<p> </p><p>My sellers frustration is shared by me! He lives in a nationally renowned developers community, with new construction still going on and we can't put a "For Sale" out. It is in the restrictions and no one can put signs out and or knows his townhouse is for sale. In addition to the restriction on signs there is a self appointed "sign patrol" that tours daily. Not only do we have to deal with a trying market we can't market his townhouse properly! I suggested he put a sign in the rear window of his truck "This Townhouse Is For Sale, Call XXX-XXXX".</p><p>He called me last week after hearing the new townhomes, not yet built, are selling for more than his and they have four sold since he listed his. Just had to vent, I know many of you are dealing with this same issue! Any thoughts or suggestions would be great. Maybe we should create something that would signify what is for sale in communities where no signage is allowed. I put a child's red adirondack chair with a fern in one front flower bed and mentioned it in the agent to agent remarks, to specify which unit was for sale. How kind is that? <p> </p><p> </p><p>It was another Sunday afternoon in paradise, (Myrtle Beach, SC) and I was out by the pool and looking at the beautiful Atlantic Ocean with my mother. We both were enjoying the great weather, watching all the people on the beach when we heard a helicopter overhead. I looked up and saw a military helicopter flying rather low with both of its doors open. It brought tears to my eyes, here we were enjoying our "freedom" and our military continues to fight for the very thing we take for granted everyday. Everyone looked and many waved as it passed over. I wondered how many had the same thoughts I had.</p><p>I am not sure how I can say a proper "Thank you from the bottom of my heart" but I did want to remind everyone who reads this, our soldiers need our prayers and our support. It is not a political statement it is a request. Wouldn't it be nice if we as a group could send our soldiers a note or card letting them know how much we appreciate them and the sacrifices they have made and continue to make. <p> </p><p>Something my client learned the hard way. I recently got a listing from someone who had it FSBO for a few weeks before listing the house. Before he decided to list the house he choose to interview several agents. This went on for a couple of weeks and he pretty much spoke with the majority of real estate offices in our area. </p><p>Well, I was the chosen agent. We listed the house and I got an offer within one week. My seller never expected to sell the house this quickly and was out of town. I was doing the negotiating by phone (the wife on one state, the husband in the other), well the short of it was the buyer was from an agency the seller had interviewed. The buyers agent wasn't the actual agent the seller had talked to, but the agent KNEW everything the seller was doing, such as time frame to move, FSBO price, price of what they were purchasing and time of closing on that home. The buyers agent was doing a great job for their client and disclosed all they knew to the buyer. My seller never thought about all he had disclosed with the agents he interviewed. I warned him when I first talked to him to be careful in what he said to me in case he didn't decide in my favor. So the entire time we negotiated the buyer really had the upper hand, she knew a lot about this sellers transaction. This played a real factor in the counter offers with the price and timing of closing.</p><p>So my point is - to warn sellers to watch what they say when they interview agents who may try to list their house. I like to use this point when I make a lising presentation to my potential sellers. <p> </p><p>I showed a house to my clients yesterday, one they requested to see I might add, and we were greeted with a zoo of pets! I counted, five cats, two dogs, three birds and a cage of rabbits (multiplying by the moment!). The mls listing said the homeowner had pets, when I called to set up the showing appointment, no one told be about the menagerie living in the house. The first dog greeted us with a mask , we actually were the ones who needed the mask! What a sight and not too refreshing, we could not get out of that house fast enough. Glad I wasn't asked to list that house!</p><p>Point to ponder...are we going to have to start having masks for our buyers like we have shoe covers in a basket at the front doors. That would be a unique marketing idea...logos on masks and shoe covers...hum...</p><p> </p><p> </p><p> </p><p> </p>
