&lt;p&gt;The community abounds with activities for seniors, is close to several golf courses and has a grand pool and activity center.&amp;nbsp; Home range in price from $175,000 to almost $300,000 depending and size and amenities.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I highly recommend you use a qualified Realtor&amp;reg; when shopping for a home in here due to the range of prices.&lt;/p&gt;

&lt;p&gt;Homeowners, in this neighborhood will not be lonely, I have participated in events designed for the community and they are well attended.&amp;nbsp; A drive through the community almost always nets waves from bicyclist and joggers.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Katy Real Estate News - The Difference Between Bank and Tax Foreclosures (Buying Them in Texas)&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Several people ask me the difference between the bank foreclosures and tax foreclosures.&amp;nbsp; I have highlighted some of the differences below.&amp;nbsp; &lt;em&gt;(Note - These rules apply in Texas and may be different in your state - also I do not guarantee this information - as it can change).&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Advantages of Bank Foreclosures&lt;/strong&gt; - In Texas, at least the key difference between tax foreclosures and bank foreclosures is a redemption period.&amp;nbsp; When you buy a home at a bank foreclosure you can literally sell the property within days (there are times when this is not the case - but it is a good general rule - still investigate this for yourself).&amp;nbsp; How soon they sell is generally based on the price you want to sell it for and the skill of your realtor.&amp;nbsp; Also, the advantage of a bank foreclosure is you generally get a pretty clear title.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Ups and Downs of Tax Foreclosures&lt;/strong&gt; - In Texas, you can usually &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;not, &lt;/span&gt;&lt;/strong&gt;sell property you buy at a tax foreclosure right away.&amp;nbsp; This is a big disadvantage for people who want to buy and flip property.&amp;nbsp; The person who owned the property before the tax foreclosure has a period of time that they can buy the property back (usually sometime between 6 months and four years).&amp;nbsp; Now the person who buys the property back has to pay you a hefty interest rate of 25%.&amp;nbsp; This can be a nice return on your investment.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So bank foreclosures offer you clearer title and usually a quicker turn around period than a tax foreclosure - why would any one ever buy a tax foreclosure?&amp;nbsp; The honest truth is you can usually by a tax foreclosure for less (sometimes a lot less than a bank foreclosure) - they just come with more challenges.&lt;/p&gt;
&lt;p&gt;Experienced investors can easily navigate both (if you are not experienced make sure your realtor or advisor is).&lt;/p&gt;

&lt;p&gt;Thai Spice has recently located to Katy.&amp;nbsp; The restaurant is just north oh Highland Knolls on Mason Road (close to Block Buster).&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We have already eaten at this restaurant many times and we have been thrilled with the food.&amp;nbsp; Diners can choose to eat very healthy and can choose to indulge, either way the food and service is excellent.&amp;nbsp; From traditional Thai favorites like Satay, Thai Tea and Thai Salads to indulgences like homemade chocolate cake you will simply enjoy Thai Spice.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;Despite a rough housing market for most of the country, Katy home sales continue to be strong.&amp;nbsp; Katy Waterfront Homes sales show some real signs for growth as well.&lt;/p&gt;
&lt;p&gt;From January 1&lt;sup&gt;st&lt;/sup&gt; through August 22&lt;sup&gt;nd&lt;/sup&gt; of 2007 36 waterfront homes sold - The average waterfront home sold for around $475,000 (with some selling from $138,000 to $925,000).&amp;nbsp; The average waterfront home was on the market for 83 days.&amp;nbsp; So 2007 was a big wave of good news.&lt;/p&gt;
&lt;p&gt;Through the same period for 2008 the tide continued to rise.&amp;nbsp; Forty-three waterfront homes sold. &amp;nbsp;The average price was $501,000, a nice increase.&amp;nbsp; The average waterfront home sold in less than 70 days.&amp;nbsp; Homes ranged in price from $111,000 to over $1,000,000.&amp;nbsp; Therefore the demand for waterfront homes in Katy remains strong despite national conditions.&lt;/p&gt;

