When I started in this biz, everything was done with pencil, pen, paper, and a typewriter and adding machine. Oh, how the times have changed. After some 30 years, I still get to use my trusted pen and paper. Long gone are the typewriters and adding machines. I haven't used a pencil in years! Really don't miss them a lick either. The way business is done now is sooooo much easier.

27 days until Christmas! How unnerving!
Yesterday I met with our company attorney to discuss a suit that's been going on for nearly a year now. I can't believe that the courts would entertain such a rediculous claim being made by one of our Associaes former clients. However, they are. What a serious waste of time, but it has to be handled. It has to do with the Associate making an error in soliciting a former borrower she believed was in a 2/28, and eligable for a refinance without a prepayment penalty. Big day here at the 'Home of the Big Deal'. We had our 2007-planning meeting. I work with some really fantastic mortgage consultants. Top notch! The plans that were presented were, for the most part, professional, well thought out, and substantiated with historical performance figures. The group in general looked sharp, was well prepared and ready to detail exactly how they'll produce some over whelming results in 2007. I'm very proud of them!

Recently our company has received several applications requesting to refinance for lower rates and or payments from applicants who purchased homes 2 years ago or less. Seems these folks were 'sub-prime' or as I like to call them 'non-traditional' home buyers when they purchased. Some of them have done an exemplary job at raising their credit scores to what may have been conforming qualifying scores. HOWEVER, most of these applicants were put into 100% financing with adjustable rates on 2/28's or 3/27's. Guess what the options for refinancing are for these folks. You guessed it, slim and none. It's my favorite time of year! Christmas is only 41 days away. 48 days till the New Year. Thanksgiving (my fav. holiday) is next Thursday. And planning has commenced for the 2007 business plan presentations by all the Associates here at FCEGI. Next Tuesday, everyone from processors, closers, mortgage consultants and assistants, will be presenting individual business plans to the entire group here at the 'HOMEOF THE BIG DEAL'. Most every year, a heated discussion will take place relative to someone's projected numbers. I read a question in the forum yesterday from a realtor who had a buyer she referred to a loan officer. The client subsequently purchased many investment properties, financed by the same loan officer. In fact, the client referred family and friends o the loan officer. Looks to me like a real wind fall for that LO. It's a fact that every LO in our place would be thanking that realtor up one side down the next, peppering them with referrals for listings and purchases, in general having a parade every time they saw that terrific referral source, a realtor.

Though I love this business, I don't think it would be my form of recreation if I had to do it for free. A few things happened during my day yesterday that provided some education, renewed faith, entertainment, and also provided some financial gains.
First, recruiting goes on all the time in this business. It's the means by which companies grow, get stronger. Folks recruiting LO's that work with me doesn't bother me in the least. Some times the Mortgage business just makes me laugh out loud to myself. Can't help it, been doing it for years, probably won't ever stop. Seems every loan officer I talk to makes 100k+ each year, has limitless referral sources, and works 24+ hours a day 7+ days a week. Anybody who wants to get in the business also has a long list of referral sources and intends to make that same 100+k per year right out of the shoot and will work 30 hour days 9 days a week to make it happen.......So I bring them in based on some
