The national trade group of Home Builders are predicting that home price declines will continue well to the end of 2008. With the slowing of the economy and the mortgage market shake out still a major factor home builders expect the new year home prices to continue to decline.
Builders are expecting new home construction to drop to 1.08 million new units from 1.35 million in 2007. While this again will be bad news for Home Sellers and Home Builders, Buyers will have plenty of opportunities to find great deals on housing. December is typically a slow month for Real Estate sales across the country as both Buyers and Sellers are busy focused on the upcoming Holiday's rather that Real Estate. Here in Central Florida that trend is also true but there is one bright spot in our market that does give Orlando Real Estate a little boost.

Here in Central Florida we have been getting a steady flow of international buyer's (Mostly U.K) that have been purchasing homes in the Orlando area. With most international currencies being very strong against the dollar its no wonder that we are seeing such a huge flow of funds from outside the country. What I found interesting about this flow of money was the cost associated with the exchange rate.

Here in Central Florida we have always thought that snowbirds only travel from the northern U.S. States and Canada. For the most part this is true, but lately we are seeing more of these "birds" flying in from the U.K. As more International buyers from England, Scotland, and Ireland buy vacation homes here in Florida, they are finding the weather too irresistible to leave. A strong currency and lower housing prices are making the Orlando area a perfect location for those looking to get out of the cold.

We get a lot of vacationers here in Central Florida and most are form overseas. Lately I have seen a big jump on my website from UK clients. With there strong currency its no wonder they are over here looking for properties. Just yesterday i had another client call to say he wants to buy and he has cash to boot. Those are the two things a Realtor likes to hear (I want to buy and I will pay cash). If this is the new British invasion, then I say I all for it.
