St. Louis Home NOT Selling?  Here are some ideas...
1)  Paint a neutral color on the walls.  Paint is inexpensive and gives a fresh new look to walls.  Buyers view a fresh neutral home as a blank canvas they can put their mark on.
2)  Clean out the clutter.  You are going to move anyway, so pack everything not essential.  Yes, Everything!  While cleaning out the stuff, consider staging the rooms.  Yes, remove some of the furniture.

Here is a great idea for hungry people.  Have you ever been out showing or looking at houses and needed a quick pick me up?  I have the solution to this situation:  Go to Steak and Shakes Happy Hour.  It takes place Monday through Friday from 2 p.m. to 4 p.m.  At this time, all drinks are HALF PRICE! 
This is an awesome deal for people on the go...especially if you like shakes.  I have personally visited several times and been amazed at the reasonable prices.

Buyers, I have only one question for you...What are you waiting for? 
For interest rates to drop?  They are at an all time low.
Are you waiting for a buyer's market?  It is here.
Are you waiting for the government to pass a bill to help you?  They have already done that.
You need a larger inventory of homes to view?  There are many nice homes available right now.  Tomorrow may be too late.

Dear Mr. and Mrs. Seller,
Now that you have your house listed and it has been sitting on the market for a while, can we please get real about selling it??  We have had many offers and still no sale.  Your home is your castle but in today's market it is not going to fetch the prices of yesterday.

Do you know the first-time buyers in the market?  I was reading a NAR study today about the survey they recently completed.  I found it interesting the median age of the first-time buyer is 30.  This is down from the 2007 age of 31. 
The median buyer's income was about $60,000.  And the kicker to the survey, the first-time buyers are purchasing homes costing approximately $165,000.  WOW!  My first home was significantly less than that.
It was also intriguing to note these buyers plan to remain in the homes they purchase for 10 years.  Here we have long term planning from the next … (22 comments)

Hi All,  
Please help. I get a lot of resistance from buyers at open houses, phones and the Internet, about committing to use one real estate agent instead of independently searching on the Internet or searching by driving around.   
Please list several reasons we can use with these ( "I can do it by myself" )  buyers. What arguments can we present to them? You may have ideas that some of us haven't considered.  
I appreciate any help you are able to provide.
