonder when agents ask…are they testing me?

Is this a test to see if I know the Code of Ethics?

Is this a test to see if I don’t know that disclosing that information would be a violation of confidence?

Or maybe they just think I’m dumb?

One thing I do know is I’ll never disclose my client’s personal or financial information. It’s a waste of time to ask me if the price is flexible. Whether I know the answer or not it’s never going to be disclosed. So, if your client is interested in one of my listings submit an offer and we’ll go from there.
