      <title>KNOWING WHAT IS IMPORTANT</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;KNOWING WHAT IS IMPORTANT&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This Blog post in going to be pretty brief and to the point and have nothing to do with business so just bare with me for a min.&lt;/p&gt;
&lt;p&gt;The one thing the holidays days is make me step back and look at what is&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt; important&lt;/span&gt;&lt;/strong&gt; in life andhow quickly things go change the world around you and your family. There was a time in my life just a few years ago when I was a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;builder&lt;/span&gt;&lt;/strong&gt; that all I did was work I can honestly say I missed alot of my children's first few years because I would always tell my self I'm working all of these hours and missing all of these things to give them a better life then I had. I wasn't until I was in a very bad accident that I realized I was thinking wrong but that only lasted a few months and I was back to my old self. Now 4 years later I finally realize what happen back then.&lt;/p&gt;
&lt;p&gt;In the last 2 weeks there have been two major accidents and taking the life's of two people. First was a woman in &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Des Moines&lt;/span&gt;&lt;/strong&gt;, and the 2nd was a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Soldier&lt;/span&gt;&lt;/strong&gt; headed home for &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Christmas&lt;/span&gt;&lt;/strong&gt; but did not make it. It wasn't until reading both of these news reports until I realized just how fortunate and blessed I was. These people had very similar accidents to me at far less speeds. I was hit by a cement truck fully loaded at over 60 plus miles an hr on the driver side just like these other two individuals. That day there was defiantly a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;higher power&lt;/span&gt;&lt;/strong&gt; at work because the truth is the driver of that truck nor I should have survived that accident they driver of that truck was thrown from his truck as it rolled on its side and my truck was crush. We both where able to walk away on our own will with know major injuries. Every time I read a story like these recent ones I always step back and have to look at what is important and ask why I was spared that day and others are not. The only thing I can ever come up with is that was a life lesson to look at what is important that being my kids and family.&lt;/p&gt;
&lt;p&gt;We get wrapped up in our day to day life's and when our next closing is going to be. When the reality is it really doesn't matter no matter where we are or what we have the only thing that really matters is that we have our families and we are in good health. When we can all get to that place in our minds good things do will and do happen. That is &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;KNOWING WHAT IS IMPORTANT&lt;/span&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Kinda jumped around a little bit hope it made since or at least got my point.&lt;/p&gt;

      <title>INCITE TO THE SHORT SALE TIME LINE</title>

&lt;p&gt;I must get asked about a dozen times a day what is the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; time line. Funny thing about that question is there is no good answer for what the &lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;&lt;strong&gt;short sale&lt;/strong&gt;&lt;/a&gt; time line is it all varies on&amp;nbsp;a number of factors who the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;lender&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; is in&amp;nbsp;the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; time line.&amp;nbsp;Most people only hear horror stories of &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sales&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; in the past the problem with those where that that 99% of the agents that try and do &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sales&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; do not understand or know how to do the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sales&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; or &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;modifications&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;. I'm hear to tell you things are alot better and when there is a qualified &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale agent&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; working on the file things are moving alot faster and homes are being closed and sold faster.&lt;/p&gt;
&lt;p&gt;Here is&amp;nbsp;a general break down of the all the factors that go into the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; time line.&lt;/p&gt;
&lt;p&gt;1)&amp;nbsp;The&amp;nbsp;the home owner has to understand that they are in a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;distressed situation&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; and need help with their &lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;&lt;strong&gt;mortgage &lt;/strong&gt;&lt;/a&gt;whether it is a&amp;nbsp;it is a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;loan modification&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; or a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; at that time they would need to contact a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale real estate agent&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;2)&amp;nbsp;Once the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale real estate&amp;nbsp;agent&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;&amp;nbsp;is contacted they will then ask the&amp;nbsp;home owner a series of questions that will help determine if the home owner is &lt;strong&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;pre-qualified&lt;/a&gt;&lt;/strong&gt; to do a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;modification&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; or &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;3) Once the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale real estate&amp;nbsp;agent&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; has determined that the home owner is qualified for to do a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; or a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;modification&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; then the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale real estate&amp;nbsp;agent&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; will then go meet with the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;homeowner&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; to collect the documentation that is needed&amp;nbsp;to do&amp;nbsp;a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short&amp;nbsp;sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; or &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;loan modification&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;. Some examples of documentation needed are.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; W2, Pay Stubs, and tax returns these are just a few.&lt;/p&gt;

