Our local paper in Gilbert, Arizona carried a very informative article yesterday regarding your credit score. It listed the top five credit (and debt) misconceptions. The East Valley Tribune (citing Transunion) listed the top five credit misconceptions as the following:
Co-signing a loan doesn't make you responsible for the account. Paying off a negative record will get it removed from your credit report. Paying off a debt will make your credit score jump 50 points right away. Checking your credit reports will lower your credit score. I know I've joked with friends that I do mortgages on the side to support my blogging habit. Not everyone laughs, but I'd imaging folks on Active Rain may get the joke. So when I saw this little utility that measures your blog addiction I took the test. I was surprised. Well, I guess I wasn't. I know myself. Jim Duncan solicits some debate on Cooperative Compensation, where the seller's agent pays the buyers agent in a purchase transaction. Greg Swan (Bloodhoundrealty) wants the lenders to take the lead instead of a more legislative approach.

arizona: Arizona Mortgage Guru on old media - 05/17/07 11:51 AM
I admit I am tooting my own horn. It has all come about because of blogging. So, blogging works folks! 
The local media did a story on mortgage fraud here in the Phoenix valley and I was interviewed for much of the material. Here is the link. Sad to say but Arizona was ranked 11th in fraud for 2006 by the Mortgage Asset Research Institute. 
The industry has some work to do.

I've read a wide range of opinion regarding the 60-minute segment on Redfin which aired last Sunday evening. The NAR has talking points out to help Realtors defend their work, towards the very end it even says "be glad it's Mother's Day" as viewership will be lower than usual. Wow!
Real Estate blogs have been buzzing the past few days - from questioning the business model, to wondering out loud the relevance of even watching the segment - opinions are very interesting to read. The most thoughtful and engaging opinions of course are from the best people in the business.

arizona: A Church in Gilbert Arizona: Two Rivers - 04/24/07 01:13 PM
There are many churches in the Gilbert (Arizona) area. In fact a quick open ended search on USAChurch.com gave 23 listings. This listing didn't even include the LDS churches. I would image there are plenty of other churches that are not listed in the directory system for one reason or another.  If I were to make a rough estimate I would say there has to be at least 100 churches in this area (43 square miles).

Brian Brady has a really interesting post on the recent “cease and desist” order from the Arizona Board of Appraisers. Read it here. I wrote a brief note on it here. Of course the Blogosphere has been buzzing the past week on this topic.
Brian makes a very good point:
Confident Realtors and lenders know that you, the consumer, have a brain and intend to use it while you pay us the fees we earn. Many of us feel we’re worth what you pay us. I just hope you do.

arizona: Arizona mortgage regulation dies at Capitol - 04/02/07 02:51 PM
The Arizona Republic reported yesterday that legislation calling to license as many as 18,000 loan officers and mortgage originators never got a chance to be heard in the Senate. This bill had passed in the Arizona House.

It is rather strange that this should happen. Arizona was recently ranked #7 in mortgage fraud. The Arizona Republic broke a story earlier this year on "cash-back" real estate scams claiming it was very prevalent in the Phoenix market.
