Everyone knows that summer is usually the best time to sell your home in Katy Texas. However, most people do not know that the second best time to sell your home is November and December. Historically, these two months in Katy are two of the top selling months. Homes for sale in Katy move these two months because buyers are pushing to be in news homes before the end of the year so they can qualify for their homestead exemption.

Hi everyone. The most wonderful time of the year is almost here. No not the Holidays, Second Selling Season of course. The perfect season for procrastinators or anyone who needs to sell their home now.

The Second Selling Season may be one of the best times of the year to sell your home. Everyone knows that the highest volume of homes sale in the summer. This is almost always true. However you may not know that the period of October – December is probably the Second Best Selling Season.

Homes move briskly these months as

Homebuyers push to be in their new home in time to receive the tax credit
Companies position personnel for the new year
Families strive to celebrate holidays in their new home

I have always told my clients I sell more homes during the summer. However, I sell a higher percentage of my listing during their winter months. Honestly, there are fewer homes on the market; so each listing has less competition. This is a powerful reason to sell you home. The statistics support this as well.

As mentioned earlier the numbers are better in the summer. However, the numbers from last winter support my statements that the Second Selling Season is very solid. For this study I used a major neighborhood, Cinco Ranch.

June – July - 2010

Homes sold in an average of 54 Days
Homes sold at 96% of list price

Over 107 Homes sold Per Month

Oct – Dec - 2010

Homes sold in an average of 78 Days
Homes sold at 95% of list price
Over 70 Homes sold Per Month

As you can see, the key number, percentage of listing price is very favorable. The Day on the Market for homes was also very good. So, if you missed the Summer Selling Season you did miss the best time to sell your home. Still, you are not out of luck. The Second Selling Season is almost here.

The neighborhoods south of I-10 in Katy always get a lot of press. So much so that it is easy to forget about the great neighborhoods north of I-10. In my opinion there are few north Katy communities better than Westfield. Boosting some of the areas best amenities, close to great restaurants (and a real local favorite Ritter’s Frozen Custard), and consistent resell.

Homes generally sell between $100,000 and $175,000. More impressively most homes sell in less than 90 days. So if you are looking for a great affordable community there are few better than Westfield.

Katy Real Estate News – Reading the Real Estate Estate Stock Market

The stock market is national. When the price of a stock goes up it goes up in Maine and California. However, real estate is much different. There is no national real estate market. The price of the exact same home built on the same size lot in New York can literally be worth hundreds of thousands of dollars more than the same home built in Mobile Alabama.

Real estate is not a national business. Real Estate is statewide business right? For the most part no. Homes in one part of a state can sell for much more than the same home in another part of the state. Real estate is not even a citywide business. Homes in the River Oaks section of Houston are worth far more than homes located outside Beltway 8.

Many times school districts determine the pricing of homes. As homes in a premier school district can sell for thousands of dollars more than the home across the street that is zoned to another less regarded school district. So school districts must be the answer right? No, not exactly. As the quality of schools within a school district can vary. In one neighborhood in Katy the homes are zoned to two different elementary schools. The homes zoned to the superior elementary sell much faster.

So it must be the elementary school that a home is zoned too? No so fast. Although this can help, some homes zoned to the same school can vary greatly in price depending on which neighborhood home is in. So the neighborhood is the trump card right? Homes in a neighborhood can vary greatly depending a lot location and status of upgrades.

So how do you make a decision? When I buy stock I consult and expert. Ironically, when you buy a home, you will usually invest much more than you do when you buy stock.

When you buy real estate you should find a local expert. Don’t pick the first person to answer the phone, pick someone who is highly recommended with solid neighborhood knowledge. Choose someone rated highly by local publications (Just FYI the Houston Chronicle Rated us one of the Top 5 Realtors on the West Side). This is one of your biggest investments, invest wisely.

19^th Annual Katy Triathlon Set for Sunday, Oct. 30

Katy/Fulshear, TX – Aug. 18, 2011 . . . Firethorne will host the 19^h Annual Katy Triathlon at Firethorne Sunday, October 30, 7:30 a.m. - 11 a.m. The USA Triathlon-sanctioned race, the third largest co-ed triathlon in Texas, will be positioned in and around the 1,400-acre Firethorne residential community on FM 1463, near the crossroads of the I-10 West corridor, Westpark Tollway and Grand Parkway in Katy/Fulshear.

“We are pleased to welcome back the Katy Triathlon for the third consecutive year,” said Firethorne General Manager Wayne Meyer. Organizers expect approximately 900 participants from throughout the Houston metropolitan area and across the state.