This is not always the case if the home owner is current at the time of the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;listing&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; then the home will be listed as traditional &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;At this time the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale agent&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; will also determine what type of &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; will be done by determining who the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;lender&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; is the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale agent&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; can then determine if the homeowner qualifies for &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;HAFA&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;, &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;HAMP&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; or a Traditional &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;HAMP &lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;and &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;HAFA&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; are programs put in place by the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;government&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; to make &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sales&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; faster. This isn't always an affective way because most &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;lenders&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; are still putting systems in place and in some cases taken months longer to get answers then traditional &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sales&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;. Once these systems get put in place it will make things go alot faster and it will take guessing out of the what the&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt; lender&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; will take for home as it will be &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;pre-approved&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; and a price will be given a head of time.&lt;/p&gt;
&lt;p&gt;Because &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;HAFA&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; and &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;HAMP&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; are so uncertain Im going to&amp;nbsp;continue with the time line for a traditional &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;4) In a traditional &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; there most be an offer on the home to submit to&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt; lender&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; with all of the other documentation. Most &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;buyers&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; just assume that because a home is a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; they can offer a low ball price and steal the home, what most don't understand is just because its a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; doesn't mean the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;seller&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; has given up rights to their home they still have the right to &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;negotiate&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;6) Once a good supporting &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;BPO&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; is turned into to the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;lender&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; then the negotiations begin on the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;. This time can take weeks for every time a counter is done. Once the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;lender&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; approves the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;, it will then go to the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;PMI company&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; who has to approve&amp;nbsp;the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; &amp;nbsp;and also has the right to negotiate the&amp;nbsp;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;&amp;nbsp;or even deny it. Once the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;PMI company&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; has approved&amp;nbsp;the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;&amp;nbsp;it&amp;nbsp;then goes to the investor who has the final say on the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanestopsforeclosures.com" target="_blank"&gt;short sale&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt;&amp;nbsp;whether it has been approved or not.&lt;/p&gt;

      <description>&lt;p&gt;Many of the larger&lt;a href="http://www.bestcashcow.com/mortgage-interest-rates"&gt; mortgage&lt;/a&gt; lenders in the country are showing a sense of compassion again this year as they have announced that they will not evict any families from their homes during the holiday season. &lt;a href="http://www.sellingcentralia.com"&gt;&lt;strong&gt;Fannie Mae&lt;/strong&gt;&lt;/a&gt; and &lt;a href="http://www.sellingcentralia.com"&gt;&lt;strong&gt;Freddie Mac &lt;/strong&gt;&lt;/a&gt;have also joined in by announcing that they will &lt;strong&gt;&lt;a href="http://www.sellingcentralia.com"&gt;freeze&lt;/a&gt;&lt;/strong&gt; any&lt;a href="http://www.sellingcentralia.com"&gt;&lt;strong&gt;foreclosure&lt;/strong&gt;&lt;/a&gt; evictions between December 20 and January 3.&lt;/p&gt;