&lt;p&gt;Through the same period for 2008 - A few less golf course homes have sold but the average price increased to over $420,000 (largely driven by a few luxury golf course homes).&amp;nbsp; Therefore the demand for golf course homes in Katy remains strong despite national conditions.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;Despite a rough housing market for most of the country, Katy Texas Luxury Homes Sales continue to thrive.&lt;/p&gt;
&lt;p&gt;From January 1&lt;sup&gt;st&lt;/sup&gt; through August 22&lt;sup&gt;nd&lt;/sup&gt; of 2007 - over 25 luxury homes had sold between $750,000 and $1,275,000.&amp;nbsp; The average days on the market for these prestigious homes was 170 days and the average price was $922,000.&lt;/p&gt;
&lt;p&gt;Through the same period for 2008 - 22 luxury homes have sold (so the unit number is off slightly) however the average price increased to $930,874.&amp;nbsp; More importantly the days on the market decreased lowered to only 93 days.&amp;nbsp; Therefore the demand for luxury homes in Katy remains strong despite national conditions.&lt;/p&gt;

&lt;p&gt;As a child many of us have warm memories of neighbors standing out in the front yard chatting.&amp;nbsp; We reminisce about the man down the street who would show up exactly when you need him to help move the sofa (with the hide a bed no less).&amp;nbsp; Many former inner city dwellers remember block parties and the feeling of safety and security the neighbors represented even if your borough was not considered one of the safest.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;With all the modern conveniences of today one can find it easy to lose the close connections to our neighbors.&amp;nbsp; We pull directly into our garage using our garage door openers and walk directly into our air conditioned home and sit down for dinner.&amp;nbsp; Many people go months or years without even knowing the first name of the person who waves hello next door.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The fact that a sense of community can still exist is a wonderful piece of news.&amp;nbsp; The fact that these things can be found within a neighborhood featuring custom homes is even more surprising.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Bayou Oaks, a small pocket of the Cinco Forest Section of Cinco Ranch features high end and custom homes.&amp;nbsp; Homes range from the mid $300,000 to over $600,000.&amp;nbsp; Many of the homes feature high end media rooms, epicurean kitchens and a few even feature pool houses and guest quarters.&amp;nbsp; The custom look of the homes and the gated section of the community attracted Jennifer Forrest to the neighborhood.&amp;nbsp; She marveled at the green space and the nearby nature reserve.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The small nature reserve features dozens of species of birds, wild life and a lagoon with turtles and even a few small alligators.&amp;nbsp; Families can be seen enjoying the nature preserve and pocket parks almost every evening.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Each neighbor interviewed also praised the schools.&amp;nbsp; They neighborhood even banded together to host a fundraiser for Williams Elementary featuring a fashion show by J. Barton and food from area restaurants like P.F. Chang's, Sushi Hana and El Jarrito.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Tracy Schlessman like, Jennifer Forrest before her, was also drawn to the beauty of the neighborhood.&amp;nbsp; However, the sense of community has been the most important factor in her decision to stay in the neighborhood.&amp;nbsp; As the V.P. of Sales for a major company Tracy has had little time in the past to mingle with neighbors.&amp;nbsp; However, when she moved to Bayou Oaks she was made to feel welcome immediately.&amp;nbsp; The women on the street hosted a lunch on her behalf, invited her to events and made to feel like an important part of the neighborhood.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Both women spoke of how the neighbors on their street look out for each other.&amp;nbsp; There is little worry if you are running a few minutes late to meet the bus; someone will be there to make sure your children are watched over safely.&amp;nbsp; They two also shared stories of late night visits to neighbor's homes to watch out for each other in times of crisis.&amp;nbsp; Jennifer shared that the kid's on the street often stop by to check with her husband, local Orthodontist Kim Forrest if they have a wiggly tooth or if they get hit in the mouth during play.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Their street has also rallied to have a block party at Halloween where the adults and children dressed up and shared candy and pizza.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Neighbor Becky Cleason pointed out that many neighborhoods in Katy see a heavy influx of out of state buyers.&amp;nbsp; Out of state buyers come to Bayou Oaks as well but a high number of buyers are from nearby neighborhoods that move to Bayou Oaks because of the great things they have heard about the small but well respected community.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The neighborhood also has a prime location, just south of Wertheimer Parkway and just west of Peek Road.&amp;nbsp; Nearby shopping is incredible with an influx of high end shops.&amp;nbsp; New upscale restaurants are now just a few moments away.&amp;nbsp; The location of this neighborhood lends itself to an easy commute via the Westpark Tollway, 99 or I-10.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Many people shop for a home, however more and more home shoppers search for a great neighborhood then try to find the home that best fits their needs within that neighborhood.&amp;nbsp; This shift in how people look for homes can only benefit the fortunate few who share Bayou Oaks as home.&amp;nbsp; If a home shopper chooses correctly, the sweet thoughts of block parties and the wonderful relationships with the next door neighbor may not be memories of the distant past, but just a recollection from the previous day.&lt;/p&gt;

