I met a wonderful couple last year, and will be listing their house in the next couple of months. They are ready to start looking for their next house, but aren't exactly sure where they want to buy.

Want a pick-me-up when you're wondering if ANY houses are selling, because you have a listing or two that no one seems to want to buy?
Well, I just went into my MLS to clean house. Several of my clients, and more than several prospects, have searches that I've set up for them and their results pages were getting pretty full. One client in particular - I have been working with them off & on for several years. Wonderful people...truly. But self-proclaimed "picky buyers". My Mom and I were having breakfast the other morning, and she was asking about my recent sale.
I told her about my buyers, and how excited they were when I called Monday night to tell them, "You've got the house!" She then said, "Oh...it's just like that commercial on TV I've been seeing lately!" To which I replied, "Yes!! I LOVE that commercial!!"
*Blink-blink*
We sat and stared at each other cross the table...and at the EXACT SAME TIME asked, "What is that a commercial for???"

Just as I predicted, we had two closings this past week versus none the week after the holiday. And more good news? The homes under contract have increased to 15! I've also included an additional stat for you...SP/LP%. Pretty cryptic, I know. It's actually very easy. Simply take the Sold Price (160,500) divided by the List Price (167,400) and you get the percentage that the seller received for their home. In just the past 30 days, in my relatively small office of 33 agents, we've had the following activity:
30 homes in Contingency or Pending status and 12 Closings! In one of the coldest months of the year! And those buyers will soon be visiting Walmart and The Home Depot, putting much-needed money back into the economy.
This past week, I've personally had 2 buyers in multiple offer situations on bankowned properties. Unfortunately my one buyer was outbid on his, but the other couple is waiting patiently (ha!) by the phone...hoping I'll be calling with good news any minute. (me too!!) Before I start my list, we're supposed to tell the story of how we got where we are. For me, it started pretty cliché. I loved looking at houses!
When I was growing up, we'd go visiting a lot, as my Mom and Dad had many friends. I loved checking out everyone else's house...imagining what it would be like to have a basement (we had a crawl space)...2 bathrooms (we only had one)...a separate dining room (we had a small eat-in kitchen)...an upstairs (ours was a 2-bedroom ranch, until I was 10 and Dad added 2 bedrooms upstairs).
