Jumbo Conforming and Jumbo FHA Mortgage Loan Limits Expire September 30, 2011 
Over the last few years, the government has funded mortgages as large as $729,750 in high-cost areas throughout the country. Those loan limits were temporarily increased because the economy was struggling and many lenders would have refused to make those loans without the government covering the risk of default. As of September 30, 2011 those loan limits are due to expire.What's the big deal?  Mortgage rates are typically much lower when they are supplied through Fannie Mae and Freddie Mac. mortgages: FHA Mortgage Insurance Premiums - 03/29/11 02:44 AM
FHA News- For FHA loans dated on or after April 18th 2011 the mortgage insurance premiums are changing. This is the current situation:  the upfront premium is 1% of the base loan amount (determined by the sales price - the down payment) and then this 1% is added to the base loan amount and the loan amount is created.
The monthly premium is .9% x the base loan amount and this amount is divided by 12 and the result is the monthly premium.
The new premiums are:
Upfront = 1.25% (instead of 1%)
Monthly = 1.15% (instead of .9%)
