sws teleseminars: What Does it Mean to Prospect with Soul (or conversely, to Prospect withOUT Soul)? - 08/30/10 08:52 AM
Prospecting with Soul... that's the name of a six-week Workshop I'm hosting that kicks off September 13th and goes through the end of October. And yes, there's a cost to participate and I suppose by writing this blog, I'm hoping you'll be interested enough in the Workshop that you'll consider participating. But that's totally up to you (well, duh, Jennifer, of course it is) - I won't be pushing or pitching it on you; if it's right for you, you'll know it.
Anyway, what do I mean by "Prospecting with Soul?"
Those who know me know that I'm not an airy-fairy, new-agey, karma-obsessed … (14 comments)

REGISTER FOR THE SHOW
I've been running a little series of teleseminar shows in the SWS Virtual Studio this summer about various topics of interest to agents who want to improve their listing strategies. From commission negotiation to intelligently pursuing expired listings to helping a seller price right - lots of fun stuff!
To wrap up the series, the next show is about being an exceptional listing agent who is truly a blessing to his or her seller clients. And being an exceptional listing agent is so much more than simply writing good MLS copy or creating beautiful brochures or even pricing … (12 comments)

sws teleseminars: Pricing it Right - Some Aha Tips from Wednesday's Show - 07/30/10 12:11 AM

On Wednesday evening, Loreena Yeo joined me in the SWS Studio to talk with me (and a few hundred of y'all*) about "Pricing it Right - Helping Your Seller See the Light!" Well, I graciously let Loreena go first, thinking I'd get *my* turn soon, but it wasn't to be. Not that Loreena was a microphone-hog or anything - not at all, but the audience clearly wanted to hear more from her than the time I'd allotted was going to allow.
So, being the primary decision-maker here in the SWS Studio, I made the executive decision to save my thoughts for … (22 comments)

sws teleseminars: Live, in the SWS Virtual Studio this Wednesday - Pricing it Right - Helping Your Seller See the Light! - 07/26/10 12:20 AM
Pricing it Right - Helping Your Seller See the Light! (A free teleseminar at Sell with Soul)
REGISTER FOR THE SHOW HERE
Pricing is tough enough in today's market (well, any market really), but sometimes the most difficult part of getting a listing priced right is convincing your seller you know what you're talking about!
Many real estate trainers advise you to use condescending scripts and dialogues to persuade a reluctant seller to price his home to sell. Hmmmm...the last time I checked, insulting the intelligence of your audience is a lousy way to build the trust and rapport you'll need to … (7 comments)

sws teleseminars: Live in the SWS Studio Wednesday, July 14th - From Expired... to Lead... to Listing - 07/13/10 01:25 AM

In early June, we (expired-listings-god Borino and I) held a teleseminar in the SWS Virtual Studio about Soulfully Prospecting to Expired Listings. Our goal was to assure agents who Sell with Soul that they can, indeed, succeed with expireds without resorting to pushy, cheesy or silly tactics and pitches.
But so many questions came in during the show ABOUT the nuts and bolts of an effective expired listing strategy that we realized it made sense to DO a nuts and bolts show about an effective expired listing strategy.
So, that's what we're doing. (And no, it is not an infomercial for … (11 comments)

sws teleseminars: Live (and Free) in the SWS Studio this Weekend - "Real Estate Commissions - Answering the Tough Questions!" - 06/16/10 01:01 AM

One of the toughest conversations for a real estate agent is the one where we talk to our seller prospects about how we're paid. Oh, some of us are more comfortable with it than others, but even the most experienced, seemingly confident agents struggle with the topic at times. And newer agents almost always dread that part of the listing interview.
And there are perfectly good reasons it can be a tough conversation! After all, real estate commissions are usually the most significant expense in selling a home and many sellers are understandably a bit cynical that those high fees are … (10 comments)

sws teleseminars: A Soulful Approach to Expired Listings - this Saturday Live in the SWS Studio - 06/01/10 08:47 AM

