Well, here’s a favorite.

Since this is the time of year so many folks come down looking for waterfront, vacation homes I thought we’d take a look waterfront homes.

So, there are 414 active waterfront listings in southern ocean county:

lowest price $99,900.00 (a 3 bedroom in Little Egg Harbor Township) and the highest at $1,399,900.00 (in Lacey).

These do not include Long Beach Island!

There are 136 waterfront listings on all of Long Beach Island:

the lowest price is $449,000.00 (that one is in Beach Haven)

and the highest $14,995,000 (an ocean front, of course, in the Loveladies section).

So, we have a waterfront home for every budget!

Historical Tid Bits:

Ship Bottom is one of the oldest town names on Long Beach Island. According to the local historian John Bailey Lloyd, author of "Six Miles at Sea," the name dates from an unusual shipwreck that occurred in March, 1817.

The captain of a schooner heading south was navigating through a thick fog when he heard cries from the direction of the shoreline. Encountering a schooner heading north, he alerted Captain Stephen Willets of Tuckerton that there might be a ship in trouble near the shore. Although Willets and his crew could see nothing in the fog , nor could they hear anything but the clang of their own ship's bell, they rowed along the outer bar for several hours searching for the endangered ship. Finally a dark shape appeared--the hull of a ship overturned in the shoals. As one of Willets' men climbed onboard the beached schooner, he heard a noise under his feet--someone tapping the inside of the barnacled hull. With an ax, Willets chopped a hole in the ship's bottom near the keel and, after much struggling, freed the young woman trapped inside. She spoke no English. But after being taken ashore, she expressed her gratitude by drawing a cross of thanks in the sand. No one knows her name or the name of the ship because they were never recorded. But the place of the shipwreck and the rescue became known as "Ship Bottom."

November Home Maintenance Tips

Here are just a few things you should do to mainta your home starting in November.

Replace Smoke and Carbon Monoxide Alarm Batteries
Inspect and clean fireplace and chimney
Service furnace or other heating system
Clean and adjust humidifier on heating system
Clean and vacuum heating ducts, grills and registers
Clean upper story windows
Inspect window screens and insulation
Install storm windows
Inspect weather stripping around doors and replace if necessary
Cut back any trees and shrubs touching the roof and exterior of home
Clean gutters and inspect dounspouts
Trim, cover outdoor plants as needed
Perform seasonal pest control

These are just a few tips to keep you home in great shape!

Well, I took a look at the real estate stats for last month – September 2011. 371 properties were listed for sale between September 1^st and September 30^th. In that same period 154 properties sold. So that’s 41.5% sold vs listed. Not as good as the prior month. Also, there are 2805 properties for sale in Southern Ocean County.

1. What season is the best to put your home on the market? Anytime. Although there is a seasonality to real estate sales (such as working around school and summer schedules) buyers are always out there. If you are thinking of selling your home, call a professional, get your price right and put the property on the market. The best time to sell is when you are ready.

2. When would a married couple have start to pay taxes on the sale of the home? Well, Silky, that’s a loaded question. If there are taxes due – and that would depend on the can you provide me with information if i wanted to appeal my taxes myself? Certainly! Most towns require that you show recent comparables; both active listings and closed sales. A professional agent can provide them for you. There is a bit more to it but comparables the meat and potatoes of a tax appeal.

Smart Home SELLER/Buyer tip:

We are often asked what the steps are in buying a home. And as complicated as the process is the steps a buyer takes are relatively simple: 1. Contact an agent (duh) 2. Get preapproved for a mortgage (this step is optional if you have cash) 3. Discuss what type and location of the home you’d like to own. 4. Go shopping! 5. Here are some quick, fun facts about our area: New Jersey has the most stringent testing along our coastline for water quality control than any other seaboard state in the entire country.

The Edwin B. Forsythe National Wildlife Refuge, spanning NJ from Bay Head to Atlantic City, is the largest shoreline nature preserve on the East Coast. It covers 47,000 acres, and 80% of it is salt marsh, which rivals only tropical rainforests as one of the most biologically productive habitats on earth.

The first saltwater taffy in the world was produced at the Jersey shore in the 1870s.

Smart Home SELLER/Buyer tip:

Last week we talked about the FHA 203K Streamlined mortgage. That’s a mortgage which allows for up to an additional $35,000.00 for renovations and repairs. The Streamlined 203K loan allows for simple repairs that can be easily estimated and completed. Many are considered light cosmetic repairs, but some will require hiring a licensed contractor if it falls out of the borrower's area of expertise. Here is an approved list of repairs / improvements from HUD: • Roofs, gutters and downspouts • HVAC systems (heating, venting and air conditioning) • Plumbing and electrical • Minor kitchen and bath remodels • Flooring: carpet, tile, wood, etc. • Interior and exterior painting • New windows and doors • Weather stripping & insulation • Improvements for persons with disabilities • Energy efficient improvements • Stabilizing or removing lead-based paint • Decks, patios, porches • Basement completion and waterproofing • Septic or well systems • Purchase of new kitchen appliances or washer / dryer

Now we did get an email from Jim Dierking a great friend, client and financial advisor: He asked how the stats from the summer of 2010 stacked up against 2011 and thought 2011 was better. And he was right! As we mentioned last week for the summer of 2011 52% of the active listings sold. I check the same time for 2010 and only 38% of the active listings sold. So we really are doing much better.

The 29th Annual Ocean County Decoy & Gunning Show takes place on Sept 24th and 25th Join in the fun for this exciting two day event celebrating the culture of the area! Smart Home SELLER/Buyer tip:

If you've been passing up buying homes that require cosmetic repairs for lack of funds to fix them up, FHA has a program for you. Not to be confused with FHA's much more complicated 203K program, a Streamlined 203K loan eliminates much of the paperwork and simplifies the process to obtain rehab funds. A Streamlined 203K loan is figured into the original loan balance, resulting in one loan. And! the mortgage balance can exceed the purchase price of the property. Borrowers are not required to hire professional consultants, licensed engineers or architects. Legitimate contractors are required however, so no DIY. The appraiser or home inspector can put together a list of recommended repairs / improvements. This is a great program to get into bank owned, foreclosed or short sale properties or just homes that need a lot of cosmetic work. We’ll talk more about the improvements that are eligible in next week’s show.

Over the summer, Donna and I had occasion to visit Great American Ball Park in Cincinnati. While there we took a tour of the ball park and there was one thing that really has me thinking. On the door to the umpires’ locker room (and this is the absolute truth) They printed the words “Umpires’ Locker Room” in Braille!