&lt;p&gt;This rate of return was not uncommon around the country during the real estate boom.&amp;nbsp; However, Katy Real Estate has remained relatively affordable over the same time and this Katy Realtor will tell you that this rate of return is wonderful.&lt;/p&gt;
&lt;p&gt;Homes in Grand Lakes range from the high $100,000 to over $500,000 and is an excellent community to raise a family in.&amp;nbsp; Grand Lakes is also zoned to excellent Katy Schools.&lt;/p&gt;

&lt;p&gt;Katy Real Estate News - An overview of the Houston Housing Market by Mike Inselmann of Metrostudy&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;By Katy Real Estate Expert Timothy Sojka 713-822-2152&lt;/p&gt;
&lt;p&gt;At a recent GHBA (Greater Houston Builder Association) meeting, Mike Inselmann the president of prestigious Metrostudy Housing Research firm gave an overview of the Houston Area Real estate market.&amp;nbsp; Below are the highlights of this presentation.&lt;/p&gt;
&lt;p&gt;First you must understand that there is no national housing market.&amp;nbsp; The media is telling the entire nation that there is a national housing crisis.&amp;nbsp; However, this may not be completely true.&amp;nbsp; Yes, some markets are struggling.&amp;nbsp; However, the Houston market and most Texas metropolitan areas are doing fairly well.&amp;nbsp; Most Texas markets are experiencing at least mild appreciation.&lt;/p&gt;
&lt;p&gt;The mortgage issues have taken their toll on Texas, slowing what may otherwise be a very robust economy.&amp;nbsp; Still job growth is strong enough to deliver the steady slow appreciation we have enjoyed.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Remember, although the rest of the country may continue to struggle, there is no national housing market and the Houston market as a whole is doing fairly well.&amp;nbsp; Mr. Inselmann, used a very powerful analogy, to explain the Houston Housing Market in its current condition.&lt;/p&gt;
&lt;p&gt;Earlier this decade, some baseball players (many who may have been juiced up with steroids) were hitting 50, 60 and even 70 home runs.&amp;nbsp; However, before the steroid era 30 home runs was a good season, 40 home runs was a great season, and 50 home runs was a career year.&amp;nbsp; Many Hall of Fame Power Hitters never even hit 50 home runs in a season (Hank Aaron and Willie Mays come to mind).&amp;nbsp; However, we got spoiled by the steroids so now 40 or 50 home runs do not seem as great.&lt;/p&gt;
&lt;p&gt;The Houston real estate market is fairly solid now.&amp;nbsp; The market is actually quite similar to 2003-2004.&amp;nbsp; However, in 2005 and 2006 lenders really began taking advantage of sub-prime lending programs and no document loans.&amp;nbsp; Many of these bad loans got people into homes that they could not afford over the long term.&amp;nbsp; These poor loans were similar to Real Estate Steriods.&amp;nbsp; Much like the steroid-juiced baseball players the real estate market performed at a level well above the norm.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Even the market may not be as strong as 2006 for some time, Mr. Inselmann did give some fairly encouraging news though.&lt;/p&gt;
&lt;p&gt;Job growth in Houston has been robust.&amp;nbsp; Houston has enjoyed a whopping 17% of the national job growth.&amp;nbsp; In 2008 approximately 80,000 jobs are expected to come to Houston and 2009 is looking just as promising.&amp;nbsp; Of the 80,000 jobs at least 18,000 will be high paying professional jobs.&lt;/p&gt;
&lt;p&gt;Another positive note is that more people are renting now than anytime before&amp;nbsp;in the Houston economy.&amp;nbsp; Although not encouraging on the surface, think of each renter as someone who wants to buy a home when they are financially ready.&amp;nbsp; Even more importantly many of these people may be ready, however, they are waiting for positive indicators to move forward (personal aside - maybe if the media stops saying the sky is falling - these people will move forward).&lt;/p&gt;
&lt;p&gt;So there are some very strong indicators that the Houston Housing market will continue to perform well.&amp;nbsp; No the sky is not falling, the market is just fine, however, do not expect for the market to perform like 2006 in the near future.&amp;nbsp; Let me use another analogy of my own.&amp;nbsp; Consider 2006 like a great year for a bottle of wine.&amp;nbsp; Realtors will always remember it fondly and think it has a wonderful bouquet.&amp;nbsp; However, some homeowners whose homes were foreclosed on may think it was too syrupy sweet.&amp;nbsp; The upcoming years should be at least a very decent crop - however, the bouquet should be more balanced and palatable for all.&lt;/p&gt;

