Inexpensive GREEN practices for Earthday - 04/25/10 11:45 PM
Everyone should make an effort to help keep our Earth healthy!
Via David Monsour (Prudential Bob Yost - Sites, Gettysburg, PA):
Becoming Energy Star or LEAD certified Green isn't an easy process, but that doesn't mean you should avoid Green practices altogether.  As a Green Certified Realtor I've studied a lot of different Green Options.
Some Green practices are very expensive but others are affordable and can really make a difference.
1.)  Seal up windows, doors, lighting, outlets to make sure your home isn't loosing heat/cooling energy to the outside.  Consider a home energy audit with an infrared camera.
2.)  Energy Star appliances … (3 comments)

The clock is ticking on the home buyer credit, yet it amazes me how many buyers and sellers are still letting a few thousand dollars keep them from getting a contract signed!

Oklahoma Supreme Court Makes square footage a material fact - 04/18/10 01:19 PM

Via Joe Pryor.com Realtor Oklahoma Investment Properties (Redbud Realty):
The Oklahoma Surpeme Court recently ruled that square footage is a material fact and that a BUYER can RELY on what a real estate agent tells them regarding square footage as a fact. Because of the ruling any lawsuits based on what someone belives is an erroroneous representation of the size will go to a jury trial and not a summary ruling by a judge. This is now the LAW. Therefore quoting square footage incorrectly is considered FRAUD. Since the ruling, as you would expect, the number of lawsuits based on this have … (3 comments)

Why Some Homes Will Never Sell - 04/18/10 01:17 PM

Via Southern Maryland Real Estate~ Jonathan Benya:
Teresa Boardman over at the St. Paul Real Estate Blog recently posted a very direct article about homes that "eat" Realtors. The concept sounds funny, yet the reality behind it is anything but. The fact is, some homes sit on the market for years without being able to sell and the home ends up going through several different listing agents, each failing to get the home sold.
Here's how it happens: Step 1: A seller lists their property in Southern Maryland with a Realtor. Realtor does a Comparative Market Analysis (CMA), and determines the home … (0 comments)

The Most Essential Do's and Don'ts for Choosing the Right Contractor
Americans spend billions of dollars on construction and home remodeling each year. Many homeowners have discovered that improving their present residence with an updated kitchen, an additional bathroom, new windows or a new roof can be a more prudent investment than purchasing a new residence. However, adding a room or updating a kitchen can cost more than a new car, and consumers should take some time and care in planning a costly home improvement project. Navigating Short Sales: What to Do When the Sale Price Leaves You ShortIf you're thinking of selling your home, and you expect that the total amount you owe on your mortgage will be greater than the selling price of your home, you may be facing a short sale. Lake Peigneur; One of nature's largest disasters - 04/02/10 08:56 AM
I have watched this video several times over the course of the past year...  It is amazing from many standpoints...  It is long but an unbelievable show of how one human mistake can change something forever...  This video is about Lake Peigneur and a small oil drill test drained the lake in minutes and one man's personal encounter of that day.  The water drained into a salt mine in Louisana.
