Arizona Jumbo Loan for 7.5 Million? - 03/25/10 02:55 PM
Hello fellow mortgage pros. I just received a phone call from a very prominent entertainer. He wants to purchase a second home in Arizona. The home's selling price is $15,000,000. You can find it in the MLS very easily. It's the only $15,000,000 home for sale in Arizona right now. I advertise myself as the Arizona Jumbo Loan Pro, but in this "declining" market, getting a jumbo for over $3,000,000 is tough to find. I am going to place this loan one way or another. I will get my client financed. I am getting ready to make about seven thousand phone (1 comments)
Internet Moving Slow? Proxy Errors on ActiveRain? No connection at all?!? - 03/22/10 11:59 AM
This morning, I tried to log in to ActiveRain a bunch of times and I would either get Proxy Errors or it simply would not connect at all. (Bad connection error.) Then again, if you are not connecting at all, I guess you won't be able to see this page. You might want to print it out for future reference. The Proxy Error-- I know-- is an ActiveRain problem. But I was also getting them today and as soon as I did the following things, I stopped getting the Proxy Error. Probably coincidence, but maybe not. Everybody probably knows this already, (0 comments)
How To Flip an Arizona Property Fast - 03/13/10 08:32 PM
If you are interested in buying homes in the Arizona real estate market, for the purpose of renovation and re-sale, then please contact Arizona Wholesale Mortgage about our new FHA Flip Loans. If you are an Arizona Real Estate flipper, as long as you do not try to market the home for more than 20% above what you paid, we can provide your buyers with an immediate FHA loan on your Arizona investment property flip. Again, the only stipulation is that you cannot sell the home for more than a 20% commission. If you are investing in real estate that needs (0 comments)
Arizona Investment Property Flips - 03/11/10 02:37 PM
Stearns Lending is now offering Arizona FHA Flips, effective today. This is an important tip for Arizona investors to know. FHA Flips are allowed under the following circumstances: The transaction must be arms-length with no identity of interest between the buyer and the seller or other parties in the sales transaction. The seller must hold title to the property at the time of the purchase contract. LLCs, corporations or trusts that are serving as sellers must be established and operated in accordance with applicable state & Federal law. No pattern of previous flipping activity exists for the subject property, as evidenced by (3 comments)
Arizona Mortgage Lies: Dishonest Lending Practices - 03/10/10 02:30 PM
This is a post I've wanted to write for a while, because I think the public should be well informed about the "weekend mortgage rate" lie in your local newspaper. These lies are quite common and serve to make us all look bad. It also makes it very difficult for honest mortgage brokers to do their jobs. These things drive me nuts. Some Arizona mortgage companies list their mortgage rates on websites or even in my local paper over the weekend. Since they are in the Real Estate section and their rates are listed in a table with other mortgage company's (12 comments)
Dishonest Mortgage Lending - 03/10/10 01:13 PM
I just saw a television commercial by national mortgage lender Quicken Loans. I hated it. They basically had two things to say. First: You need to refinance right now! Oh gee whiz. Is that what mortgage companies want? They want you to refinance right now? I would have never guessed. They also claim that they are extremely honest. Okay, so far so good. Honesty is a good thing when you are dealing with a mortgage company. Then these "honest" lenders tell the consumer that if they were to refinance now at 5%, instead of waiting and refinancing at 6%, the consumber would (6 comments)
Domain Names for Real Estate and Mortgage Companies - 03/07/10 05:14 PM
Some of you are aware of this already, but I've been hoarding domains for years. I own hundreds of domains, with the hope that someday-- somebody would want them. I have sold quite a few, but I never actually go out of my way to market them. Do you know some people list real estate domain names on Ebay? (By the way, Google reads "co" as company. It has a built in thesaurus.) Here are some domains I own... If you are interested in any of them, just shoot me an email the contact page on my website. Arizona Mortgage Pro on: Brunch in Chandler AZ - 03/05/10 02:48 PM
The Chandler AZ Hilton, located on 2929 W. Frye Road (just east of Price / 101) has about the best brunch deal in the city of Chandler right now. Every Sunday, from 10am to 2pm, they offer an outstanding brunch for only $19 per person, or $10 for the kids. Although I cannot remember everything from the brunch menu, I'll tell you what was most important to me: * Delicious Roast Beef on a "carving station" * Eggs Benedict with REAL Hollandaise (non of that Knorr-Swiss junk you usually get when you order Eggs Benedict Arnold.) * Omelette Station * Seafood, (2 comments)
