Katy Triathlon at Firethorne a Run-Away Success:

Katy/Fulshear, TX - Nov. 10, 2009. . . The Katy Triathlon at Firethorne was a runaway success with nearly 1,000 athletes running, swimming and cycling to raise the most funds ever -- $50,000 -- to benefit the Katy Rotary Fund. The Rotary Club of Katy, race sponsor, raises funds to support local charities for their work in providing essential health, recreation and educational services to children in the Katy Independent School District attendance area.

"We netted $50,000 -- the most ever in the 17 years of the Katy Triathlon," said Dr. Jim Jacobs, treasurer of the Rotary Club of Katy. The 2009 event attracted the greatest number of sponsors and in-kind donations ever, which will enable the Katy Rotarians to fund a minimum of 20 $1,000 college scholarships to graduating seniors from the district's six high schools in 2010, up from 16 scholarships in 2009, as well as support other deserving charitable projects.

Triathletes -- women, men, girls and boys -- ranged in age from 10 to 72. Winners by category are available on the Katy Triathlon at Firethorne website, http://www.cincoranchtri.com.

According to Rotary Club of Katy President Graig Harrison, the consensus among athletes was that the Firethorne event was the best Katy Triathlon the club has ever coordinated. "We've already got people asking us when registration is for next year!" he said.

The USA Triathlon-sanctioned race was held in and around Firethorne, a 1,400-acre Katy/Fulshear residential community. Nearly 1,000 athletes and 2,000 spectators (including many out-of-towners) participated in the Houston City Triathlon Championship venue, the third largest co-ed triathlon in Texas.

Individual athletes as well as relay teams competed in a 1/3-mile swim around the 12-acre Lake Firethorne, as well as a 15-mile bike race and a three-mile run through Firethorne. The cycling route included sections of FM 1463, US Hwy. 90, Pederson Road, and the I-10 Frontage Road. Firethorne is located on FM 1463, near the crossroads of the I-10 West corridor, Westpark Tollway and Grand Parkway.

Cinco Ranch High School FBLA, Rotary Interact Club and Boy Scouts provided volunteer support for the race.

Chesterfield in Katy Texas continues to thrive. Chesterfield is now one of the most convenient places to live in Katy. When you are in the confines of Chesterfield it seems like you are isolated from the world. However, now within walking distance of my home I can shop at HEB, ACE and a high end Spec's.

I can also walk to Sushi, Chinese, Steak, Lebanese Food, Chicken Fried Steak and high-end ice cream.

I can easily bike along beautiful trails and nicely maintained streets to the high end dining and shopping at the Villagio and La Centera.

George Bush Park one of the nicest hiking and biking trails in the area is just a short bike ride away as well.

Children can bike to Fielder Elementary and several play areas are nearby.

I have never lived in area I loved more. I highly recommend this neighborhood to anyone.

Katy/Fulshear, TX - Sept. 13, 2009. . . The 17^th Annual Katy Triathlon, the third largest co-ed triathlon in Texas, has announced plans to move to Firethorne this fall. Renamed the "Katy Triathlon at Firethorne," the USA Triathlon-sanctioned race will be held Sunday, October 25, 7:30 a.m. - 11 a.m., in and around the 1,400-acre Katy/Fulshear community.

""Hosting the Katy Triathlon is such a natural for us because of our involvement in competitive sports and fitness in Katy," said Firethorne General Manager Wayne Meyer. Firethorne built the Houston area's first regulation lacrosse fields as well as hike/bike trails, parks and playgrounds; sponsored both the SpinCycles cycling team and Tortoise & Hair 5K/1M Run/Walk; and opened an on-site fully-equipped Fitness Center featuring certified trainer Peggy Skaggs.

In the retail business, Christmas is not only a special time of year because of Christ's birth. Christmas is also the most profitable time of year.

In real estate, summertime is our Christmas. More realtors make a majority of our money over the summer. So I always find it valuable to review summertime sales by neighborhood.

Between June and August, 55 homes have closed. The average home was only on the market for 114 days and sold for $369,000 or about $103 per square foot. The average home was 3573 square feet.

Home sold from about $180,000 to over $750,000. Fulshear continues to hold values and thrive despite the tough national economy.

In the retail business, Christmas is not only a special time of year because of Christ's birth. Christmas is also the most profitable time of year.

In real estate, summertime is our Christmas. More realtors make a majority of our money over the summer. So I always find it valuable to review summertime sales by neighborhood.

Between June and August, 42 homes have closed. The average home was only on the market for 46 days and sold for $238,000 or about $80 per square foot. The average home was 2956 square foot.

Home sold from about $160,000 to over $330,000. Falcon Point, Falcon Landing and Falcon Ranch continue to hold values and thrive despite the tough national economy.

Chesterfield has continued to do very well despite a challenging real estate market. Home values continue to increase. One of the reasons is that investors and homeowners looking for sweat equity have bought dated or maintenance deferred homes and updated them.

The most recent example is 22106 Fielder, which was purchased by one of my top investors. This home will be completely remodeled and sold for around $350,000 to $375,000 after completion.

So remember neighbors, your hard work is paying off, Chesterfield continues to flourish.