I used to lump the pursuit of expired listings (and for that matter, FSBO's) into the same category as cold-calling, door-knocking and farming. As in (and I quote from the introduction of Sell with Soul):
"For those of you who shudder at the thought of chasing down your prey, this book is for you. First, I'll help you build your business using respectful, non‑invasive techniques. No farming, cold-calling or door-knocking. You won't have to hunt down For Sale by Owners (FSBO's) or Expired listings if you don't want to."
However, upon further reflection, I'm realizing that there is something truly "soulful" … (9 comments)

sws teleseminars: Live in the SWS Studio - The Rookie-to-Rookie Show This Wednesday - 05/24/10 02:08 AM

Whatcha' doing this Wednesday, May 26th in the late afternoon/early evening (depending on your Location Location Location)?
If there's nothing else pressing on your calendar, why don't you join us here in the SWS Studio for the third segment of the Rookie-to-Rookie Show where I'm hosting a panel discussion with 3 newly non-rookies (i.e. agents in their 2nd and 3rd years). They've graciously volunteered to answer my (and your) questions on the Rookie Experience - how they survived, what they did right... and wrong... what they'd do differently... stuff like that.
It's freeeeeeee and open to the public, and probably would … (6 comments)

sws teleseminars: "What Do I Blog About?" - This Saturday! - 05/19/10 12:20 AM
Just a head's up... every week (or so), on no specific day (shooting for Mondays, but life gets in the way sometimes), I'll be posting an updated calendar of the upcoming free teleseminar shows in SWSLand.
I'm putting the summer calendar together and am committed to doing at least two shows a month. These are content-rich programs; not just infomercials for someone's product or service. All are free and open to the public (upon registration), and at the end of almost every show, we'll give away a cool prize!
Will they be recorded? Yes. Will the recordings be distributed? No.

sws teleseminars: New Bloggers Ask... "What Should I Blog About?" - 05/07/10 12:15 AM
"Okay, I'm convinced. I need to Blog, Blog often, and Blog well. But, but, but... what on earth do I Blog about?"
I get this question in my inbox and on my SWS forum several times a week. And it's a good question! One we all asked ourselves at that point we were persuaded of the value of the Blog.
In fact, it's such a good question (and so frequently asked) that I decided to bring a few people who obviously came up with some good answers to the SWS Virtual Studio to share those answers with all of us.
On Saturday morning, … (19 comments)

sws teleseminars: Do You Have a Happy Dance? - 04/13/10 11:35 PM
Last weekend, we had a free teleseminar show in the SWS Virtual Studio called "Getting UNStuck." It was co-hosted by me and my good friend Borino, and was about, among other things, regaining your mood and your mojo when this business threatens to get you down. Fun stuff (actually, it was).
During the show, Borino asked for a volunteer from the audience to help him demonstrate a little exercise to help you reset your mood when it's not what it needs to be. Basically, he put our lovely volunteer (thank you Camille!) into a funk by asking her to recall a … (16 comments)

sws teleseminars: Don't Let Your Bad Mood Lead You to a Bad Decision - 04/05/10 12:41 AM

Two Saturdays ago, we finished up the Winter of Soul (a 12-session teleseminar program about topics of interest to the Sell with Soul crowd) with a show about Getting UNStuck* - that is - how to regain your mojo when this business threatens to take you down. My favorite segment of the show was when we talked about how if you're in a Bad Mood... you're pretty much toast until you can snap out of it.
What do I mean by that? Well, if you're feeling down in the dumps about your business, have you noticed that it only seems to get … (27 comments)

sws teleseminars: The Dorky Announcement Letter Refresher Course 2010 - 03/23/10 12:08 AM
Back in 2007, I wrote one of my most popular (and deservedly so, she says modestly) blogs ever. In fact, this one blog has brought more real estate agents to my website than any other, and continues to attract new souls to my midst on an almost daily basis.
I'm referring, of course, to the classic "Let's Do Away with the Dorky Announcement Letter." In this blog, I sternly advise new real estate agents to Think Before They Write to their spheres of influence, BEFORE they announce their venture into real estate as if it's the most exciting news since... oh, … (18 comments)

sws teleseminars: What Does it Mean to "Get Business From the Internet?" - the Unanswered Questions - 02/18/10 11:29 PM

