Well we are at day 30 of the 31 day Challenge. I love the accountability of the Challenge. I love
the mind set that I wake up with in every morning. Just "thinking" about doing work everyday has accomplish
amazing results already. I have two new listings this week! I look forward to a productive, profitable, successful 2011. I am also looking forward to my 100 day challenge which will take me through April 2011, I hope to have at least 10 homes sold by then.

skate shop for my boys and the lady who ownes it started to talk about short sale and how she and her husband are thinking about short sales and how all her friends are thinking about short sales....so today I am going to drop off a bunch of magnets and information on short sales. Google....a buyers tool! - 12/22/10 05:12 PM
I read an earlier post about doing a google search on your listings. That is great info and it is frustrating for other agents to claim your listings.
But another way to use google is to "google" homes your buyer wants to put offers in on.
This is especially helpful for the bank owned homes. You can find out all sorts of info on the home. I had one that had some big yellow blurb on the photo, turns out the home has had a termite tent. Another one we found out there had been a murder...ug that was a bad … (3 comments)

We have all felt the slow down of buyers and a real softening of the market. A couple of months ago PMI
insurance rate went way up, now with incomes going down it can only hurt the housing market.

I love Christmas Cards!! I send out about 300 every year to family, friends clients...just
about anyone I have a mailing address for! I love when I get them in the Mail, I like seeing
the photos of the people. Looking at the letters people send. And just getting that little
touch from everyone!
I found a great way to disply Chrismas cards is to put them on your window blinds~!
It is unlimited to the amount of cards you can put out and it just really cheers up the room!

Loving Active Rain...Needing a little more help - 12/05/10 01:36 PM
I love Active Rain.

I am getting tips and inspiration every day! I have learned more from my little
office with my lap top then I have from all of the seminars I attended last year. Not that I will stop
attending seminars because I know that education is the most valuable tool in this business. Nothing
impresses clients like  knowledge of the market . What I find really interesting about Active Rain is that
the markets are the same ....or at least similar all over the country. I love hearing from agents in

Wow I love this one. I am really boosting the quality of my real estate business this year.
After going through 4 years of down and dirty real estate...no flyer's, ugly smelly homes and
agents who really do not care, I want to stand out, give my sellers the dignity they deserve!

Day 5: 31 day Challenge Still going - 12/05/10 12:35 PM
On Day 5 of this 31 Day Challenge I am going to check Active Rain Referrals! This is
one of the best parts of Active Rain:

Brentwood is a great place to live, just an hour from San Francisco, about an hour
from Sacramento, just 3 hours to the snow, about 2 hours to a bunch of great lakes
and 2 hours to the ocean!
Our current market looks like this:
Highest listing on the market: $5 million: would love a buyer referral!
Lowest listing on the market: $99,900
Average listing: $426,879
Number of Active listings: 211
Number of Pending Listings: 305
Number of Sold in 30 days: 69

Day Three: Jeff Belonger-The FHA Expert 31 day Challenge - 12/04/10 12:41 PM
Ok, this is my last catch up blog for Jeff Belongers 31 Day Challenge:
Yesterday and I was preparing for todays prospecting I went through my Top Producer Data Base.
First I made sure that ALL of my past clients are in the data base with current addresses.
Then I thought of everyone that is not in my data base that should be...I added them. Then I "cleaned"
out all the people that should not be in my data base! Also about three years ago I took out "family" that

Hi Active Rain Family. After Reading Jeff Belongers 31 day challenge to do one thing each day to increase your business I wanted to hope on the sleigh! So today is Dec. 4, 2010 and I need to catch up....

It is my personal habit to search my local MLS everyday. On the days that I do not show property I print

We are always trying to keep in touch with our spear of influence, past clients and future prospects.
One of the best, most personal touches I send is a personalized Christmas card with my family on it.For
It really adds a non sales touch. I am sending out 300 this year and hope it brings in referrals for 2011!
