In all the time I've been following Pelican Bay, I've never seen a better deal than the one I saw today!  There is currently a condo in Laurel Oaks listed under $250,000.  That price is outrageous!  After speaking with the listing agent today, the seller instructed him to list it at a price that would cause it to move immediately which at this price, it will!
If you've been itching for a deal in Pelican Bay you need to move on this quickly!  This unit is a 2 bedroom, 2 bath and will probably sell this weekend if not sooner.

Naples Florida Real Estate Update January 11th - 01/11/09 08:39 PM
Just wanted to take a quick minute to share some of the trends I'm seeing in the Naples Florida real estate market. 
Price is definitely king right now with a majority of the sales traffic being awarded to the lower ended properties for the first time in a few years.  This is actually a sign of a recovering market although sales statistics won't prove that til later.
This also means if you are looking in the areas most sought after in the Naples Florida region for example:

After reviewing my Naples Florida real estate web statistics from the first week of December, it appears there may be some silver lining in activity for Naples Florida real estate.  As some of you know I consider:
Today's pending sales as yesterday's news Today's closed sales as last month's news Today's web traffic as the next 30 to 45 day's news That's why I follow my web traffic statistics as much as I do.  We can do alot more with today and tomorrow than we ever can with yesterday.
