Being both a Realtor and Appraisal Assistant I often times see differences in the calculation of Square Footage.  Square Footage is broken down into Above Ground Square Footage and Below Ground Square Footage.  Above Ground Square Footage equals the true Square Footage of a home.

Often times with Split Level, Split Entry, and Bi-Level homes I see Realtors post SF as AGSF + BGSF.  This is incorrect and will eventually be exposed in an appraisal.  BGSF is still basement space no matter how nice it has been constructed so thus will always receive a lower value in an appraisal.  This reason is also why smaller builders construct these types of homes.  It is cheaper than building a true 2 Story yet most Buyers would not know the difference in value if the basement is made into finished living space.
