shannon aldrich: 5 Lead Generation Ideas Outside the Box - 03/24/09 03:53 AM
We are all in the lead generation business more than we are in the real estate business. Without leads you are, quite frankly, out of business. Or soon will be. So we call past clients for referrals, set up expired listing campaigns and chase down FSBOs. Granted these are all excellent sources of business and you should never leave them out. But how about looking ahead to anticipate people moving. The following is a batch of ideas that may stimulate your lead generation activities.
Attend moving, garage and estate sales. Not only might you find a good buy or three, but … (24 comments)

shannon aldrich: You think you have nothing to blog about? - 01/28/09 02:30 AM
Do you ask yourself some version of this question on a fairly regular basis. I suppose when in doubt you can always fall back to blogging about your listings but I have never really felt this was a good blog. Always seems like more of a Postlet activity. Blogs I have found that work for me when I know I have nothing to write about is what has sold in my local market. People are very interested in what has sold and for how much. Simple and informative. But lacking in some way.
But keeping in mind that content is king on the internet you … (14 comments)

shannon aldrich: Lockbox Safety Tips for Real Estate - 01/22/09 06:12 AM
Lockboxes - most real estate agents use them. Some are electronic, some combo (think school locker). There are various reasons to use them from ease of access for other agents showing the property to the agent always knowing where the key is. They are attached with a heavy shank to the door, side wall or fence. This small metal box becomes home to a key or two. The electronic ones can track the name of the agent who used it and what time they entered the property. The electronic lockboxes can also be programmed so that they only open at specified times. … (9 comments)

shannon aldrich: Gutter Talk - Tips for Keeping Gutters Up - 12/30/08 12:59 AM
There is "gutter talk" and then there is "gutter talk"! Let's talk about the gutters on your home - the how and whys of keeping them clean. After a heavy rainstorm or long winter some homeowners may discover that their gutters are not doing their job due to being filled to the brink with dead leaves,  dead bugs and pine needles. Maybe you looked up to find they were barely attached to the house anymore or dangerous icicles were growing from the seams! Or in the worse cases you look up to find trees growing out of the gutters! You as the … (1 comments)

shannon aldrich: Talking about Yourself is Hard Work - 09/05/08 02:38 AM
Or maybe for some people it is easier than it is for me. Every time I sit down to update a brochure, letter or campaign I need to work at talking about me. It is so easy to wax poetically when it comes to houses, where are the right words to describe who I am. What is my Value Added Plan, Unique Value Proposition or Personal Profile Outline? How to keep it light with just a dash of humor. Well, I found some tips help to jiggle the old brain cells. Sharing it here, I hope it helps others jog the memory.

Here is a handy checklist to help you decide if a second/vacation home is right for you.
Number One - What's Your Motivation? Are you looking for a vacation home for just you and your family? Or as an investment property that you will rent out over the summer months weekly or just as a winter rental? Or is this where you see yourself retiring someday? Usually the answer is a mix of these but don't go any farther until you have sorted this one out. How Far from Home Are You Willing to Travel? Fly or Drive? shannon aldrich: Let's Play Whist - 08/28/08 07:15 AM
Whist!
Whist? What is Whist?
Whist is a card game. Every Wednesday night at 6:30pm at the Moose Hall in Portsmouth they have a Whist Card Party. It is set up in a round robin fashion. You buy into the game for a whopping $2. After every hand you move down one seat and play with new partners. After 10 hands everyone breaks for snacks. Some of the best brownies around, I am telling you! Everyone brings a small treat to share and coffee/water is provided. Then we play another ten hands. At the end of the night the winner is … (0 comments)

shannon aldrich: What Should You Do When Your House isn't Selling - 07/30/08 05:44 AM
How frustrating to put your home up for sale and nothing happens. No showings, no offers, no quick sale. You thought you would have moved on by now but it's already been six months. Now your asking yourself - "Now What Do I do?"
Well, first find out if you have been on the market too long or not. This is easy - all you have to do is ask your agent to give you a report of what has sold in the area and how many days they were on the market and how many days under contract before they closed. If you have … (2 comments)

shannon aldrich: Walking tours around Portsmouth NH - 07/07/08 05:01 AM
Living on the Seacoast one of the best things to do is be a tourist in your own backyard. Walking is one of my all time favorite activities. I am blessed to have lived in downtown Portsmouth for 20 years. Portsmouth is the ultimate walking town on the Seacoast. From my current home I can walk to the office, church, the library, dozens of restaurants, 2 theaters, Prescott Park, Hannaford's Supermarket and 2 pharmacies. There is never a dull moment living in Portsmouth. On any given nght you can find live music, dancing, buskers on the street, fishing off the piers, … (1 comments)

shannon aldrich: 4 Reasons Why Overpricing Your Home Can Cost Thousands - 06/02/08 03:09 AM
Everyone wants to get as much for their home as possible when putting it up for sale. Often I hear Sellers say they "Want To Try It Out At X Price" or "We Need Room to Negotiate". Both of these thoughts can cost a Seller thousands of dollars in wasted time and lost dollars in the final sale price. The temptation to test the market can be great, but over pricing, and even accepting a bid at an inflated price, has a definite downside.
Overpricing Leads to Diminished Interest - Two things bring this about. First all the Agents in the … (3 comments)
