      <title>Calling the Sign in the Yard: What you don't know can hurt you! </title>
      <description>&lt;p&gt;&lt;strong&gt;1. One buyer wanted to view the home ASAP; he was looking for a home 200K and less. The home is nowhere near 200K or less.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If you are driving around looking at homes yourself, you do not know the area, the prices or if the homes fit your needs. The price of gas these days accompanied by tighter lender practices, you&amp;rsquo;re not doing yourself any good to explore unguided. It is imperative that you speak with a lender AND an agent, so when you DO look, you&amp;rsquo;re looking at the right homes tailored for you.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.daniellegermick.remax.com/listings/residential_r4.aspx" target="_blank"&gt;&lt;img title="sign" class="alignright size-medium wp-image-498" src="http://daniellegermick.files.wordpress.com/2012/08/sign.jpg?w=252&amp;amp;h=300" height="300" alt="" width="252" style="float: right;"&gt;&lt;/a&gt;&lt;strong&gt;2. I received a phone call from an &amp;lsquo;agent&amp;rsquo; who wanted to gain access to show a home, right then and there.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I think if I were a newer more excited agent I may have given in to believing it. I&amp;rsquo;m not, and I have a sellers home to protect. I told the &amp;lsquo;agents&amp;rsquo; to call centralized showing&lt;em&gt; (how licensed agents schedule showings) &lt;/em&gt;to view the home. I didn&amp;rsquo;t receive a showing request.&lt;/p&gt;
&lt;p&gt;If you are driving around, whether just looking for fun or actually shopping, 9 times out of 10 the agent will not grant you access verbally, licensed agent or not. There are checks and balances in place to ensure that our seller&amp;rsquo;s homes are protected. This is another reason why an agent is needed. We have access to every-single-home! We have access to more homes then you could stand to view! Calling the number on a sign in the yard will more than likely not get you access unaccompanied. Nor, an accompanied showing right away.&lt;/p&gt;
&lt;p&gt;Also, think of this, it is your home for sale. Granted, the home should be prepped to be shown at a moments notice;however, youre in the middle of nap time or cooking dinner. Wouldn&amp;rsquo;t you like at least a 2 hour notice? Expecting a showing on the spot is sometimes hard to obtain!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. A buyer calling looking to buy.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;There is mixed reviews on this, I personally do not represent both BUYER and SELLER. In the case of a smooth easy transaction, I may, after consulting with my sellers. The point of buyer&amp;rsquo;s agency is to protect YOU the buyer. When you call the sign in the yard, you are calling ME the seller&amp;rsquo;s representative. You are NOT my client and I have no loyalties to you. That means: what you say can, and will be used against you in the negotiating process. My suggestion: Call an agent NOT affiliated with the property, as they can protect you and represent, YOU!&lt;/p&gt;

I&amp;rsquo;m sure your childhood home and possibly your grandparents home too had choppy-individualized rooms, with probably one bathroom. A master suite? That was too popular in the 70&amp;rsquo;s!&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p style="text-align: left; margin-bottom: 0px;"&gt;A VA loan is the &lt;em&gt;type &lt;/em&gt;&lt;span style="font-style: normal;"&gt;of loan you are securing. A military member can use the VA entitlement for 2 homes at any given time, and later restore the entitlement to buy more homes later down the road.&lt;/span&gt;&lt;/p&gt;
&lt;p style="text-align: left; margin-bottom: 0px;"&gt;&lt;strong&gt;How do Interest rates impact my payment?&lt;/strong&gt;&lt;/p&gt;
&lt;p style="text-align: left; margin-bottom: 0px;"&gt;In 2009 the interest rate was 5.5%, 2 years later interest rates are around 3.75% for a 30 year fixed rate.&lt;/p&gt;

      <title>20 Items You're Told Add Value: But Do They?</title>
      <description>&lt;p&gt;I was listening to the news this morning and heard a news anchor talking about adding value to your home. A lot of home owners this such things ADD value, when in fact they don&amp;rsquo;t I had a client posting on Facebook about his vinyl fence he wants to install, and hes sure it will ADD value. People tend to think doing certain things will tack on how much their home is worth, when if fact, it wont! I dug up and article by the trusted HGTV, and I am going to go over what the additions/ changes WILL do!&lt;/p&gt;