&lt;p&gt;In my many years as a builder and now a &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;a href="http://www.shanetorres.com" target="_blank"&gt;real estate agent&lt;/a&gt;&lt;/span&gt;&lt;/strong&gt; I have worked with a number of &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;lenders&lt;/span&gt;&lt;/strong&gt; good and bad.&lt;/p&gt;
&lt;p&gt;In my most recent closing I was working with a very good local &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Des Moines Lender&amp;nbsp;.&lt;/span&gt;&lt;/strong&gt; The whold process of the transaction from the approval to the closing with this &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Des Moines Lender&lt;/span&gt;&lt;/strong&gt; was very smooth .The &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Lender&lt;/span&gt;&lt;/strong&gt;&amp;nbsp;was always on top of things nothing was ever behind and we where able to close on time and this local &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Des Moines Lender&lt;/span&gt;&lt;/strong&gt; had things done a week ahead of time during a holiday week which was very impressive. If only all closings and transactions could be this smooth. This is how you know you are working with a good &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;lender&lt;/span&gt;&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Now&amp;nbsp;a few tips&amp;nbsp;to know when your &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;lender&lt;/span&gt;&lt;/strong&gt; just is not a good partner to work with in business.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1) If the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;lender&lt;/span&gt;&lt;/strong&gt;is hard to get ahold of.&lt;/p&gt;
&lt;p&gt;2) If you are always haveing to chase down the paper work from the &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;lender&lt;/span&gt;&lt;/strong&gt;.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;img src="http://www.dreamstime.com/two-business-men-working-with-laptop-palmtop-in-the-office-environment--image1829331" alt=""&gt;&lt;/p&gt;
&lt;p&gt;3) If your &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;lender&lt;/span&gt;&lt;/strong&gt;sends Closing docs show up 10 min after closing.&lt;/p&gt;
&lt;p&gt;4) If you have a closing date and then the lender&amp;nbsp;gets it&amp;nbsp;extended 3 times in a two week period.&lt;/p&gt;
&lt;p&gt;These are just few red flags that you might want to find a new &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Des Moines Lender&lt;/span&gt;&lt;/strong&gt; Partner to work with.&lt;/p&gt;

      <title>SOME PEOPLE JUST DO NOT GET IT</title>
      <description>&lt;p&gt;I'm completely shocked I have been trying to get a hold of a short sale client for the last two weeks trying to get a copy a Mortgage statement. I&amp;nbsp;haven't heard anything at all so last week I&amp;nbsp;call him and leave him a message stating again that the short sale process doesn't &amp;nbsp;work if we don't have any communication. So I get an email from him yesterday stating that since he has signed for a short sale that some people have informed him that you might still owe even after doing a short sale keep in mind I&amp;nbsp;gave him a pre-short sale packet and multiple disclosures stating this guess he must not have read them. So he states that this information came from some one who knows the law and someone with a common knowledge of short. My first question was is the attorney you are talking to a Real Estate attorney he states I don't know, OK fine I&amp;nbsp;suggest going to a Real Estate attorney an my next comment was there is no such thing as common knowledge you either know or you don't, this so called person with common knowledge states to him that even if you get approved for HAFA you can still owe money. Now I'm sorry I spend alot of time and alot of money to learn what I&amp;nbsp;have so when some one happens to watch to much CNN&amp;nbsp;and starts misinforming clients that cause me problems it is very irritating. Any way my client decides the best way to handle this is to not talk to me until they hear from there lawyer I don't really understand this makes no since to me as I'm trying to help you get out of a bad situation. Yes it is true you may owe some money but it is going to be a heck of a lot less them foreclosure if&amp;nbsp;all the papers that where sent weeks before you signed&amp;nbsp;wouldnt have an issue.&amp;nbsp;So not to sure if I&amp;nbsp;handled it right but I informed him that there are alot of people that need my help and I&amp;nbsp;cant deal with him giving me the run around on paper work when time is running out you have on your home and that if I&amp;nbsp;didn't get what I&amp;nbsp;needed to continue I was going to drop his file. It may have been wrong but I&amp;nbsp;need to focus my attentions on files that actually want to avoid a foreclosure.&lt;/p&gt;

      <title>The Year so Far</title>
      <description>&lt;p&gt;Good Morning to all today is the first day of October and it seems hard to believe but soon the year will be over and the big question for me will be how was my year for me it doesnt matter so much how many homes where closed but more importantly the people I have helped whether &amp;nbsp;it be a traditional sale/purchase or a short sale.
