Do you ask yourself some version of this question on a fairly regular basis. I suppose when in doubt you can always fall back to blogging about your listings but I have never really felt this was a good blog. Always seems like more of a Postlet activity. Blogs I have found that work for me when I know I have nothing to write about is what has sold in my local market. People are very interested in what has sold and for how much. Simple and informative. But lacking in some way.

Exeter NH saw a 9% increase in average sales price during the first quarter of 2008. The average sale rose from $300,717 in 2007 to $329,404 in 2008. That's the good news - now here is the challenge. 28 homes sold during this period which is down by 28% from 2007 when 39 homes were sold during the same three months. The other good news has to be that there are currently 17 homes under contract. So we could be seeing a result of this year's challenging and snowy winter.

Greenland NH is just west of Portsmouth on Rte. 33. This town is home to the oldest brick house in New Hampshire. Built by Captain Samuel Weeks in 1710 it survived the earthquake of 1755 with some cracks in the 18" thick beams that supported the house. The bandstand pictured here is located in the heart of the commons right where it intersects with Post Road.

When I think of Hampton NH, it is the beach that forms my memories. Going on vacation with my Mother and Grandmother Helen to enjoy the boardwalk fry doe and the large expanse of white sand. One of my earliest memories is the statue of a woman as she looks out to sea. This is the New Hampshire Marine Memorial to sailors lost at sea. Alice Cosgrove created the sculpture from 17 tons of Vermont Granite. The base of the statue reads "Breathe soft, ye winds, Ye waves in silence rest." Part of a poem by John Gay.

Brentwood NH has seen an upswing in real estate activity during January 1 to March 31, 2008! This period saw 13 single family and condos sold over selling only 9 in 2007! That's a 44% increase in total units sold. Now there is a good piece of news. The average days on market also dropped dramatically from 166 to 114. That tells us that homes are selling 52 days or almost 2 months faster in 2008. The average sale price has remained relatively constant - it is currently $336,736. In 2007 the average sale price for the same quarter was $333,034.

Rye is a community by the Sea. Home to Odiorne Point State Park, Abenaki Golf Course, Wallis Sands State Beach, Jenness Beach, Saunders at Rye Harbor and Petey's Seafood! There are approximately 2,176 homes in Rye and 1,462 are lived in year-round.
Rye's housing market has remained stable from 2007 to 2008. During the first quarter of 2008 there were 14 homes sold compared to 15 sold in 2007. Days on market have remained relatively constant - 159 days average in 2008 and 153 days average in 2007.

Berwick, Maine is a small town on the Maine/New Hampshire border of 6,353 resident according to the 2000 Census. During the first quarter of 2008 there were 7 home sales. There were no sales in January but the average days on market are currently around 130 and the average sale price is $131,819. This number is low due to the fact that January saw no home sales. Rochester is the 5th largest City/Town in New Hampshire with 30,117 residents according to the 2006 Census. There are 13,324 housing units in the City and currently there are 257 single family homes & condos on the market. Homes in Rochester are ranging between $39,900 and $689,500.
In reviewing the first quarter of 2007 to the first quarter of 2008 we see a drop of 30% total units sold. In 2008 we sold 72 homes whereas in 2007, 103 homes were sold. Dover is the town I grew up in and I have an enduring fondest for it. We have definitely seen some changes when reviewing the first quarter of 2007 to the first quarter of 2008. In 2007 there were 94 single family homes & condos sold and in 2008 that number has dropped to 61. That computes to a 35% drop in total units sold. Granted we did just live through the snowiest winter on record. Not an easy time to look at houses let alone move in.

Good news (and not too surprising) - Portsmouth is a stable investment for purchasing housing with some excellent opportunities for both Buyers and Sellers. There were 59 homes sold in Portsmouth during January 1 through March 31, 2008. They ranged in sold price from $110,000 to $1,150,000. Average sale price was $312,849. During the same period of time in 2007 the average sale price was $324,232. A difference of only (-3.6%).
With our wintry weather and record snow falls it is amazing to know that Buyers are still out there and moving during all that challenging weather.

The ultimate New England sandwich that is sure to delight everyone. Can be made from already shucked fresh or frozen lobster meat to save time and effort. For purists you will want to set aside time to steam 10lbs of lobsters to obtain 2lbs of meat. I find steamed lobster much better tasting than boiled. The meat is more delicate when it is steamed. I like my lobster roll in a soft finger roll but you can also butter&grill hot dog rolls or use a croissant.