The Katy Triathlon at Firethorne encompasses a 16-mile bike race, a three-mile run and a 500-meter swim in Lake Firethorne. Rotary Club of Katy has sponsored the Katy race for more than 10 years, according to President-Elect Dr. Ralph Brock. The Club organizes more than 40 of its own member-volunteers, in addition to helpers from Cinco Ranch High School FBLA, Rotary Interact Club and Boy Scouts to orchestrate the Katy Triathlon.

The cycling route for adults will include sections of FM 1463 and US Hwy. 90 within the Katy city limits.

“Firethorne opened a six-lane, 25-yard-long competitive lap pool earlier this summer that is an ideal place for residents to train,” noted veteran Race Director Dave Rainey.

The Rotary Club of Katy donates event proceeds to the Katy Rotary Fund, which supports local charities for their work in providing essential health, recreation and educational services to children in Katy ISD. This quote defines us. Each of us battle our challenges. Our challenges can either engulf us and pull us down or create an opportunity for success. The most talented, the wealthiest, the best looking among us stumble at some point. Rich or poor, strong or weak, no one and nothing is immune.

Many of our favorite stories highlight those who have risen, fallen and risen again. However, man is not the only entity that can bounce back. Neighborhoods can bounce as well.

Parklake Village is a community that is rebounding. If this community were an actor it would have all the needed tools for winning the Oscar -- looks, talent, winning smile, sense of humor and sex appeal. In school the single most effective way to spread news was to tell one person a secret. After sharing your most private thoughts in the morning you would innocently go to lunch. In the cafeteria people were smiling or snickering as you walked through the lunch line. After school, you would go through an inquisition about your previously private matter. The ride on the school bus, although not technically listed in the encyclopedia as a form of torture would become just that.

With this knowledge of how secrets usually work, one cannot help but be surprised that Grayson Lakes has not become more known. This gorgeous community, located near Katy Mills Mall, is one of Katy’s most beautiful communities. Beautiful lakes, great green space, a fantastic community center and beautiful trails bolster the community.

Within walking distance, or a short drive to schools, dining, shopping and Old Town Katy this neighborhood is truly a treasure.

Located on large lots, many of the homes, back to water or large green areas. Most homes offer lots with plenty of room for a pool and large family gathering areas. When homes are for sell, which honestly is not often, they sale for between $250,000 and $600,000 depending on lot location and amenities. Only twenty to thirty homes per year sale in the community and when they do they tend to sale fast, usually in less than 90 days.

Katy Real Estate News – What is a master-planned community and why are so many of them located in Katy Texas

Katy Texas – I am often asked by my clients “What is a master planned community.” This is an easy question to answer for anyone who has seen one, but harder to explain for someone who has not. Still, I will do my best.

Many neighborhoods feature a community pool and tennis court, however, a master planned community features much more. A master planned community starts as a large tract of land, usually at least a few thousand acres. A developer like Jefferson Development, Trendmaker Development or Newland Development buys this tract of land. They plan the roads, the home sites, and the pool and tennis courts just like a normal neighborhood. Then they place the sites of the new schools that support the community, the parks, the walking trails, and where the retails centers and churches will be located. They call the community master planned because there really is a master plan.

Master planned communities, once completed tend to hold their values well. More importantly they lead to a real sense of community within the confines via the shared amenities.

I have also been asked why so many of the top performing master planned communities are located in Katy. There are a few simple reasons. The schools in Katy are fantastic. There is a lot of farmland here that can be bought in large tracts. Finally, Houston is moving west, making Katy one of the top suburbs for growth.

Master-planned communities like Cinco Ranch, Firethorne, Grand Lakes, Seven Meadows, Green Trails and Cross Creek Ranch have affected Katy Texas Real Estate in a very positive manner. Still, the master planned communities have benefited as much from Katy. Like most great partnerships, Katy and master planned communities have been a win for both sides.

When most people think of Grand Lakes they think of the beautiful sparkling lakes (hence the name I guess). As someone who enjoys beauty I also think about the various bubbling streams throughout the community, the wisteria covered trellises and the gorgeous community parks.

As a Realtor who sales hundreds of homes a year, I think about the great resale values, the fantastic amenities my clients will enjoy if they live within the confines, and the fantastic community layout. I also think about the fact that Grand Lakes is zoned to some of Katy's best schools.

I guess what I am saying is I am a fan a Grand Lakes. I feel comfortable putting my clients in this community and even more so I would feel happy if my young daughter lived there one day. I cannot think of better praise for a community.
