So How Long is a Short Sale?   This is a question I keep hearing from potential buyers and seller who stare at me in disbelief... Especially at the beginning of the process. Our 4150 17th Street #22 listing became a short sale as a result of this week's price reduction. It has a few more complications including HOA assessements which will make this a bit more complex. This is an important nuance to anyone who may be underwater on their mortgage debt.  We've had three conversations with potential new clients over the past three weeks touching upon this important nuance about a refinanced mortgage in California. 
The California Association of Realtors sponsored SB1178 bill to at least try to take away the sting for those fiscally responsible individuals who refinanced their loan for all the right reasons to take advantage of some of the best interest rates - yet - buried somewhere in the fine print of their loan changed in terms from non-recourse to recourse...

Last week by a show of hands at our Wednesday sales meeting of nearly 200 agents it was anectdotally confirmed that the majority of our deals at our 7 offices were FHA deals???