&lt;p&gt;Side Note: For the Lafayette area in the price point below 200K, a white vinyl fence is out. Unless of course, its solely for your enjoyment!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#20. Add a Home Office&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This tip is more along the lines of &amp;lsquo;staging&amp;rsquo;. Adding one wont add anything to your bottom line. If you can however, stage your extra bedroom into an office, this will add to your homes appeal.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#19 Add a Sun room&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The addition to your bottom line is adding the sq ft. In order to make a decision on this one, i would ask a REALTOR to advise you on the expected value per sq ft vs. the cost per sq ft of adding the sun room An addition of a bedroom, i believe, would better impact your bottom line.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#18 Create or Renovate your Master&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If your master is out-0f-date or in need of some de-personalization before listing your home. Go for it. Anytime you can bring your home into the now, it aids in the sale. If you do it early on, you can recoup even more through enjoyment!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#17 Add a Family Room&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Much like the Master/ office/ sun room addition. If you can affordable add more sq ft, do it. If it means dipping into your garage, don&amp;rsquo;t You will recoup more money by keeping the garage then by turning into a bonus family room. An average garage in the Fayetteville Area for 200K or less in 10 grand, PLUS buyers prefer a garage!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#16 Get a New Roof&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If your roof is in need or repair, its an expense that is sure to strike. If you wait to offer the potential buyers a reduced price, it may be costing you more to NOT fix the roof sooner!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#15 Liven up the Landscaping&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This should be my #1. Often times if your yard is lack luster, it will sit. It doesn&amp;rsquo;t mean you need to go hog wild. Clean it up, add some color and by all means, cut your grass!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#14 Invest in a Major Kitchen Remodel&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This is a yes and no, and truly depends. I most certainly wouldn&amp;rsquo;t recommend a Major overhaul. There is many tips and tricks that you can do to breathe new life into the space. I wouldn&amp;rsquo;t make it personal nor trendy and I would only recommend spending big bucks in important areas.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#13 Add another bath&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Bedrooms, bathrooms and total sq ft is where you home is priced at. If you can add another bathroom in a 1 bathroom home, do it. Be mindful of the finishes and fixtures you use and don&amp;rsquo;t eat up the garage!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#12 Be sure and Addition Blends&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;It goes with curb appeal. Don&amp;rsquo;t add a 1980&amp;prime;s modern addition to you 1800 traditional home!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#11 Install new windows&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If your window sills are rotted or your windows don&amp;rsquo;t shut, it may be time. If you don&amp;rsquo;t have the new energy star windows, converting wont make you money!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#10 Refurbish the basement&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Unfortunately, basements aren&amp;rsquo;t common in NC. However, if you have an unfinished bonus room: finish it! Of course, being mindful of how you elect to spend your money helps!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#9 Add a deck&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I wouldn&amp;rsquo;t ADD a deck. If your deck is in disrepair, I would most certainly advise in bringing it back to life!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#8 Do a Major Bath Remodel&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Bathrooms and kitchens sell houses. Its important to keep the bathroom in the now. Your bathroom should not have an ounce of gold!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#7 Paint, Paint,Paint&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Its your home. If you want black walls, go for it. when you go to sell, know that the orange bathroom will be neutral!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#6 Add to the attic&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Much like basements, attics are too hot to hang out in!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#5 Build a Second Floor&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Once again, if its for you, go for it. I would always recommend asking an agent before you invest in your home, hands down.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#4 Keep Rooms Flexible&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This go more for staging You don&amp;rsquo;t want every bedroom in your home to be baby powder blue or lilac. Yes, showcasing one nursery is fine but you have to allow the buyers to imagine their needs being met in your home!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#3 Revive the Kitchen&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;YES YES YES. Always hands down!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#2 Make Minor bath changes&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Bring the home into the now. Kitchens and bathes sell, spend your money there first!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;#1 Spruce up the Siding&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If it needs to be replaced, replace it. If your home is an unattractive color, look into investing there. Curb appeal all the way&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Re/max &amp;lsquo;sells more real estate'!&lt;/strong&gt;&amp;nbsp;We do! If you look at my small firms numbers and see how many agents are selling the numbers that we are, you will see that this&amp;nbsp;holds&amp;nbsp;a fair amount of weight!&lt;/p&gt;

