To all you realtors out there, I am wondering if any of you have read "Millionaire Real Estate Agent" by Gary Keller.  I have heard so many good things about this book, but have yet to read it.  I flipped through it at the book store, but it didn't really grab me as a must read.  Anybody have any feedback?

Decide On a Price To determine a price you need to know just how much your property is worth on the open market.   Homeowners have an emotional attachment to their home, and because of this they sometimes overestimate what their house is worth.  Despite the attachment, try to be practical and logical.  Have an idea of how your house compares with similar, recently sold homes in your area.  Evaluate price per square foot, age, condition, location, schools, and amenities.  It's important to get the price right the first time. The answer to this question would be whatever you feel comfortable with.  Are you comfortable paying two mortgage payments at once?  Most people, even if they could afford to do so, want to avoid paying two mortgage payments.  Another bad scenario we've seen is for buyers to be actively searching for their next home, find the perfect one, but not be able to afford it because they need to sell their current house first.
