Unfortunately, I don't have a snowblower. I don't really mind, because I can use the exercise! So today I spent 90+ minutes shoveling 6" deep snow from my driveway.
I live on a very busy street, and hundreds of cars and trucks zip by my house all day long. There must have been at least half a dozen pick-up trucks with snowplows attached  pass me as I worked my butt off cleaned my drive. One passenger even made eye contact with me, at 35mph.

Well, 2010 sure did fly by! Meaning it's time for some some interesting statistics on North Olmsted, OH Real Estate sales! Yes, you read right...I did say "interesting". Don't worry, I'll keep it short and sweet...no charts or graphs. Just a few highlights:
The average sales price for a property in North Olmsted, OH continues to hover near $120,000 2010 saw 35 LESS sales than 2009 The largest drop in sales (23 in '09 to 7 in '10) came in the $90k-$100k price range (less foreclosures, maybe?!) Sadly, the North Olmsted, OH school levy failed for the 3rd time this year. By 10 votes.
But I fell asleep happy, because at 11:30pm we were ahead by 3 votes. Apparently with all 24 precincts reporting. Three votes = my family. Which included my son's vote, who turned 18 last week and was voting in his first election. He was so proud, and he also went to sleep happy, knowing his vote truly DID count.
Then we woke up this morning to the news that the levy actually failed by 10 votes.

I hope everyone had a wonderful holiday! For me, December began with vacationing in Florida with my dear friend and mentor Jennifer Allan, and ended with celebrating the 8th year in my house! New Year's Eve took on a whole new meaning for me on  December 31, 2001 when I was handed the keys to MY new home! Well, not exactly new (built in 1955), but it was new to me!
So when people ask, "Do houses really sell in the winter in Cleveland?", I can say emphatically, "Yes, they do!!"

Before becoming a REALTOR®, I searched my heart (and the internet) to see if it was "ok" to be somewhat shy and still be a great real estate agent. I googled: "introverted real estate agent". That search lead me to the "Sell With Soul" book & philosophy...and my life was changed forever!!
Not only am I a pretty darn good real estate agent (thank you very much) while keeping my personality intact, I'm now sitting in a beachfront condo in Florida...with my friend & mentor, author of that life-changing book, real estate guru Jennifer Allan!!

Well, life happened. The kids went back to school (one in college, one a junior in high school), business picked up considerably (yay!!) and I've had "cat issues". The month of July in North Olmsted continues to be encouraging as far as houses selling! We had five more closings, and 7 more properties under contract. The average price of the homes Sold is down this week due to a condo and a couple of the smaller homes in the area closing. Just to make things interesting this week, we also had a foreclosure in the mix, which always brings the average down.

Yesterday, I received the most interesting phone call.
"Do you remember when you gave my friend and me your card at the restaurant last week? When you were waiting on us?"
*Blink*
For the record, I'm not a waitress, although I play one on TV my kids and hubby sometimes think I am!
The caller was having lunch with a friend and talking about her daughter's condo that had been listed for almost FOUR YEARS. Her daughter wasn't happy with her current realtor and was thinking of switching when the listing expires (in April). The friend apparently is also in … (17 comments)

In just the past 30 days, in my relatively small office of 33 agents, we've had the following activity:
30 homes in Contingency or Pending status and 12 Closings! In one of the coldest months of the year! And those buyers will soon be visiting Walmart and The Home Depot, putting much-needed money back into the economy.
This past week, I've personally had 2 buyers in multiple offer situations on bankowned properties. Unfortunately my one buyer was outbid on his, but the other couple is waiting patiently (ha!) by the phone...hoping I'll be calling with good news any minute. So I woke up this morning thinking about interest rates.
I know, "get a life, Sue". But besides my family (both the 2 and 4 legged members), this is my life.
And lately I keep hearing about how bad the interest rates were in the 1980s. So I did a bit of research, and found the highest rates in 1981...ranging from 16% to 21%. Wow, those numbers seem beyond comprehension to me!
Then I started wondering what those numbers meant to our housing budget. I chose 18% as an average rate from "the good old days".

After reading Jennifer Allan's post the other day regarding prospecting, I started doing some serious thinking about this. I'm one of those who really, really, REALLY dislikes prospecting.
I'm not a cold-caller. I hate receiving calls at home, unless it's from family or friends.
And when I say I follow The Golden Rule in my business, well, those aren't just words. I truly do try 110% to live by it.

Before I start my list, we're supposed to tell the story of how we got where we are. For me, it started pretty cliché. I loved looking at houses!
When I was growing up, we'd go visiting a lot, as my Mom and Dad had many friends. I loved checking out everyone else's house...imagining what it would be like to have a basement (we had a crawl space)...2 bathrooms (we only had one)...a separate dining room (we had a small eat-in kitchen)...an upstairs (ours was a 2-bedroom ranch, until I was 10 and Dad added 2 bedrooms upstairs). I've been asked recently, "What do you do for fun?" Well...I like to read. Actually I love to read! I always wanted to own my own bookstore. I even created a pretend one when I was 10. Then I grew up, saw "You've Got Mail" and realized the kind of bookstore I'd be happy owning would probably get gobbled up by the Joe Foxes of the world.
So last week at the first PTA meeting of the new year, when volunteers were needed for different areas, imagine my delight when I saw "Bookstore Volunteer" on the list! Finally, my dream would be coming true! Well, my 2nd dream. … (20 comments)

Now that Labor Day's come and gone and high school football has begun (no injuries this year, ok, Son??), it's time to think about summer coming to an end. Yikes!!
And as the seasons change, so do our lives. Wow, that sounds so profound...but it's true! Eighteen years ago, I became the Office Manager for Reehorst Cleaners. Then years later, I got my real estate license...and I just couldn't fully cut those apron strings. It's been my home away from home! The other evening, my husband and I went to a local restaurant for dinner. We like to sit at the bar, so we can play the Trivia game. It's easier for me to see the TV screen close up (even with my glasses!), and he likes to have our "own personal waiter" handy. We also usually get a seat right away, which is always nice.
So this past Tuesday night, we expected to see our usual guy/girl bartending team, who've had that shift for quite a while now. But this evening, the guy was missing. And wouldn't you know, it was packed! Almost every table in the bar area … (9 comments)

As you may recall, I began this summer with tons of things to do...most importantly to get through real estate classes, take and pass the state exam, and survive!!! 
First of all, I did make it through school, and I am now a graduate of Hondros College's Real Estate program.  I took the state exam and passed on my first try!! 
"The Girl" did indeed go to France for 2 weeks...and I thank GOD I was in school the whole time!  I would've been a nervous wreck had I been sitting at work, staring at the computer screen and fretting about … (5 comments)

Last evening was the big fundraiser for our high school's football program.  As in past years, $10 "Gold Cards", good for discounts from local restaurants and other businesses, were to be sold door-to-door by the football players.  Our job as parents was to pick a section of town, drive our individual 'team', and act as coaches...motivating them to get as many cards sold in 3 hours as possible.  The goal was 125 cards sold per team.  I didn't count the boys, but there must have been about 7 teams, with an average of 7-10 boys on a team.  Just about every … (5 comments)