And fun was had by all (well, I had fun anyway) on Wednesday evening in the SWS Studio! My four esteemed guests, Lenn Harley, Robin Sherman, Karen Rice and Renee Burrows gathered around the virtual table and answered all your questions about how exactly they generate good business from the Internet. Okay, well, that's a lie - they didn't answer ALL your questions - not even close. Even though the show ran the full 90 minutes, I came away with five pages of listener questions we weren't able to get to.
If you missed the show... well... darnit. You can … (105 comments)

sws teleseminars: "What Does it MEAN to Get Business from the Internet?" - 02/11/10 11:29 PM
What does it mean to "get business from the Internet?"
I dunno. I've never really done it, as a real estate agent anyway. Oh, sure, I get a hit every now and again from my (nearly abandoned) real estate blog, my Facebook page, and my www.CharmingOldDenver.com site, but it's certainly nothing I could live on.
I've half-heartedly experimented with various online lead generation systems and tools ($1800 here, $275 there) and haven't seen squat for my efforts or dollars. So, when I hear agents claim that they get "most of their business online," I have to admit I'm a bit skeptical... and admittedly a … (42 comments)

sws teleseminars: Why Begging for Real Estate Business Is Wrong and What to Do Instead... - 01/10/10 11:44 PM

If you've been around my blog for more than five minutes, you probably know how I feel about Begging for Business or Referrals. I don't like it. I don't think you should do it. I don't think you need to do it. I think it makes you look unprofessional, needy and, well, I'll say it again, unprofessional.
Was I clear?
Actually, probably not. When I use the word "beg" I'm not just talking about the literal definition of the word where you accost everyone you know and meet, and sob on their shoulder about your lack of business and beg … (18 comments)

sws teleseminars: A Live Interview - The Sincere Introvert: Sincerity and Vulnerability in the Age of Personal Branding - 12/16/09 05:42 AM
The live show is over - but here's a link to it. I had a great time; hope the audience did, too... there's some good stuff here if I do say so me-self. Thanks Jon!

Hey, if you have a minute (okay, an hour) in the middle of the day today (12:30 eastern), please consider tuning in for my interview on the Introvert Experience with Jon Hansen! He sent me an outline of the program last night and yipes! He has some good questions - ones I've never answered before... some I've never even thought much about.
I better … (16 comments)

sws teleseminars: The Rookie-to-Rookie Show - The Unanswered Questions - 12/08/09 04:13 AM

Hope you were able to join us last weekend for the second Rookie-to-Rookie show at SellwithSoulLand... it was fun! In case you have no idea what I'm talking about, I held a free Teleseminar on Saturday where three newly-non-rookies (thanks Erin Deric, Kate Huntress and Melissa Brown!) shared their secrets for surviving their rookie years. We talked about things like how they financed the venture, what their biggest challenge was, where they spent money they wish they hadn't, how long it took to see a paycheck - stuff like that.
We covered a lot of information, but as always, … (13 comments)

sws teleseminars: The Rookie-to-Rookie Show TODAY (Saturday) at 11:30 eastern - 12/04/09 10:41 PM

Here's the scoop:
So much going on, so much to do. But just because the holiday season is upon us doesn't mean we self-employed real estate-types can shut down, especially those who are new in the business.  So, I hope you'll join us for the second Rookie-to-Rookie show here in the SWS Studio.
What's the Rookie-to-Rookie show and where exactly is the SWS Studio?
The Rookie-to-Rookie show is a … (7 comments)

sws teleseminars: The Winter of Soul Cometh - 10/21/09 12:20 AM
And now a word from our sponsor...
The Winter of Soul Teleseminar Series kicks off on November 18th with a show about...ho hum...Creating Your 2010 Business Plan. Nah, it won't actually BE ho-hum, but I'll admit - it might not be the MOST exciting program in the series. But definitely worth tuning in for as our hearts and minds and bank accounts look toward the future...
The 2009-2010 Winter of Soul program is a 10-session series of teleseminars on topics of interest to the soulfully-inclined real estate community. They're scheduled throughout the winter season - from November to March - typically on Wednesday evenings or Saturday mornings.