&lt;p&gt;I have recently found out about a new commercial project in our area. &amp;nbsp;The Simon Property Group is planning to build a 1,000,000 sq.ft. shopping mall on the north side of I-10 in between 99 and Mason. &amp;nbsp;This mall will include a Macy's and Dillard's. &amp;nbsp;This is the same company that just built the large outlet mall on 290 near Cypress Landing. . &amp;nbsp; This goes to show Katy is one of the fastest growing areas in Houston. &amp;nbsp;I have attached a link for a link for the new mall called the Grand. &amp;nbsp; &lt;a href="http://www.simon.com/about_simon/development/on_the_horizon.aspx"&gt;http://www.simon.com/about_simon/development/on_the_horizon.aspx&lt;/a&gt;&lt;/p&gt;

&lt;p&gt;Cinco Ranch, in Katy Texas, is still one of the best destinations for Houston and Katy Relocations.&amp;nbsp; The high-end market in Cinco Ranch continues to thrive.&amp;nbsp; Houston and Katy have not seen the same negative real estate downturn as the rest of the country, still few if any neighborhoods have flourished like Cinco Ranch.&lt;/p&gt;
&lt;p&gt;Cinco Ranch homes sales range from the high $100,000's to well over $1,000,000.&lt;/p&gt;
&lt;p&gt;This article highlights high-end homes in Cinco Ranch (only homes above $500,000), a favorite of the Houston Relocation crowd.&lt;/p&gt;
&lt;p&gt;Year over year sales (2007 vs. 2006) on homes over $500,000 are staggering.&amp;nbsp; In 2006, 26 homes sold above the $500,000 mark (ranging from $505,000 to $980,000).&amp;nbsp; The average high end home sold for $747,000.&amp;nbsp; The average days on the market were 209 days.&lt;/p&gt;
&lt;p&gt;In 2007, 38 homes sold above $500,000 (a 46% increase) and home sales ranged from $515,000 to over $1,200,000.&amp;nbsp; The average high end home sold for $781,000 (a 4.5% increase).&amp;nbsp; The most impressive stat was that the days on the market decreased to only 129 days (this is a sign of a very healthy market)&lt;/p&gt;
&lt;p&gt;So basically in a market that many call soft, Cinco Ranch really flourished.&amp;nbsp; Cinco Ranch is one of the best brand names in real estate.&amp;nbsp; If you are considering relocating to Katy or West Houston I highly recommend you consult your relocation company and let them know this information.&lt;/p&gt;

&lt;p&gt;A question that I get asked often is what is a master planned community and how is it different from a normal neighborhood?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let's use an example from Katy Texas.&amp;nbsp; I live in Chesterfield (a neighborhood but not a master planned community)&amp;nbsp; Chesterfield is an awesome neighborhood with a pool, tennis courts; it is close to dining and recreation.&amp;nbsp; The neighborhood has beautiful home and mature trees.&amp;nbsp; Some neighborhoods even have lakes or walking trails.&amp;nbsp; Chesterfield is truly stunning.&amp;nbsp; However it is still not a master planned community.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;A master planned community has pad sites set aside for retail and restaurants.&amp;nbsp; Additionally lakes, hiking trails, bike routes, parks and small waterparks (all of these or at least a few are part of the master planning) are worked into the community.&amp;nbsp; High speed internet and high tech pest control systems may be mandated by the community.&amp;nbsp; School sites are planned in advance and so much more.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Master planning a community is more than just coming up with an idea for a neighborhood, naming it, building the entry and dividing lots.&amp;nbsp; A master planned community like Cinco Ranch, Grand Lakes, Seven Meadows or Firethorne can take a dozen years to build out.&lt;/p&gt;