      <title>Communication &amp; Pride Reductions</title>
      <description>&lt;p&gt;&lt;strong&gt;Communication is key between Home Sellers and Realtors - we must work as a team. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The home Buyers in my market have a huge inventory of homes from which to choose&lt;/strong&gt;. If the photos on&lt;img src="http://activerain.com/image_store/uploads/5/7/4/2/4/ar130712644142475.jpg" height="258" alt="" width="350" style="float: right;"&gt; the internet are not attractive, it is unlikely that a Buyer will consider that home unless it is priced dirt cheap. If the home is not "move in ready," the Buyers will walk three doors down and select one that is, even if it's listed for more.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Your home is only worth what someone will pay&lt;/strong&gt;. I find that a lot of sellers will overlook my market knowledge for someone who's numbers sit better with them. Sometimes we need to put our ego's aside and listen. If you are expecting to make a profit from a home and list with the first agent that agrees with you, is that the best move? If your home isn't worth what you think it should be, nor what the market will bere, having your home sit over priced for months and then beginning the &amp;lsquo;pride' reductions ended up costing you &lt;em&gt;more&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You need to have trust in your agent.&lt;/strong&gt; If you don't trust your agent, you wont take their suggestions seriously, that can cost you money too. A seller needs to understand that we might not always have &lt;em&gt;good&lt;/em&gt; news, but appreciate our honesty. Too many times I hear of agents that let listing sit and sellers never hear from there agents, constantly delivering no good news or no new information is taxing on us too! Were not the bad guys! If you cant communicate to a home seller what are his obligations and my obligations, I can't imagine communicating well enough to negotiate a contract.       <title>Now That's Creative!</title>

&lt;p&gt;Do you rent? Are you afraid of putting holes in your walls? Do you want to kick start the summer with a fun weekend project? I stumpled upon this and thought it was share-worthy!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;strong&gt;Step 1:&lt;/strong&gt; Decide the location and amount of frames and rows for your display. Locate the wall studs in that area, and mark their locations with a pencil. At each end of your display, attach a screw eye anchored in the wall studs for each row, spacing the rows and screw eyes 7 1/2 inches apart vertically. (Our display is 64 inches wide, includes three rows, and accommodates five 6- x 7-inch frames on each wire.)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step 2:&lt;/strong&gt; Determine the length of your picture wire by adding 4 inches to the width of the display (the distance between the screw eyes). Cut a strand for each row of frames. Twist one strand of wire through the eye of a turnbuckle, and hook the turnbuckle to a screw eye.&lt;/p&gt;
&lt;p&gt;Stretch the wire taut, attach the opposite end of the wire to another turnbuckle, and hook it to the other screw eye. Tighten the turnbuckle as much as possible. Repeat for each strand.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step 3:&lt;/strong&gt; Use a handsaw with miter box to cut each 1/4- x 6-inch x 4-foot poplar board into five 7-inch lengths. Measure and mark two points 1/4 inch from the top edge and 1 inch from the ends of each piece. Drill a hole at each of these points using a 5/32-inch drill bit. Sand any raw edges, and apply two or three coats of spray polyurethane. Allow to dry between coats. Repeat for each frame. &lt;strong&gt;Tip:&lt;/strong&gt; Use your first cut piece as a template to mark the drilled holes on the rest.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step 4:&lt;/strong&gt; For each frame, select a pair of 3/4-inch magnets that attract each other. Center one of the magnets 1 inch from the top edge on the face of a frame; attach using adhesive. Attach a wooden button (from the millwork department) to the opposite magnet using adhesive. Repeat for each frame. Use the magnets to secure photographs to the frames.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Step 5:&lt;/strong&gt; Use S-hooks to hang the frames on the wires.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
